This stunning, detached estate is located in the market town of Velden, in the Dröschitz district, above Lake Wörthersee in Carinthia. Dröschitz itself lies on a plateau at 730 meters above sea level between Lake Wörthersee and Lake Ossiacher See. It is nestled among the green forests of the Ossiacher Tauern.
Velden is an ideal starting point for hikes, bike rides, and mountain bike tours from the Tauern to the nearby Karawanken. The state capital, Klagenfurt—with its airport—as well as Villach and the Austria/Italy/Slovenia tri-border region are also easily accessible destinations.
The vacation home is located in the immediate vicinity of the Velden am Wörthersee Golf Club (Köstenberg). Other golf courses, such as Moosburg-Pörtschach, Klagenfurt, and Dellach, are within a 30-minute drive.
In winter, it takes 20 minutes to drive to the Carinthian ski resorts “Gerlitzen” on Lake Ossiach, 30 minutes to the Dreiländereck, Tarvisio, and Kranjska Gora, and 45 to 50 minutes to Bad Kleinkirchheim or Nassfeld. All amenities for daily needs, countless restaurants, the casino, and the famous Schlosshotel in Velden are just a 5- to 10-minute drive away.
This cozy, spacious wooden house, built in the Carinthian architectural style, was constructed using eco-friendly building methods and furnished with great attention to detail. Spanning three floors, it offers a total living area of approximately 230 m² and accommodates up to 10 people (no additional beds available). Wood, tile, and carpeted floors, along with wood-paneled walls, create a cozy living atmosphere.
You enter this vacation home through a heavy wooden front door and pass through a vestibule to the side-entrance coat closet, with a guest restroom located just beyond. An open wooden staircase leads to the upper floor, which has three bedrooms, or to the garden level, which has two bedrooms. A highlight is the large, open kitchen, featuring a large dining table with a corner bench that fits perfectly into the bay window. It is fully equipped with a large refrigerator, dishwasher, filter coffee maker (whole beans), capsule coffee machine or espresso maker, toaster, electric kettle, and other kitchen appliances. For cooking, you can use either an electric stovetop or a historic wood-burning stove.
Particularly impressive is the adjoining, cozy living room with its original hypocaust tiled stove (self-heating), which can be stoked with the provided firewood as needed. A hunting lodge with wood paneling and a newly installed tiled stove rounds out the first floor. Firewood is included from October through April. The living room leads out to the large, wraparound balcony with various seating areas, from which you can enjoy the outstanding view of the Karawanken Mountains. The balcony provides direct access to the outdoor kitchen and, in the summer (approx. May through October), to the private pool. The pool can optionally be heated with a heat pump.
A wooden staircase leads to the upper floor. Here, a hallway leads to three double bedrooms and a bathroom with a toilet and shower. From the two master bedrooms, you can step out onto a loggia with a magnificent view of the Karawanken Mountains. The hypocaust wood-burning heating system (to be fueled by the guest) on the first floor heats all the bedrooms on the upper floor. Firewood is included from October through April.
On the garden level, you’ll find two double bedrooms and a bathroom with a shower and toilet. The living room features an additional fireplace that can be heated with wood. Firewood is included from October through April. The living area opens onto a sheltered terrace, which also offers a stunning view of the Karawanken Mountains and is furnished with seating.
The additional electric heating installed in all living and sleeping areas is integrated into a smart-home control system and can be individually regulated by the guest through this system. The bathrooms feature modern, electrically powered towel warmers.
A wallbox in the parking area is available for guest use. Electricity consumption is billed (and can be separated later) based on usage in the main house.
