➖BEDROOM 1 & 2: BRAND NEW COMFORTABLE KING BEDS!

You will find a large bench in each room to stow your bags & tons of HOOKS for clothing and towels. In the main bedroom we’ve stocked the closet with hangers as well.

➖BEDROOM 3: 2 TWIN BEDS and a QUEEN BED in the SPACIOUS LOFT (not a private bedroom, it is open with railings. Still super cute & spacious … guests love it!)

The loft is open to the living area below & it has a deck with a pretty hill & sunset view! We have placed a basket of GAMES up in the loft as well as a foosball table!

➖2 EN-SUITE BATHROOMS, both are on the first floor. One is located off the hallway with an extra door for Easy Access for your Guests who are sleeping in the Loft.

➖Since fires in Fireplaces are only allowed seasonally we have placed an electric insert in the FIREPLACE for your year-round enjoyment of the warmth & Ambience it provides.

➖LINENS & SUPPLIES: You will find plenty of fresh towels, linens, pillows and blankets. We supply 2 rolls of starter toilet tissue per bathroom, 1 roll of paper towels, hand soap at each sink, 2 dish washer pods, liquid dish soap, 3 clear laundry detergent pods & starter trash bags for up to 8 guests for 2-3 NIGHTS. We also provide shampoo, conditioner & bath gel in a mounted pump conditioner in each shower for your convenience. Each bathroom has a hair dryer for your use.

➖Your KITCHEN has been thoughtfully FULLY STOCKED with most of the gadgets, cooking, baking and dining supplies that you have at home.

➖You will have a combo DRIP/KEURIG coffee maker. Please bring along your favorite brew or pods. Help yourself to any supplies at the coffee bar for your morning coffee. We do keep the coffee bar stocked with tea bags, a bit of coffee, coffee mate creamer pods, a jar of instant coffee, packs of white sugar & coffee syrups. We try to keep it stocked up but cannot guarantee that all of the items above will be available so please pack your favs!

➖We highly recommended stopping for groceries on your way up! If staying longer than 2-3 nights I suggest that you pick up any supplies that you know you’ll miss if you can’t find it in the cabin. (A few suggestions: extra garbage bags, TP, paper towels, napkins, paper plates)

➖For your convenience, your cabin has a WASHER & DRYER and also an iron & ironing board. There will be a few laundry detergent pods available for your use.

➖ABSOLUTELY NO SMOKING of any kind is allowed. It is very important that you respect this rule to protect our cabin & also the next guests!

➖We love a good party! But please DO NOT THROW PARTIES AT THIS CUTE CABIN! We will find out, so please just be chill…..have a blast but do not have a party at our place.

➖The RESORT has a firm NO PETS rule. We all love our pets dearly, but especially since it is not up to me whether your pets are welcome please find Fido a sitter when you come stay at the cabin.

➖At this time I’d like to suggest that you obtain travel insurance for your trip if you should need to cancel for any reason. It’s pretty reasonable & sometimes comes in handy.

➖Due to weather, acts of god or repair/maintenance some amenities may not be available. We cannot guarantee the availability of each and every amenity. No refunds will be provided.

➖Free parking for 2 large or 3 small cars on the parking pad right off the street above.

➖There is a no stair entrance to the front deck & French front door.

➖You will use your personalized door code to enter the cabin!

NEIGHBORHOOD DESCRIPTION:

➖GREAT LOCATION: The cabin is located within 10-40 minutes to all of the major Smoky Mountain Attractions,
Entertainment, Shopping and Restaurants.
➖We are often complemented on our location for being located out of the heavily congested areas,
ease of getting in and out, gently graded & well paved roads.
➖Located an easy 10 minute stunningly beautiful country drive to the Parkway,
which will be your main highway into every town. You’ll see goats, horses, cows, old barns, beautiful homes, rolling hills & big beautiful trees on your way in & out to town. Such a gorgeous area!
➖18-23 minutes to Dollywood & then Gatlinburg being the farthest out
at 30-40 minutes depending on traffic/time of year.
➖We are closest to Soaky Mountain Waterpark, Sevierville Golf Course,
Convention Center, Zip Lining & much more!
➖Sunset Perch is located in the resort neighborhood of Eagle Springs. It’s the only cabin resort in the area, quite special & charming. Although your cabin is private & has its own yard space, this is a cabin resort, you will have neighbors.
➖Paved Roads and Easy Access to the Parkway make your cabin the perfect spot to come Home to after a day of Fun Adventures!
➖WITHIN THE RESORT: Spend the sunny summer days Swimming in the seasonal Pool, open Memorial Day through Labor Day holidays! Roads: paved and gently graded.

GETTING AROUND:

➖I recommend mapping your route to the cabin before heading in.
➖The drive in is pretty smooth, roads are well paved, and typically unaffected by severe weather.
➖In winter it wouldn’t hurt to to be prepared with snow tires, 4WD or toss some tire chains in your trunk. We do have some snow which can make the roads icy.

OTHER DETAILS TO NOTE:

➖We use a Ring Floodlight camera at the front entrance, it is located on the front side of the cabin. It’s scope of view is street activity, parking pad & up to the front gate. Ring cameras are activated by motion and will record anyone that walks in front of them. These recordings are saved and can be reviewed and shared with the booking platform. If we believe that house rules are being violated, we have the ability to access these cameras in real time.

➖You’ll find that the cabin will have most everything for your comfort and more!
But, hey…..nobody’s perfect.
If there are certain creature comforts that you know you might miss while on vacation,
please bring them or pick those items up at a local store.

➖There is active construction in the neighborhood and you may or may not hear some noise during working hours (8-5 Mon-Sat) The Smokies is bouncing back & we are happy to welcome new neighbors.

➖Here in the Smoky Mountains you will be surrounded by nature.
With nature comes a multitude of 4, 6 & 8 legged friends! We have monthly pest control, if you see a live bug it will soon die & can be vacuumed up with the dust buster located under one of the bathroom sinks.
We have Bears. We have Bugs!

➖Please be aware of & respect the bears. The bears are only interested in your food and trash.
Please keep both off your deck when you are not present to avoid a big surprise!
➖Please do not “feed” the bears. Throwing food or beverage containers can lead to bears finding their way to the cabin. Please keep the yard free of that temptation, thank you!

➖Garbage protocol for the resort: To keep the bears off your deck please keep your garbage bags inside the cabin until you are ready to get it to the garbage cans or to the dumpsters. Please be sure to secure the “bear bin” as you add garbage bags to the cans. Trash can also be walked or driven to one of the Resort dumpsters at the cul-de-sac end of Eagle Springs Rd.
Look for the large yellow signs.
This can be part of the adventure!
Taking trash out regularly helps keep your cabin fresh and the bears away.

➖Bugs will come into the cabin when you leave doors open.
Sometimes there aren’t any around, so you can definitely monitor this & enjoy open doors.
We keep a dust buster vacuum under the bathroom sink if you’d like to suck up and bugs that are bugging you :)
We sometimes have ladybugs (swarms of them), bees, wasps (they chew on the wood of the cabins to make their nests), spiders, mosquitoes……and some other “scarier” bugs.
We have monthly pest control at the cabin, yet you still may see critter & bugs as they are unpredictable & this land is threeGOLF CLUB
