Please note that we have tenants living in the basement, but rest assured there are no shared spaces — especially the entrance, which is completely separate so you have your own privacy.

For the safety and security of everyone, we require that guests have their identity/account verified through submitting IDs on the booking platform’s official ID verification process. There is no need to submit your ID directly to the host.

Check-in and Check-out Hours:
Our check-in and check-out hours are essential for our cleaning team's preparations. If you require an earlier check-in or late check-out, please notify us with 1-2 days' notice, subject to availability. Unauthorized extensions may result in a $200/hour fee.

Parking:
We request that you park only in the designated areas listed in our check-in instructions.

Shoes Off, Please:
We ask that guests refrain from wearing shoes or slippers inside the house. This tradition helps preserve the cleanliness of our shared spaces.

Toilet Use:
We request that you only flush human waste and toilet paper down the toilet. For all other items, please use the bins provided for proper disposal. This will help prevent any plumbing issues and ensure a trouble-free stay for everyone.

Authorized Guest Count:
To ensure a cozy and safe stay, we request that only the guests listed in your reservation join us at the property. Please notify us promptly of any changes to your guest count. An extra guest fee of $50.00 per person per night applies.

Recyling/sorting:
We encourage guests to recycle during their stay to help reduce environmental impact. Your participation is greatly appreciated and contributes to a more sustainable and eco-friendly experience for everyone. Please note that failure to follow local recycling regulations may result in fines imposed by the city (up to $300), which will be the responsibility of the guests.

Garbage:
We kindly ask that you dispose of and manage your trash responsibly. Excessive garbage may result up to a $300 fee for additional disposal costs. Thank you for your cooperation.

Respecting Quiet Hours:
We highly value your comfort and the peaceful atmosphere of our property. Quiet hours, observed from 10:00 PM to 7:00 AM, ensure a serene experience for all guests and neighbors. Your understanding and cooperation in respecting these hours contribute to a harmonious stay for everyone.

A Smoke-Free Environment:
To maintain a comfortable environment for all, we strictly enforce a no-smoking policy indoors. We impose a fine of $1000.00 to cover extensive cleaning and odor removal, ensuring the comfort of all guests.

Cancellation Policy:
Before confirming your reservation, please review the provided cancellation policy. Once your reservation is confirmed, it will be assumed that you acknowledge and accept the terms of the cancellation policy. For added peace of mind, we strongly recommend considering the purchase of travel insurance to safeguard against potential losses resulting from unforeseen cancellations.

Maintenance and Care:
We request that you treat our home with the same care and respect as you would your own. Our dedicated team follows a checklist to ensure everything is in order for our guests. If, during your stay, any items are accidentally damaged or broken, please promptly inform us so that we can arrange for necessary repairs in consideration of our future guests.

Penalty fees:

This is a strictly non-smoking property. A $1000 cleaning fee will apply if smoking of any kind (including tobacco, cannabis, or vaping) is detected inside the unit.

🐾 Pet Policy
No pets are allowed unless approved in advance. Unauthorized pets will incur up to a $1000 penalty to cover deep cleaning and potential damages.

🎉 Event Policy
No parties, events, or large gatherings are allowed without prior approval. Unauthorized events may result in immediate eviction and additional fines up to $1000.

We wish to emphasize that we hold the right to consider the immediate conclusion of your reservation if, regrettably, any of these house rules are not fully observed. This is a great house that could be a 5-star but some minor changes are required. First, this is a very nice house in a quiet neighborhood. Plenty of space for 8 adults, no problem.Jerry, the host, is very responsive. It was very hot in the house upon arrival. Texted Jerry and he dropped off fans for all the bedrooms the next day (no AC in the house which is common in the area).The bedrooms desperately need dressers or at least some clothes hangers. I used the windowsill in the primary suite as my countertop for all my clothes. Also need to leave some extra pillowcases, sheets in the closet, just in case. These are simple fixes that can help make this house a 5 star. Most importantly what anyone reading this should know is that we would stay here again.
