Dune Vacation Rentals presents: 'It's a Wonderful Life” (formally known as Sea Dream) is the epitome of beachfront luxury when visiting Watercolor, FL 30A. This Watercolor vacation rental property underwent a full remodel in 2024 and now offers three floors that boast breathtaking views of the Emerald Gulf Coast and picturesque coastal dunes. Featuring 4 bedrooms, 4 ½ bathrooms, this beautiful home can comfortably accommodate 10 friends and family members during your 30A vacation.

The first floor offers a king guest bedroom with a private bathroom, featuring a tiled walk-in shower and double vanity sink. Across the hall is the next guest bedroom with a full over full bunk and private bathroom with a tiled walk-in shower. Next you will find the secondary master bedroom with a plush king sized bed, ensuite bathroom with a walk-in shower and double vanity sink and make-up table. Additionally, there is a laundry room on this floor for your convenience.

The second floor is where the heart of the home lies with forever views of the beautiful white sandy beaches and emerald toned water. Enjoy an open-concept home with natural lighting that fills the space as it flows effortlessly from the kitchen to the balcony. The gourmet kitchen is fully equipped with paneled appliances that include: a double Wolf oven range, a Sub-Zero refrigerator, dishwasher, ice-maker, and beverage cooler. The oversized marble countertop island provides additional space for meal preparation and can seat 6 guests. The stylish dining table provides seating for 8 guests with views of the gulf as your backdrop. Furthermore, this floor offers full surround sound for an immersive experience.

The third floor is where the master bedroom is and is the epitome of a retreat. This oasis provides stunning views of the sunrise and sunset from the king size bed or on the newly expanded balcony with a trellised rooftop. Enjoy a cup of coffee or glass of wine while relaxing in the cozy sitting space. The ensuite bathroom features dual vanity sinks and a spacious double walk-in shower. Lastly, there is a laundry room located on this floor.

It's a Wonderful Life is situated on a private beach in Watercolor, FL 30A. Enjoy a beach chair set-up with plenty of space to relax or let the kids play. This home also comes with access to the Watercolor amenities that include: Watercolor Beach Club, Camp Watercolor, The Boat House, and the various neighborhood pools, green spaces, and nature trails. **Beach access to the East of the home between Seaside and Watercolor is not for guest usage and is for Watercolor homeowners only.

ADDITIONAL
- Parking for 2 Vehicles.
- NO events, such as wedding receptions and other large gatherings are allowed. Only people sleeping in the home are allowed on this property. If violated, double cleaning fees, as well as other possible fees, will apply.
- NO PET HOME. Per the signed Rental Agreement, any violation of the NO PET policy will result in IMMEDIATE EVICTION, plus additional cleaning charges.
- WaterColor HOA allows ONE golf cart per address- you may not rent a second cart if the home you have rented offers one. All golf cart rentals in Watercolor must be made through The Electric Cart Company and will be limited to a specific amount throughout the community at any given time. Cart rentals are granted on a first-come, first-served based. Watercolor condos cannot rent golf carts. This home does not provide extension cords for charging. You would be required to provide an extra long extension cord in order to plug the golf cart into the home.
- Beach access to the East of the home between Seaside and Watercolor is not for guest usage and is for Watercolor homeowners only.
​​​​​​​- The HOA issues one parking pass per reservation. Guests are encouraged to park their vehicles in the driveway or garage of their rental home. They do not need a parking pass when their vehicle is parked on a private residential property.The HOA-issued parking pass is required to park a vehicle overnight on the common area parking pads.

BIKES: The quote you will receive includes 4 Beach Cruisers.

RESERVATION/BOOKING POLICY
- MINIMUM AGE: All properties require a minimum of one adult OVER THE AGE of 26 be staying at the property throughout the rental term.
- A 50% deposit is due at the time of booking.
- Except for a $250 Cancellation Fee, deposits are fully refundable if cancellations are given 60 days prior to the arrival date.
- Balance of payment is due 60 days prior to the arrival date.
- CHECK-IN BEGINS at 4:00 PM and CHECK-OUT IS BY 10:00 AM.
- CLEANING: Reservations made for more than 12 nights require a full clean during your stay. This will be added onto your total when checking out. Reservations for less than 12 days, have the option to add a mid-stay clean onto your reservation.

ADDITIONAL RENTAL RATES
Additional Rental Rates include the following items: Amenity Passes, Bike Fee, PDP Fee, Cleaning Fee, Admin Fee, and CSA Trip Insurance.
