**2 chairs & an umbrella rental included during 2025 season!! (March-October)**

This carriage house is located in the beautiful Preserve at Grayton community in Santa Rosa Beach. With the safety of a gated community & high-quality amenities, like 2 pools, this is the perfect getaway retreat! As you enter this cozy cottage, you will see the main living space. The sleeper sofa features a queen bed. The kitchenette has a microwave, and Coffee Pot! It is not a full kitchen but comes with enough essentials to gather together and enjoy our local favorite restaurants! Up the stairs, you will find your sleeping area featuring a King-sized bed with a private bathroom. This cozy cottage is perfect for a romantic getaway! In the evening sit out on the patio and enjoy the evening breeze. In addition, The Preserves offers a game room, tennis courts, pools, and so much more!

My wife and I had a wonderful 5-day retreat at the little cottage off of 30A! For the price-point, it met all of our needs. The spacious upstairs area was extremely clean and quaint, plenty of towels, and comfy bed. Downstairs was a little small but perfect for a party of two. Our only drawback was the spotty wifi and cell service, but that was highlighted in the information packet that we received regarding the property since it is close to the beach. Also, the downstairs heating was not as good as the 2nd floor. with outside temps in the high 50's to mid 60's, We adapted though, by putting on an extra layer, or snuggled together on the small couch in the living area.The property owner was very responsive to all of my questions, and the neighborhood was fantastic. The place is surrounded by beautiful homes within a gated community. It's close to many dining spots along 30A as well.The sunsets were breathtaking! Along with natural wildlife... we were able to see deer throughout the property areas and down toward the beach. God's fingerprints are all over this area!! We've already recommended this place to many of our friends, and we look forward to staying again!

Gorgeous little house! It was so much more than any hotel could have offered. The upstairs bed was SO comfortable. Having the washer and dryer as well as a little dishwasher, it was just like home away from home, but cleaner. Lol They sofa bed mattress wasn’t great, but my brother said he slept fine.

Excellent stay. Love this place. I thought I would miss a stove but the place is so nice, it’s easy to overlook. So private and exactly what I needed for a quick getaway. The private beach access was terrific but a long walk. Definitely will be back.

Awesome Mom

This cottage is well appointed. The bedroom and master bath are excellent. The main living area is nice but very small. The sofa is very comfortable so this is okay for a couple who want to eat out for all meals. The major downside for us is that the only way to get to their private lives beach was a very long walk on a boardwalk and crossing 30-A. If you stay here bring your own beach chairs and umbrella so you can drive to a public beach.

Girls Spring Break Trip

My daughter, her friend and I had the luck to stay at Coco's Place recently. The property was beautiful but we did have a few issues. It started off by not being given the lockbox code on our welcome email. After I left two phone messages, I finally sent a text and received the code after an hour and a half. When we went to bed the first night, the girls were on the pull out couch. Found the sheets but no blankets were left for the bed. The girls had to use towels for blankets that first night and the next day a blanket was delivered after a phone call. Probably the biggest issue we faced was the internet. It is something that we take for granted and turned out to be quite the obstacle. I was never able to get my computer online the entire 5 days we were there. My hot spot also did not work or help in Coco's Place. With some work I needed to complete, I was able to get online by the pool area. Also, the smart tv was so glitchy that the majority of time, it did not work. The upstairs tv was nice but we were never able to get any connection. While we enjoyed our stay, it would have been an even more enjoyable experience with a couple of these issues addressed.

The entire stay was good. We enjoyed how close it was to the beach. There is a private walk way which was very nice. The two pools were nice when we didn’t want to walk to the beach.

Fantastic

Overall the stay was awesome! The only complaint we had was the gate codes for all the common access areas were newly changed. We were not told about this. We really enjoyed our stay. It was a nice and clean house. The pools around the property were well maintained. Beach walk took us about 10 minutes but we had a 6 and 2 year old.

Disappointing

Except for the two issues of no television service and no heat in the living area, we had an okay time. The rental was clean, the bed mattress was excellent and the location was very good to get to the beach. Because of the strong winds we had, I would suggest that the tree branches be cut back from the building. Also for future renters it would be a great idea to give written instructions to use the tv when it gets fixed. We did not use the dishwasher or the microwave so I don’t know how they work.

July 4th week stay

Great for a couple . Plenty of space and close to seaside and Greyton . Only issue was the wifi was weak and could not make or receive any phone calls while in the unit . Other then that , Great stay !

Ruined weekend

My wife and I booked a quick little weekend getaway. The house was very nice and was very clean. The issues we had was there is absolutely zero cell signal where we were. To get a text or make a call you had to walk to the road. The wifi was horrible due to it only being a booster and not a router. With kids at home with their grandparents we needed to be able to get in contact. Also when you run both TVs off of network based programs( Netflix, Hulu, youtubetv, etc) and don’t have cable you need a wifi signal. The tv volume downstairs also didn’t work so there was zero sound. We called the after hours help desk as soon as we got there and they said they would send a maintenance man the next morning. There was nothing he could do to fix it but he tried anyway. The help desk said since it was the weekend they would have someone come check it out Monday.(Our departure date) We asked to be moved and were told there were no one bedroom rentals available. We then asked to be refunded and we would just leave because we just couldn’t stay without phone signal to our children and families in case of an emergency. We were offered about 10% of our total cost after dealing with this issue the one day we had been there and were told we were lucky to be offered that. We declined the small offer and packed up and went home. It was a very bad experience and I will never rent from Blue Swell again. Also the bed is super firm, the pillows are garbage, and be ready to wake up at 7am when the sun comes up.

Perfect location but…

This place was in an incredible location. Could not have been happier w/ the beach access and proximity to great food. We were really happy with our trip. That said, the bed was incredibly hard. Not firm-hard. Pillows were terrible. Was not a comfortable sleep for my pregnant wife or myself. The sunshades in the room provide little to know sunshade so hopefully you’re an early riser like us! We would stay here again, if some small changes were made.

Quick Trip

This was a lovely property. Only complaint is that the third person in our group who sometimes has trouble sleeping could not sleep on the pull out sofa. And the couch is too short to sleep on. Otherwise, it was lovely.
