• While the home is regularly treated for pests, they are common in Florida, especially near the water, and sightings may occur. Refunds are not provided for pest-related issues.

• If booking during hurricane season (July–November), we strongly recommend purchasing travel insurance. Refunds are not provided for weather-related disruptions.

• Construction or renovations may occur in the nearby area without prior notice to us.

• Extra supplies may be available upon request, but are not guaranteed. New and modern Seminole City Center is ~2 miles away and has a Whole Foods, Sprouts, and a large number of restaurants and bars.

• Please note that normal wear, minor imperfections, or pre-existing cosmetic marks may be present throughout the home due to regular use. We maintain high cleaning standards and ensure the property is fully cleaned and prepared before each stay.



Guest Access:

Guests will have private access to the entire home, including all bedrooms, bathrooms, living areas, kitchen, laundry room, screened-in pool, hot tub, lanai, and outdoor spaces.



The oversized driveway is available for guest parking and can accommodate multiple vehicles, including a boat or RV (up to 25 ft.).

• The garage is not available for guest use.

• Certain owner supply closets may remain locked.

• Self check-in is provided for a smooth and convenient arrival.

🔥 Grill Information: A propane grill is available for guest use in the outdoor area. Propane levels are not guaranteed. If the tank is empty or requires a refill during your stay, guests are responsible for obtaining a refill or exchange. We are happy to reimburse the cost of one propane refill or exchange with a copy of the receipt.



🐜 Pest Note: We treat the property regularly, but due to Florida’s climate, occasional pests may still appear. No refunds will be issued for pest sightings, though we’re always happy to address any concerns.



⚠️ Please be aware that certain situations beyond our control may occur, including construction or noise outside the unit, temporary closure of amenities, utility or city repairs, or issues on neighboring properties. As these are outside our control, we are unable to provide refunds for any related inconveniences.



🗑️ Additional Supplies: May be available upon request but are not guaranteed. If you run out, nearby stores are easily accessible. Towels are provided for approximately the first 2–3 days of your stay—please use the in-unit washer and dryer (if available) to refresh them. If your unit does not include laundry, on-site facilities may be available (fees may apply). For stays of 5 nights or longer, you may request replacement towels, subject to availability.
