The Space:
This home is thoughtfully designed to offer both luxury and entertainment, with spacious living areas, stylish bedrooms, and a dedicated fun zone for kids and groups.

THE MAIN FLOOR:

The main level features 3 spacious bedrooms, including a stunning master suite that feels straight out of Architectural Digest. Enjoy a king bed, TV, walk-in closet, and a spa-inspired ensuite bathroom with his-and-hers sinks and an incredible his-and-hers shower.

The patio is accessible directly from both the living room and the master ensuite bathroom, creating a beautiful flow to the outdoors.

The other two bedrooms include:
• Bedroom 2 with a king bed
• Bedroom 3 with a queen bed

A stylish common bathroom serves these two rooms.
The open-concept kitchen, dining, and living area is ideal for gathering, cooking, and spending quality time together. Step outside to the private backyard where you’ll find:

• 4 lounge chairs for relaxing
• A covered gazebo with outdoor seating

• A hot tub for the perfect unwind

LOWER FLOOR:
The lower level is designed for fun and entertainment. It features a Bedroom 4/ Games room with two double-over-double bunk beds, comfortably sleeping up to 8 guests ~ perfect for kids or larger groups.

Entertainment includes:
• An arcade machine with 500+ classic games
• A popcorn machine
• A projector and screen for a cozy indoor theatre night

This level also includes:
• 1 private bedroom with a double bed and dedicated study desk
• 1 full bathroom
• A full laundry area with a spice kitchen for your convenience

Other Things to Note:

★ Guest ID Requirement:
To ensure the safety and security of all guests, a valid government-issued photo ID is required for the primary guest responsible for the reservation. IDs must be submitted after booking confirmation. Failure to provide ID may result in cancellation without refund.

★ There is also a completely separate 2-bedroom suite on the property with its own private entrance, where two long-term tenants (including the property manager) reside. They do not share any indoor or outdoor spaces with the main house.

★ Separate Homes on Property:
There are two separate homes on the property — the Main House and the Side Coach House. You have booked the Main House. The Side Coach House is rented separately and may be occupied by other guests. The driveway is the only shared area between both homes. Please refer to the drone photo in the listing photos for clarity.

★ Parking Information:
Your group has 4 dedicated parking spots. The driveway is shared with guests staying in the separate coach house, who have their own reserved parking on the right side. A detailed parking guide will be provided before arrival.

★ Noise Monitoring:
A noise monitoring device is installed on the property to help prevent parties and maintain a peaceful environment. It only measures sound levels and does not record conversations.

★ Family-Friendly Add-Ons (Advance Notice Required)
• Crib: $50 per stay
• High Chair: $50 per stay

★ Street Noise Disclosure
The home is located on a busier street, which may experience higher traffic noise during peak hours (4:30–5:30 PM and 8:30–9:30 AM). Inside the home, noise is minimal, and earplugs are provided for added comfort.

House Rules:

1. Parties, Smoking & Events:
No parties, events, or smoking anywhere on the property. This includes cigarettes, vaping, e-cigarettes, and cannabis (including edibles odors inside the home). NO weddings, celebrations, or gatherings. Unauthorized events will result in eviction, forfeiture of the deposit, and a $500 per-night violation fee

2. Guest Policy:
Please ensure all guests and visitors are included in your reservation. All visitors are considered guests, and pricing is based on the number of registered occupants.
Unauthorized guests, even for one night, may result in a $100 per guest, per night charge for the entire stay.

3. Noise Restrictions:
Quiet hours are from 10 PM to 8 AM. Please avoid loud music or disruptive noise at any time to respect neighbours and other guests.

4. Check-In & Checkout:
Early check-in and late checkout are subject to availability and must be approved in writing. Early check-in: $50 per hour, maximum 2 hours early. Standard checkout: 11:00 AM
If checkout has not occurred by 11:30 AM without approval, a $500 fee or one full nightly rate (whichever is greater) as it may effect our same-day bookings.

5. Accidental Damage :
We understand accidents happen no stress. Please inform us right away if anything is damaged. We carry third-party coverage, so most accidental damage is covered. Any damages not covered by insurance will be charged to card on file. Honest communication helps us maintain the home for all guests.

6. Waste Disposal :
Proper garbage disposal and sorting is required during your stay.
Guests must ensure all garbage, recycling, and compost are sorted and disposed of correctly.
A Garbage & Recycling Guide will be provided in the digital guide on the day of your check in. Improper disposal may result in a $200 additional cleaning or compliance fee, deducted from the security deposit, as the city may fine or refuse collection if waste is not handled correctly.

7. Supplies: Basic essentials (toilet paper, paper towels, soap, spices) are provided to get you started. Additional supplies are the guest’s responsibility.

8. Additional Charges :If rule violations, extra guest fees, pet fees, or additional charges exceed the security deposit, the remaining balance may be charged to the card on file.

9. Hot Tub : Guests are required to follow all hot tub rules and usage instructions provided in the digital guide.
If the hot tub is left excessively dirty, contaminated, or requires special servicing or water replacement due to misuse, an additional cleaning fee of $200 may be charged to cover professional cleaning and reset costs.

Pet Rules:

1. Furniture Restrictions:
Pets are not allowed on beds or sofa beds. A $200 additional cleaning fee may apply if excessive pet hair is found on bedding or furniture.

2. Outdoor Supervision:
Pets must not be left unattended in the backyard. Please clean up after your pet. A $100 cleaning fee applies if pet waste is found.

3. Indoor Supervision:
Pets must not be left unattended inside the home. If stepping out, please bring a crate and ensure your pet is crated.

4. Noise Control:
Pet noise must be kept to a minimum, especially during quiet hours. Excessive barking or disturbances may result in cancellation without refund.

5. Approved Pets Only:
Only pets approved and added to your booking are permitted. Unauthorized pets will incur a $200 per pet, per night fee for the entire stay.
