Two open-concept living areas, fully equipped kitchen with island / breakfast bar, larger dining area, arcade game, door-walls opening up to fresh pines, patio, and deck. Hot tub, wet bar, bunk beds, glass showers, soaking tub. Located just below the Armstrong Connector Loop, great for hiking and mountain biking, 8 miles from town, 7 miles to the lake. The home is ideal for larger and multi (3-4 family) groups, reunions, and retreats.

**Our 2,500sq ft higher end 4BR / 3BA home is allowed up to 8 guests, plus additional children 5 years old and younger (for a total of 15 guests with the additional kids 5 years old and younger included), making this a perfect destination home for family groups, corporate retreats, and more.**

The dining table with seating for 8 (with extra seating at the island) is perfect for gathering with friends and family over a home-cooked meal.

4 total bedrooms, including a master suite:

Bedroom 1 (Upper / Main Level): Master suite with a king bed, Smart TV, walk-in closet, and en suite bathroom with large walk-in shower and double vanity

Bedroom 2 (Upper / Main Level): Queen bedroom, 48" OLED Smart TV

Bedroom 3 (Lower Level): Eastern king bed with dresser, 50" LED Smart TV

Bedroom 4 (Lower Level): Full over full and a twin over twin bunk bed set.

Downstairs living room: TV, Nintendo Switch, wet bar, arcade game, queen sized sofa bed

3 full bathrooms, with the master en suite (double vanity, large glass shower, large stand alone soaking tub) and a hallway bath on the upper level, and another full bathroom with a double vanity and tub / shower combo on the lower level

IMPORTANT TO NOTE:
* Absolutely no fires of any sort are allowed on the property or in the Tahoe basin.
* No pets allowed at any time
* No more than 8 guests plus additional children 5 years old and younger are allowed in the home, at any time.
* Per the local El Dorado County ordinance, noise must be kept respectful at all times, especially between the 10pm and 8am quiet period.
* The county doesn't allow hot tub use between 10pm and 8am
* 4 cars max - No exception. No street parking per county ordinance - could result in towing and major fines
* Please put trash in on-site bear box
* Surveillance: camera for monitoring the driveway and exterior of the home for safty and security purposes. No monitoring inside.
* Early checkins / late checkouts may be allowed with authorization (extra fees likely apply).

We expect all guests to be respectful, mature, and responsible. There is a zero tolerance policy abusive and negligent guests, loud groups, etc. If you want to squeeze 25 people into a house and party hard, this is not it. This is a tasteful, and well appointed home - please treat it as your own.

This said, we are open to mature individuals who want to party but know how to treat other people and their things with respect. NO LOUD or LATE PARTIES.
