THE HOME: Tucked in Vilano Beach directly across from the iconic Castle Otttis, the Grand Floridian is a single-story 4-bedroom coastal craftsman built for groups of 12. A private heated sports pool, a sun-drenched Florida room, and 2 minutes to the Atlantic — this is the Florida beach retreat groups come back to.

LIVING ROOM: French doors flood the living room with natural light beneath a vaulted, recessed-lit ceiling. Two fully reclining leather sofas face a large wall-mounted Smart TV — a proper movie night setup. The layout flows naturally into the dining area and Florida room beyond.

KITCHEN & DINING: A chef's kitchen built for groups — white shaker cabinets with crown molding, granite countertops, 5-burner range, French-door refrigerator, and a peninsula island with bar stools for two. A built-in wet bar with hanging stemware rack and a dedicated corner workspace keep things elevated and practical. The dining room seats six around a navy farmhouse table.

THE FLORIDA ROOM: A fully air-conditioned Florida room runs the full back length of the house — floor-to-ceiling windows, tile floors, ceiling fans, and a dining table for four make it a true year-round living space. A kitchen pass-through window delivers drinks without anyone leaving the party.

BEDROOMS:
> Master Suite (Sleeps 2): King bed, French doors to the Florida Room, smart tv, dresser, walk-in closet, en-suite bathroom with a spa-style tub (non-jetted, dual vessel sinks on a double vanity, and a glass-enclosed shower.
> Guest Bedroom 1 (Sleeps 2): Queen bed, Smart TV, dresser, closet with built-in shelves.
> Guest Bedroom 2 (Sleeps 2): Queen bed, Smart TV, dresser, closet with built-in shelves.
> Guest Bedroom 3 (Sleeps 6): Two white bunk sets (full-bed bottom, twin-bed top), ocean-themed bedding, beach-hook wall rack, nautical rope lamp. Kids love it.

BATHROOMS
> Master Bath: Attached to master bedroom - Glass-enclosed shower, spa-style tub (not jetted), dual vessel sinks, walk-in closet.
> Guest Bath: Shower/tub combo, single vanity.
> Half Bath: Located between the kitchen and the laundry room.

LAUNDRY: Full-size front-load washer and dryer with upper storage cabinets.

THE BACKYARD — FULLY FENCED POOL OASIS: A heated sports pool (4ft - 6ft deep) centers the fully fenced brick paver patio — white picket fencing delivers privacy and peace of mind, especially for families with young children. Chaise lounges, two large umbrellas cover a portion of the pool deck. Outdoor dining set, and propane grill. Heated outdoor shower. Beach supplies in the garage. Cornhole game set for the yard. The pool heater is turned on only during the months of November to April. The pool is heated up to 80F from November through April. If the outdoor temperature drops below 50F, the pool heater will not be able to keep the pool heated to 80F ( swim at your own risk).

Getting Around:
> Just a 12-minute drive to Historic Downtown St. Augustine, perfect for shopping, dining, and sightseeing.
> Only a 2-minute walk to Third Street public beach access for sun-filled days by the ocean.
> Publix grocery store is just 5 minutes away, making errands quick and easy.
> Caps on the Water, a waterfront dining favorite, is only a 9-minute stroll from your door.
> Public boat ramp – The Usina Boat Ramp provides direct Intracoastal Waterway access. It's just minutes away, with trailer parking available. The driveway accommodates most boat trailers.

Access & Layout
This is a single-story home with the exception of an interior staircase leading to an upper level that is not accessible to guests.

Parking
The driveway accommodates up to 4 standard vehicles. Boat trailers can be accommodated depending on length.

Garbage
Trash cans are located on the east side of the property near the outdoor shower. Trash & Recycle days are Friday mornings.

HOUSE RULES: We want every guest to have an exceptional stay at the Grand Floridian. To ensure a great experience for everyone — guests, neighbors, and future visitors — please review and respect the following house rules.

> Pool Safety: Please use caution when swimming in the pool. Children must be under adult supervision at all times in and around the pool area. The pool is fully fenced, but parental responsibility remains with the guest at all times.
> Occupancy: Maximum 12 guests on the property at any time. This limit applies indoors and outdoors at all times during your stay.
> No Pets: No pets are permitted on the property.
> No Smoking or Vaping: Smoking, vaping, and the use of illegal substances are strictly prohibited inside the home and on the property. Evidence of smoking, vaping, or illegal substance use will result in a $300 fee charged to the guest.
>No Parties or Events: The Grand Floridian is a residential property in a quiet neighborhood. Parties and events of any kind are not permitted at any time. A $500 fee will be charged if a party or event occurs on the property.
> Staircase Access: The interior staircase leading to the upper level is off limits to guests for your safety. Please do not access this area during your stay.
> Outdoor Fireplace: Never leave an active fire in the outdoor fireplace unattended. All fires must be fully extinguished before leaving the backyard or going to bed.
> Noise Ordinance: St. Johns County enforces a noise ordinance beginning at 10:00 PM every night. Please be respectful of our neighbors and keep noise levels down after 10:00 PM — indoors and outdoors.
> Damages & Breakages: Accidents happen, please report any damages or breakages in a timely manner so we can address them promptly. We appreciate your honesty and will always handle these situations with fairness.
