Good to Know Before You Book

Check-in/out: Check-in after 4:00 PM. Checkout by 10:00 AM. Late checkout fee: $50 for the first 30 minutes, $100 for each 30 minutes after that.

Getting here: A few steep road sections lead up to the cabin. Snow or ice weather conditions require 4-wheel drive or chains. Parking for 2 standard vehicles (or 1 large truck/van max — no RVs).

Accessibility: Main entrance and primary living areas are all on one floor with no stairs. The loft game room and washer/dryer are up one staircase.

Pets: Up to 2 dogs welcome with a non-refundable pet fee $150-$180 (amount varies by booking platform). Dogs must be house-trained and not left unattended inside or outside. Please keep them off furniture. Note: the property is built on a slope with no fenced or level yard area. Bring a few old towels — Tennessee red clay is real. No cats or other pets.

Fireplace: Gas fireplace runs October–April only and is offline during warmer months.

Supplies: We provide a starter welcome pack of toilet paper and paper towels. Plan to bring or pick up your own additional supplies.

Fire safety: No open fires or candles anywhere on the property — this includes inside the cabin. The outdoor grill is the only approved fire source. Violations are charged $100 plus any damages.

Wildlife & nature: Bears are in the area — please follow all posted wildlife guidelines. We're on a regular pest control program, but mountain critters (bugs included) come with the territory.

Security: Exterior security cameras facing driveway are located on the property. Smoke and Carbon monoxide alarms installed.

Booking process: After booking we'll send a quick rental agreement to e-sign, request a photo ID, and collect a security deposit — takes just a few minutes. Once complete, you'll receive the property address and door code (sent 2–3 days before arrival). We respond within an hour, 7 days a week, 10am–8pm EST via platform messenger only.

Discounts: Advertised promotional discounts do not apply to certain US holiday weeks. Message us before booking if you have questions.

House rules: All guests must be 18+ (children with parents welcome). Maximum 6 guests — if your group is larger than 4, please message us before booking to make sure it is a comfortable fit for all. No smoking.

Travel insurance: We recommend it. No refunds outside of our cancellation policy for weather, power outages, natural disasters, or events outside our control.
