Welcome to your downtown Austin getaway! Nestled in the vibrant 704/S 1st neighborhood, this stylish 3-bedroom, 2.5-bathroom home provides the perfect blend of comfort and convenience. Fully equipped with every necessity you could need and walkable to incredible shops, restaurants and cafes. The home boasts plenty of space with luxury bedding and plenty of natural light. We have meticulous cleaning standards to guarantee your comfort and satisfaction!

The Space:
As you step inside, you'll be greeted by a thoughtfully designed living space adorned with modern decor and ample natural light. The fully-equipped kitchen offers a seamless cooking experience, whether you're preparing a quick snack or a gourmet meal. The dining area provides a cozy spot to enjoy your culinary creations.

Upstairs, you'll find three inviting bedrooms, each designed for a restful night's sleep. The master bedroom boasts its own ensuite bathroom, ensuring privacy and convenience. The additional bedrooms share a well-appointed bathroom.

Here's the sleeping arrangement:
Primary: King bed
Bedroom 2: Queen bed
Bedroom 3: Queen bed
Living room: Couch can be slept on

Take advantage of the charming outdoor space, perfect for morning coffee or an evening unwind. The property's location offers easy access to Austin's renowned attractions, dining, and entertainment, providing an ideal home base for your exploration. Other Things to Note:
Only small dogs are allowed under 25 pounds. If guests bring a dog, only 1 dog is allowed and any animal waste is required to be picked up and disposed of. Any damage by an animal or waste not properly disposed of is subject to a minimum fee of $100.

To ensure the safety and security of everyone in the property, we kindly remind you to always lock the door when entering or exiting. If a door is found unlocked, a fine of $25 per occurrence may apply to help reinforce this important measure.

Please be advised that the mailbox is strictly for the owner's access only. Kindly make alternative arrangements for receiving your mail.

**If there's any extra trash that doesn’t fit in the bins (which can sometimes happen after gatherings), it may need to be removed separately, and there could be an additional charge. To help avoid any extra fees, we kindly ask that all trash fits securely inside the provided bins.**

Please ensure that all waste is disposed of in the correct bins. Placing trash in recycling or compost containers will result in a fine to cover the cost of a haul-off.

Perfect!

We loved it. Great spot for my husband to work remotely while I opened a new restaurant nearby. Walking distance to parks, coffee and restaurants. Minutes from downtown, but such a quiet and peaceful neighborhood! Neighbors were very kind and also quiet which was nice. Very comfy and well-equipped. Would stay again!
