Welcome Travellers to our stunning apartment situated in the peaceful town of Xemxija, where every day is a feast for the eyes with its breathtaking Seaview!

Upon entering our home our guests will be welcomed by large living spaces, a living with a large SOFA with TV and a fully equipped kitchen making it perfect for any length of stay.

3 Large bedrooms are also available, super comfy ! Walk around the area and dine to lovely places.

Well-appointed kitchen, High-speed Wi-Fi, & AC provided.

All the apartment has air-conditioning and wifi!

Living Spaces| Step onto the sunny front balcony offering one of the most picturesque views on the Maltese island, a serene spot for relaxation. The apartment features a dining area and a comfortable sofa facing the TV for enjoyable evenings.

Not to be missed is the private front balcony that overlooks the captivating sea views with outdoor furniture.

Kitchen| The well-equipped kitchen boasts modern appliances and essential amenities, ensuring effortless meal preparations. Its open layout seamlessly connects the culinary space with the living areas.

Bedrooms| 3 Bedrooms, the main bedroom features a double bed and an en-suite. Second bedroom has 2 single beds while the last bedroom includes one double bed.

Bathrooms| 2 Large bathrooms. One of the bathroom is an en-suite with a walk-in shower while the other is available for all guests and has a bathtub.

Linens| At 360 Estates, we love a good night's sleep, all linens provided are of the highest quality, and all beds are made! We also provide 2 towels per person on each bed. If the sofa bed is used, we would also provide and prepare the bed accordingly.

Laundry| Apartments have access to washing machines, cleaning equipment, iron, iron board, toiletries, and anything our guests would require to make their stay that much more special.

24/7 Access to all the amenities of the apartment.

1. For over and above 3 week bookings, an additional 50 Euro per person per month is to be paid, which will be sent via AIRBNB as an extra cost after booking which will cover the extra water and electricity consumed. (Max to be paid is 150 Euro)

2. Locally we have STRICT noise policies throughout the day when booking our apartment, you are agreeing that you are respecting not only the house rules but also the neighbours especially in respect to extra noises. Not abiding to these rule can come to unwanted fines by local authorities. This is not a party home, so please respect it as such.

3. During lovely and summer season, although we sanitise, some ants are to be expected, unfortunately this is part of our climate but we do provide spray and traps when needed. (Although this is not common)

4. An early checkin, can be done, but only if the apartment is vacant and is cleaned in the morning.

5. Checkins are done or by one of our team or by self checkin where we will send you all the details beforehand.

6. Waste schedule are given at the checkin and even beforehand, putting the rubbish at the right time, is imperative as otherwise we will have problems with the authorities which will fine us.

7. What is included in the apartment ? (Generally includes for the first 3-5 nights)

- Shower gels
- Liquid Soap
- Toilet paper (2 rolls per bathroom)
- Dishwashing tabs (if dishwasher available) which is enough for 3-5 nights depending on the usage
- Garbage bags
- Linens for the bed
- 2 Towels per person

8. Once the booking is confirmed we will also create a WHATS-APP group with all the persons involved there, so that if you need anything during your stay you will find the person who will help you with any issue. The group can be used by all the people within the booking.

9. No additional guests which is not part of the booking is allowed to sleep at any time in the premises. The apartment is always insured on the guest amount you book. If you will be having any other guests it is important to get permission first, a nightly fee could be charged for the extra guest.
