2. PETS (Pre-Approval Required)
• Dog-friendly only. No cats or other animals.
• Tell us: breed, weight, age before booking.
• Fees: $65 per pet for stays ≤ 3 nights OR $20 / night for 3+ nights.
• Rules: max 2 dogs < 40 lbs; off furniture; leashed outside; crated if alone. Clean up immediately.
• Violation: $200 fine + repair/extra cleaning costs.

3. GUESTS & NOISE
• Overnight capacity: up to 8 registered guests across 3 BR + bunk nook.
• Extra visitors: after guest #6 = $25 / person / night (must be declared).
• NO parties or events. Breach = $500 fine + removal without refund.
• Quiet hours: 10 PM – 8 AM (city ordinance). Each noise-monitor alert we have to resolve = $100 fee.
• Local Tucson residents: message us your stay purpose before booking.

4. HOT-TUB & FIRE-PIT SAFETY
• Hours: 7 AM – 11 PM (respect neighbors).
• Hot-tub: shower first, no glass, max 6 people, replace cover after use.
• Fire-pit: never leave unattended; fully extinguish with water before midnight.
• Liability: use at your own risk; you are responsible for any injury or damage.

5. PROPERTY CARE
• No smoking or vaping indoors. Evidence = $200 / day deep-clean charge.
• Check-out: 11 AM sharp. Unauthorized late check-out = $100.
• Plumbing: toilets = toilet paper only. You cover plumber cost for clogs caused by wipes, feminine products, etc.
• Outdoor areas: keep gates closed; respect desert landscaping—no climbing on walls or fence.

6. GOOD-NEIGHBOR CODE
• Park only in designated driveway (3 cars max).
• Garbage days: Tue & Fri – roll bins to curb night before / return after pick-up.
• Report any maintenance issue immediately via the Guest App so we can fix fast.

Booking confirms you have read, understood, and agree to follow all rules. Breach of rules may result in immediate termination of stay without refund and additional fines as listed above.
