The Villa – Private Lake Lodge with Sauna & Jetty

Summary:

This spacious lakeside villa offers uninterrupted panoramic views over the water through wide floor-to-ceiling windows. Step directly from the house onto the large terrace and private garden, which borders the lake and leads to your own dock. Boats are moored right in front of the property. In the evening, the sun sets over the lake and the water glows in warm light – a calm, private setting for families and friends.



The Space:

The villa offers 350 sqm of living space across two floors and is designed for large families or groups who value space, comfort and privacy.



Main living level (ground floor – approx. 180 sqm)



The main level features 12-meter panoramic windows facing the lake with unobstructed views across the water. The entire floor is equipped with underfloor heating, making it comfortable year-round.



The dining area seats up to 14 people and connects to a spacious living room with a grand piano, large screen, and Bose sound system. High-speed fiber internet (150 Mbit/s) with access points throughout the house ensures stable connectivity in all rooms.



A new sauna, located directly next to the living room, allows easy access between relaxation and the lake terrace.



The newly renovated kitchen is fully equipped for cooking for large groups and includes oven, microwave, kettle, coffee machine, toaster, dishwasher, and a refrigerator with ice maker. The storage beside the kitchen has the washing machine and dryer same as an wine fridge.

Upper floor



Upstairs you’ll find five bedrooms, each offering privacy and storage space:

• Bedroom 1: double bed with lake view

• Bedroom 2: double bed with panoramic lake view

• Bedroom 3: double bed with balcony and sunrise view

• Bedroom 4: double bed with morning sun

• Bedroom 5: bunk room with four beds

There are three bathrooms upstairs, including two showers and a freestanding bathtub.



* When you book for 13+ people the boathouses (last picutures) is added automatically with another double bed or you can add it manually later if you like.

Outdoor areas



Outside, multiple terraces surround the house. The outdoor kitchen features a gas burner and pizza oven. A 35-meter private jetty extends into the lake, allowing direct access for swimming or cooling down after sauna sessions. Subtle garden and jetty lighting create a calm evening atmosphere.



Guest Access:

You have exclusive access to the entire villa, sauna and outdoor areas.

• one technical basement room



Parking for up to 4 cars is available on the property. No street parking.



Please note: no shoes inside the house.



The Neighborhood:

The neighbors are truly friendly – very typically Swedish. Please say hello to everyone; a simple “Hej” is always appreciated and creates a welcoming atmosphere.



We kindly ask you to respect the privacy of others: please do not enter neighboring properties and avoid driving boats close to other houses. When using the access road to the house, please drive slowly – children and animals may be present.



Getting Around:

The nearby town of Ulricehamn (to the north) offers a lively atmosphere with good restaurants, cafés, and bars.



For fishing enthusiasts: the lake can be fished with a valid fishing permit, available at the local tourist information office or online via iFiske. We are happy to provide a canoe. Motorboats can be booked as an optional extra and add even more enjoyment on the water.



For hikers, we have several maps available on-site, including regional topographic maps, local hiking maps, and a lake chart for Åsunden.



For daily groceries, Gällstad is about 10 minutes away. If you’re interested in shopping, Gällstad also features a large outlet center. Ulricehamn is approximately 16 km away.

We respect your privacy and space. You will have the entire villa to yourselves and will not be disturbed during your stay.



At the same time, we are always reachable if needed. Before arrival, you will receive all important information for a smooth check-in and stay. During your visit, we are available via messages to assist with any questions or issues.



We won’t be present on-site unless specifically requested or necessary. Our goal is to give you a calm, private stay with reliable support in the background.
