Other things to note:
Guests agree to the following prior to booking:
- NO PETS PERMITTED IN HOUSE. Non-disclosure of a pet will be considered a major house rule violation and will result in dismissal from the property.
-Quiet family neighborhood, no loud music/parties/large gatherings. Excessive yelling, fights, or disputes may result in dismissal from the property.
-Guests are not permitted to exceed listed occupancy in accordance with local laws.
-Cars must be in garage or driveway and cannot be parked in yard/street or at neighbors.
-No Smoking or Vaping indoors. Smoking/Vaping is only allowed outside and cigarette butts disposed of in outdoor trash bins only.
-Linens must be used on the sofa bed if used for sleeping.
-Slipcovers for den furniture are provided and expected to be used at all times
-Guests are expected to clean up spills and keep rooms tidy. Floors should be mopped and swept if needed due to spills, foot tracks, etc
-Guests are expected to clean grill and empty grease trap after each use.
-Excessive cleanings or abuse due to spills or dishes/food will result in a minimum $250 fee.
- Do not attempt to adjust pool pump equipment/settings/timer, sprinkler system timer, water softener settings, water heater settings etc. Please call local property manager for anything you'd like adjusted during your stay and it will be taken care of for you.
-Pool toys need to be kept out of the pool when not in use so it can be serviced weekly.
- Adult supervision is required if any children who can not swim are present in the pool area. A pool alarm is available at no charge for your safety and protection upon request. Inquire with property manager prior to arrival to arrange set up and instructions for use.
- House is on septic system for waste. Please do not flush any objects other than toilet paper. Do not dispose of grease or oil in sink or toilets.
- Do not leave any wet towels on the wood floors. Wipe up spills immediately. Liquid or dampness causes severe damage to the flooring.
- Minimum age to book is 25
- Maximum of 8 guests staying (including children). Adult limit is 6 adults.
-Smoking/Vaping is Only Allowed Outside and must be thrown away in the outdoor garbage cans.
-Any and all damage needs to be reported immediately.
-Guests will be asked to leave the residence for significant violations (in accordance with house, local, and state laws) and do so with the understanding they will not be refunded their deposit or any remaining nights on their reservation.

In addition to the beds in the bedrooms, the couch is a queen size sleeper sofa. One pack-n-play is also available upon request as is a booster chair.

With quick access to all Sebastian has to offer and only 4 miles to the riverfront and 6 miles (10 min drive) to the nearest beach, this home is perfect for everyone.

Sebastian has that rare small town old Florida vibe. If you’re not familiar with the Treasure Coast or the Sebastian River area, you’re in for a wonderful treat!. Sebastian has a long history as a quaint fishing village and remains a place that cherishes and protects its natural beauty. This is where sea turtles nest, manatees frolic, dolphins play, pelicans roost, and tons of birds, fish, and nature lovers enjoy the Sebastian River. You will find Pelican Island here; the country's first National Wildlife Refuge founded over a hundred years ago. The area is also designated a safe habitat for the loggerhead turtles who come to nest on the beaches May through July. In season, there are free guided night trips to the beach to watch the turtles dig their nests and lay their eggs.

There’s a lot of local history as well and several museums in which to see artifacts from treasure shipwrecks along the 'Treasure Coast'.

Despite the laid back feel, you can always find something to do here! Golfers will find several courses in the area. There are free concerts in the park during the spring, and other events (Frog leg festival, Seafood festival, Clambake, Arts and Crafts shows etc) are scheduled throughout the year – there’s always something going on in Sebastian or nearby Vero Beach!

You can enjoy a stroll along the beautiful riverfront and relax near the lagoon. The Intracoastal Waterway and the Atlantic Ocean are just minutes away. Head over to one of the many uncrowded beaches or take the Sebastian River Queen Jungle tour along the River and see dolphins, herons, turtles and manatees. Or, take an airboat ride in the swamp to see alligators in their natural habitat. Enjoy surfing, sailboarding, or fishing at the famed Sebastian Inlet; one of the top surfing spots on Florida's coast. And if you're in the mood to try something a little more exciting - head out to our local airport and see the team at Skydive Sebastian, 'Florida's most scenic dropzone'! If you aren't quite ready to 'jump', try a powra-chute ride and marvel at the amazing aerial views of the town, beaches. lagoon and nature preserve.

And if you tire of the peace and quiet and are ready to adventure out further, all of the theme parks and attractions of Orlando are just an hour and a half away. Head and hour north to tour Kennedy Space Center (Cape Canaveral). Or, plan a day trip to exciting South Beach Miami or historical St. Augustine.
