Living Area

The spacious living room is filled with natural light thanks to large windows and vaulted ceilings. Comfortable seating and a relaxed desert-modern design create a welcoming space to gather, unwind, or enjoy a movie after a day exploring Sedona.

The home comfortably accommodates guests with two spacious king suites and a third bedroom, offering privacy and comfort for families or groups traveling together.

The primary king suite features beautiful Cathedral Rock views, a TV, ceiling fan, and a private ensuite bathroom with a freestanding soaking tub, walk-in shower, and double vanity — perfect for unwinding after a day of exploring Sedona.

The second king suite also includes a TV, ceiling fan, and its own ensuite bathroom with a walk-in shower.

The third bedroom offers a cozy retreat and provides direct access to the patio, allowing guests to step outside and enjoy the peaceful surroundings.

A convenient half bath is located in the front entry hallway for guest use.

Outdoor Living & Entertainment

The outdoor spaces are one of the highlights of the home. Surrounded by trees and red rock scenery, the backyard offers multiple areas to relax, dine, and enjoy Sedona’s incredible sunsets.

There are multiple patio areas, allowing guests to spread out and enjoy different spaces throughout the property — whether it’s morning coffee, afternoon lounging by the pool, or dinner under the stars.

Please note that the pool patio surface is a rough gravel-like texture that may be uncomfortable to walk on barefoot. We recommend bringing pool shoes along with you for your stay.

The pool and spa are serviced twice per week by a professional pool maintenance company. Service typically occurs on Monday, Tuesday, or Friday but may vary from week to week.

Guests will have full access to the house except the supply closet and the garage

We`re not at the property but available as needed

This home is located in the West Sedona neighborhood on a former horse ranch. The neighborhood is quiet and peaceful yet centrally located minutes from Sedona’s top amenities — hiking and biking trails, grocery stores (including Safeway, Whole Foods), vortex sites, shopping, tourist attractions, restaurants, cafes, and more.

Uber and Lyft services are limited and Car rentals are highly recommended in Sedona.

Pool heating fee is $50/day from March - October. It is $100/day from November - February. No fee for heating the above ground hot tub. Please inform us at least 24 hours if you want the pool heated. Minimum 3 night is required.

Absolutely no smoking inside. Smoking will result in a minimum fee of $500 for deodorization.

Quiet Hours:

Local quiet hours are from 10 p.m. through 7 a.m. and are strictly enforced by the City. Please ensure you have music and other noise turned down during those times.

Dark Sky Ordinance:

Due to our dark sky ordinance, outdoor lights must be turned off when you are not outside.

There is an exterior ring camera located near the front entry of the home.

No Smoking or Vaping inside or outside the house. No Exceptions. $500 fine if violated.

No Mountain Bikes or muddy shoes are allowed inside the house.

Local Quiet Hours are
9 p.m. - 9 a.m. The neighbors may call the police if this is violated.

Due to our dark sky ordinance, outdoor lights must be turned off when you are not outside.

NO FIRES May 1 - October 1. Or any other time the host requests, due to drought or fire ban.

We are not liable for items left behind. $50 + the cost of shipping will be charged for items left behind that require shipping.

By law this home may NOT be used for events, parties or large gatherings.

We regularly see javelina, deer, skunks and bobcats. Do not approach or feed these animals!

Please do not unplug electronics or move furniture.

Please use your own accounts for Netflix, Prime, etc... Please be sure to log out of those accounts when you check out.

* No food or beverages in the pool.
* Follow all posted precautions.
* Do not leave children unsupervised at any time.
* Please do not use glassware or breakables at the pool.
* A fee will be assessed to drain and refill the pool due to glass breakage or excessively dirty water.
* The pool and spa are serviced once per week by a professional pool maintenance company. They may be there to service the pool and spa during your stay.
