Great Property, Great Neighborhood

This was perfect for two families. The pool was great and the Neighborhood was quiet, private and very close to the beach. We loved the outdoor area and the pool!

Perfect. Quiet. Family friendly.

We had the best time! The beach felt almost private, but it is conveniently located to do lots of exploring. Bikes were fun and the beach was breathtaking.

Great spot

We comfortably fit two families (4 adults + 6 kids), short walk to the beautiful private beach, have the pool was great as well as the underneath patio entertaining area with TV for poolside music. Grace Pizza & Shakes was a great takeout spot with good pizzas and amazing (albeit expensive) milkshakes.

Great stay but needs a little maintenace

Overall location and house was great! A few things did not work- outside TV, dryer was getting hot but not drying, and we requested pool heated but it never heated. Would highly recommend this neighborhood - super quiet and easy beach access!

Wonderful time!

We love this neighborhood and this home was about 6 houses from the beach access, making it perfect! Our view was amazing. Even though we were not right on the water, we could see the ocean from our 2nd story living area. And because we backed up to the state park, we enjoyed the beauty that this afforded! One morning we saw 2 deer eating in the park. The outside area was also perfect for our big family. It included a pool, an outdoor living space with tv, a dining space, a swing and one another sitting area. Will definitely return!

almost perfect

We loved the house and the location. The views are fantastic and it’s a short walk to the beach. The outside living area was nice to have. We had issues with the pool heat which were handled and we could not get the air conditioning to work downstairs in the bedrooms. It was hot and stuffy and there are no screens on the sliding doors in the bedroom. We like it cool at night. Otherwise it was wonderful.

Family Vacation

Had a fabulous time in Gulf Trace. Homes location was amazing, easy walk to beach. Back yard was beautiful and made us feel like we were at a private resort. The bikes were a great addition as well. There are a couple recommendations, inside could use some tlc. Black mold around master tub/ with chipping drywall, dryer did not heat, could use some Tupperware, also a gate to separate the duplex deck would be nice. All in all I would give this a B with an A+ price.

AN UNHAPPY ANNIVERSARY TRIP

When we arrived, the first thing we noticed was how dirty the pool was. The next day my husband had to clean it. We called 30A Vacay to assist. No one came to clean the pool nor did they ever say it had been cleaned before we got there, until after our stay when I complained again. Four days and no one came or called to check if anyone came. My husband had to clean it. The outdoor area downstairs had dirt and leaves everywhere as if no on even came to blow it off to make sure it was clean. They sent pics saying it was all clean upon our arrival, but there's no way it was that dirty in just hours. I even asked before we arrived to make sure the home was clean and ready for us if it sat for a while since the last rental. I have asked for them to refund our cleaning fee and they will not, so I am writing this review. The beds felt like we were sleeping on a trampoline. They were hard and caused our backs to hurt every night. Maybe this review will help them treat paying guests with more courtesy. No one EVER came to check on our complaints. All we heard was "we've notified the tech." Poorly managed. Grayton Beach is beautiful, as are the surroundings. But for the lack of attention to their guests by this management company, we had a great time.

Fantastic location

This house has great views of the water and it was super easy to walk to the beach. You can also walk to restaurants or for morning coffee if you're looking to get out. It's not a short walk but definitely doable. The home was dusty and not as clean as some other homes I've stayed in but I acknowledge that we may be pickier about this than the average traveler. The staff was helpful and I was able to get in touch with them as needed. The pool was great and the porch area is beautiful! We would stay here again.

Great views private neighborhood

The heated pool was wonderful because there was red tide toxin in the air and we couldn’t go to the beach for a few days. The house is cute and well supplied. The views from the living room are incredible.

Great Views and Pool!

This property is in Gulf Trace - an area with beautiful beaches and no crowds! Large pool and cabana area were wonderful after a day on the beach. Sunsets were beautiful! Perfect location for our family vacation.

Decent Place

This place is in the great Gulf Trace neighborhood, which cannot be beat. The location is outstanding and the family has now stayed in Guld Trace at least four times over the last several years. This particular residence is spacious and easily accommodated 7 adults and 2 teens. It has essentially everything when it comes to appliances and kitchenware. The place, however, needs some updating. The issues are small ones, but there are several. The closet doors for the laundry room don't work well at all. There is a built-in microwave oven in the kitchen that does not work, but there is a small portable one in the dining room that does work. There are places where the pain is chipped on the kitchen canbinets. Some of the dining room chairs should be replaced. We enjoyed our stay and did not have any significant problems. However, we would probably not stay in this place again next year if there have not been some upgrades to the property.

Grayt stay!

This house was perfect for our family! The location is the best thing about it. Just a one minute walk to the beach access. Having a pool was ideal for the kids and the views from the kitchen and living area are stunning. We loved staying here!

Great Location, Nice House

We really enjoyed our trip to this property. You cannot beat this neighborhood and this location. The beach entry is close which is great and the beach here is way less crowded than other spots on 30A. We really had no issues with the house and we all agreed that this side of the property with the yard and the pool was probably better than the front side with the hot tub. We debated between the two and we're glad we chose this half. Some of the earlier reviews we read about sharing the balcony with the other half was a complete non-issue. The bottom floor covered patio was amazing - we spent a ton of time hanging out down there and really enjoyed it. The only thing to be aware of is that this house is not as big inside as it looks in the pictures. We have stayed at other properties in this neighborhood which were a lot bigger, but they had not been cut in half into 2 units. We had 7 adults and 4 kids (2-8) and it felt FULL. We would not have wanted any more people than that. The living space upstairs is adequate but we definitely utilized the outside patio space a lot more because we could not all have hung out very well in the living room on the 3rd floor.

Great place to stay

This was a great place to stay- perfect for our family in every way. The 30A staff were very helpful in the couple items we needed tending to . Will definitely consider staying here again.
