• Your Tailor-Made Summer: To ensure a relaxed arrival, we offer maximum flexibility in July with arrival and departure days on Fridays or Saturdays (minimum stay 7 nights). In August, we switch to the classic high-season rhythm with arrivals and departures exclusively on Saturdays, allowing you to plan your vacation perfectly.

• The Summer Bonus: A separate, large freezer for ice cubes and cold drinks is available in the directly adjacent utility room. (Note: The washing machine is not located here, but discreetly in the storage room of the master area).

• Exclusive Luggage & Storage Room (incl. Washing Machine): A separate side room opens directly from the master bathroom, providing perfect storage space. It easily accommodates up to 6 large suitcases (both on the practical shelf and on the floor), ensuring no luggage is in the way in the bedrooms. As a great convenience for your beach holiday, a private washing machine is also at your free disposal in this room.
• Three Additional Bedrooms: Flexibly divided with one large double bed (180 x 200 cm) and two rooms with single beds (80 x 200 cm and 90 x 200 cm). Two of these rooms offer a desk and direct access to the panoramic terrace with a sea view.
• The Upper Shared Bathroom: A separate, practical, and wonderfully bright shower room equipped with a shower, new vanity, and its own toilet.
• The Guest WC: An additional, separate WC with a toilet and sink right next to the shared bathroom (no morning bottleneck for large groups!).
Garden Floor / Souterrain (Direct garden & pool access)
• Two Full Double Bedrooms: Located on this level (a combination of the garden floor and a semi-basement portion) are two cozy, fully equipped double bedrooms (with double beds of 160 x 200 cm and 150 x 190 cm) and brand-new air conditioning units for perfectly tempered summer nights.
• Bathroom 3: A separate, practical shared bathroom with a shower, vanity, and WC right on this living level – ideal for direct access from the pool terrace.

With us, you book absolute transparency and maximum comfort. The cost of the final cleaning of the house by our professional team is already included in the displayed cleaning fee. All linen (fresh bed sheets, hand towels, and pool towels) is our exclusive gift to you and fully included in the nightly rate – you don't pay a single cent extra!
• Fresh Bed Linen: All 6 double beds are freshly and invitingly made upon your arrival.
• Premium Towel Set: One large bath towel and one regular hand towel are provided per guest.
• Private Pool Towels Included: No need to pack towels for the outdoor area in your suitcase – we provide each guest with a separate towel for use at the house pool free of charge! (Please note: These are not beach towels for the public sandy beach. Kindly bring your own beach towels for excursions).
🌿 Sustainable Electricity Policy (Fair & Eco-friendly):
Because we care about the environment and to support a conscious use of the new air conditioning systems, 100 kWh of electricity per week are included completely free of charge in your stay. With normal use (e.g., turning off the AC when leaving the room), our guests easily manage with this allocation. Any excess consumption will be charged transparently upon departure based on the exact meter reading at a fair rate of €0.35 per kWh.

We guarantee 100% honest transparency:
• Exclusive Use: All described guest living areas, the entire garden, the BBQ area, and the pool terrace with the 10 x 5 m pool are at your sole disposal! No one else has access to your vacation areas.
• Granny Flat: On the northeast side of the villa, there is a small apartment with a completely separate entrance from the outside. It is permanently rented to very quiet and discreet tenants.
• 100% Privacy: This area is structurally strictly separated. The residents have neither a view of nor access to your pool, garden, or terraces. The entire property is at your sole, undisturbed disposal.
