The Space:

Ishan is a new-construction modern home with sleek architecture and mountain views from every angle. The patio doors open to a courtyard made for gathering, with a hot tub, fire pit and a spacious outdoor dining table. Four bedrooms, three kings and one with two single beds, each have their own ensuite bathroom, and one sits in a separate casita, which makes it a comfortable fit for families and groups of friends. The garage adds a pool table and yoga mats, and the yard is fully fenced. Set the table outside and let dinner run long.

Open the patio doors to the courtyard, the home's main gathering space, with mountain views in every direction. Relax in the hot tub, gather around the fire pit or settle in for a long meal at the spacious outdoor dining table. The yard is fully fenced.



-Living Area-

The interior is sleek and modern, with smart TVs and streaming apps for movie nights. The garage is set up as a bonus space with a pool table and yoga mats.



-Kitchen and Dining-

The fully equipped chef's kitchen has room to cook for the whole group. When the weather is right, take dinner out to the outdoor dining table in the courtyard.



-Bedrooms and Bathrooms-

Ishan has four bedrooms, each with its own ensuite bathroom, and one of them is in the casita. Three bedrooms have king beds and one has two single beds.

Downtown Joshua Tree and Joshua Tree National Park anchor the days at Ishan. Pappy and Harriet's in Pioneertown, La Copine and Palm Springs make good outings.

The entire house and property are yours to enjoy! Please note that there are a few supply closets that are locked that house supplies for the rental.

Ishan is in Yucca Valley on paved roads, with cell phone coverage and mountain views.

Getting Around:

A personal vehicle is necessary to get around in this area - rideshare apps are not guaranteed.



The roads to Ishan are paved.



Parking: up to 4 cars fit in the driveway and 2 in the garage, for a maximum of 6 cars. There is no street parking.



Other Things to Note:

-Pool and Hot Tub Service-

The hot tub is serviced Tuesdays and Fridays, approximately between 9am and 4pm. Please note that these times are estimates and may change slightly due to our technician's busy schedule. He will not approach the house but will go directly through to the backyard.



-Pet Policy-

We welcome your dogs! There is a $100 per dog per stay fee, limit of 2 dogs maximum. Please note on your reservation if you are bringing dog(s) and how many, and we will adjust the price accordingly. There is an unauthorized pet fee of $500. Please use the provided dog sheets before allowing your dogs on any furniture. Cats and other pets are not allowed. We are unable to accommodate cats because of the owner's severe allergy.

-Wildlife & Safety-

The desert landscape is teeming with wildlife and natural beauty, offering a unique connection to nature, but it's important to be mindful of the creatures and plants that call this area home. Guests may encounter a variety of wildlife during their stay, and while direct encounters with dangerous animals like coyotes, snakes, scorpions, bobcats, mountain lions and other desert dwellers are rare, it is important to be aware of your surroundings and to keep a safe distance from these creatures when spotted. Additionally, the desert is dotted with sharp cacti and other spiky plants. For your safety, always supervise children, pets, ESAs, and service animals while outdoors. Dogs should remain on a leash at all times and be watched closely while outdoors, as they can wander into potentially unsafe situations with wildlife or plants. By booking this property, guests acknowledge the potential for wildlife encounters and assume responsibility for their safety and the safety of their group. By respecting the local environment and staying aware, you can fully enjoy the magic of the desert.



-Security Camera-

For your security, there is an exterior camera facing the driveway, which monitors vehicles and occupancy. There are no cameras inside the home or facing any private areas, including the hot tub area.



-Hot Tub Care-

Please avoid using the hot tub immediately after it has been serviced, as chemical levels are higher than usual for a short time. Please rinse off oils and lotions before entering, keep the cover on when not in use, and no drinking in the hot tub, please. Any misuse may result in an additional maintenance charge.



-ATVs and Off-Road Vehicles-

Riding ATVs or other off-road vehicles on the property is not allowed. If you rent an ATV during your stay, please use designated off-road trails and be mindful of noise for the neighbors.



-Check-in and Check-out-

Check-in is after 4:00 PM and check-out is at 11:00 AM. Early check-in and late check-out requests must be made at least 24 hours in advance and are subject to availability and our cleaning schedule.



-Late Check-out-

Any unauthorized late check-out beyond the 15-minute grace period will incur a $100 fee for the first hour, with an additional $100 charged for every hour thereafter.



-Check-out Tasks-

Before you leave, please wash any dirty dishes or load and start the dishwasher, place used towels on the bathroom floor, leave used beds unmade, turn off all lights, check for personal items, and lock all doors and windows. No other cleaning or trash removal is required unless noted elsewhere in this listing.



-Lost and Found-

Items left behind will incur a minimum return shipping fee of $50, depending on the shipping address.



-Quiet Hours-

Quiet hours are 10:00 PM to 8:00 AM. No external speakers allowed. Please keep voices and music at a respectful level outdoors at all times, and turn off all music, including portable and vehicle audio, during quiet hours. Guests are responsible for any noise fines, and a minimum $1000 fine applies to any noise citation.



-Smoking-

Smoking of any kind, including cigarettes, cigars, vapes and cannabis, is not permitted inside the home. Outdoor smoking must be at least 20 feet from doors and windows, and all smoking materials must be fully put out and thrown away. Evidence of indoor smoking will result in smoke-removal charges and a $1000 fee.



-Visitors-

Only guests listed on the reservation may stay at or visit the property unless we approve it in advance, and the total number of people on the property may not exceed the listing's maximum occupancy. Please message us before inviting any visitors.



-Parking-

Please park only in the driveway or other designated parking areas on the property. Street parking is not permitted and may result in fines.



-Restricted Areas-

Any locked closet, room or storage area on the property is reserved for rental supplies and is off limits to guests. Guests may be held responsible for damage or missing items if a locked area is entered.



-Photoshoots and Events-

Unauthorized events, weddings, receptions, parties, or commercial use—including photography, videography, advertising, or media projects—are strictly prohibited unless the Host has granted prior written approval and required fees paid and/or permits pulled. Any unauthorized commercial activity or use of the property’s name, address, images, or likeness may result in a penalty of up to $10,000, in addition to any damages or losses incurred, and will result in the immediate termination of the Guest’s reservation without refund.



-Cell Service-

Cell phone coverage is available at the property, though reception can vary by carrier.



-Damage Waiver Policy-

Each reservation requires either a refundable security deposit or a non-refundable damage waiver.
