  • Welcome to this cozy and comfortable 2-bedroom, 1-bath lower unit in North Seattle—perfect for families, friends, students, or business travelers visiting the University of Washington area.

    This private lower-level unit offers a bright and functional layout with comfortable bedrooms, a cozy living area, and a fully equipped kitchen for easy home-cooked meals. Thoughtfully furnished and designed for convenience, it’s an ideal home base for both short and extended stays.

    - We use dynamic pricing, and rates may change daily. We are unable to honor previous day pricing.
    - The regular rate includes up to 6 guests. Additional guests are $10 per person, per night, with a maximum of 7 guests total. Please make sure to enter the correct number of guests when booking.
    - Our cancellation policy applies to all bookings, so we recommend purchasing travel insurance for added peace of mind.

    📝 Things to note
    - This is ONLY the lower unit of the house with private entry. Upper unit is NOT included in this listing.
    - Potential noise: with wooden floors, you might hear guests in the upper unit. Please make sure you are ok with it before booking. If you hear loud music, running, or stomping, please inform us so we can remind the guests upstairs.
    - Laundry room is located in the common area of the basement level, which is shared with the guests staying in the lower unit.

    You`ll have the access to the lower unit.

    PLEASE READ BEFORE BOOKING:

    We have security system and outside surveillance cameras that will be triggered by noise and motion. We will call Airbnb to force evacuating the party groups based on Airbnb`s policy. $300 fines will be charged for violating the rule.

    2.🤫【QUIET HOURS 10PM-8AM】
    We try really hard to be clear about our expectations of our guests as well as what you can expect from our homes, and we believe most of our guests understand that and are awesome! But we did have enough trouble incidents that we have felt the need to outline in detail the guidelines we expect guests to follow, first and foremost being the quiet hours between 10pm and 8am which is really for the sake of our neighbors sanity. Really our goal is to provide the most a comfortable and clean well kept rental home, as well as, an awesome Seattle experience.

    3.🚫🚬【NO SMOKING】
    If any signs of smoking are detected, the guests agree to pay a $300 violation fee.

    4.🚫🐈🐕【NO PET POLICY】
    Strictly no pets are allowed in the property. Bringing any pet without prior written approval is a direct violation of our house rules and may result in extra charges or immediate termination of the stay without refund.
    A penalty fee of $500 (and up to $1,000 in severe cases) will be charged for any unauthorized pets to cover deep cleaning, sanitation, and potential damages.

    5. 🚫👞【NO SHOES】
    We appreciate that you are helping to take care of the cleanliness of our house! Please kindly remove your shoes when you enter the house.

    6.⚠️【Self Catering】
    This is a self catering home. We will provide an initial starter supply such as toilet paper, etc. Extra supplies will need to be purchased from the store at your cost.

    7.💼【Early check-in】
    We’ll be happy to accommodate early check-in whenever we can but availability is based on whether there are guests checking out on the same day as your arrival, so we can ONLY approve on a case by case basis – usually 1 day prior to your check-in date. Additional fee might apply.

    8.✈️【Late check-out】
    We’ll also be happy to offer late check-out when it is possible but the availability will depend on whether we have same day turn-over that day. Unfortunately, we won’t be able to accommodate late check-out requests made on your check-out date. We will need at least 1 day notice to coordinate the late check-out with our cleaning teams. Additional fee might apply.

    9.🚮【Dispose trash in the right bins】
    Please sort out garbage and recycles and dispose those into appropriate cans. If you are not sure, please leave them inside house and our cleaning crew will take care of them.

    10. 📮【Lost & Found】
    Please take all of your personal belongings before you check out. We are NOT responsible for any lost or missing personal belongings left by the guests on the property. If you forget something at the house and would like us to ship it back to you, we will charge $50 handling fee along with the actual shipping fee (receipt will be provided).

    11. 📆【Long-stay Bookings】 Note: For stays of 14 nights or longer, we require a security deposit equivalent to twice the cleaning fee. For Airbnb bookings, this will be requested through the Airbnb Resolution Center. For VRBO bookings, the deposit will be collected using the card we have on file.
