Forty-two acres of organic vines roll out in every direction from The Villa at Ambyth Estate, a 5,000-square-foot retreat set in the hills east of Templeton, in the heart of Paso Robles wine country. The sunsets here earn their reputation: pour something cold, claim a seat on the patio, and watch the light go gold over the rows.

Inside, high ceilings and oversized windows keep the vineyard in view from nearly every room. The open layout flows from a chef's kitchen, complete with a Sub-Zero refrigerator and La Marzocco espresso machine, to a dining table for eight and living spaces built for lingering. A grand piano and record player set the soundtrack, a whole-home Sonos system carries it room to room, and a 12-by-6-foot snooker table anchors game night, with board games on hand for the rest of the crew. A full laundry room handles the practical side, and rooftop solar keeps the whole estate running lighter on the land.

Outdoors, the hot tub sit alongside multiple seating areas, a shaded spot by the water, an al fresco dining setup, and a gas BBQ grill, all facing those wide vineyard views.

All four bedrooms sit on the main level, each with an ensuite bathroom, individual remote-controlled heating and cooling, remote-operated blackout curtains, and private exterior access to a patio or balcony. The primary suite pairs a king bed and Roche Bobois furnishings with a spa-caliber bathroom: a wet-room shower with dual shower heads, freestanding tub, heated floors, and double vanity. Two more king bedrooms have walk-in showers, one adding a separate bathtub, while the fourth bedroom sleeps three with a queen-and-twin bunk plus a double vanity of its own. Two half baths round out the floor plan, and the villa sleeps eleven in all.

Templeton's small-town main street is minutes away, downtown Paso Robles is about fifteen minutes north, and San Luis Obispo sits roughly half an hour south, with the beaches at Morro Bay and Cambria within easy day-trip range.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.
