The home sits on a quiet half-acre in Manchaca with mature oak trees, a fully fenced yard, and more breathing room than most properties twice the price. It was fully renovated and the quality carries through every room. Four bedrooms, three full bathrooms, 2,321 sq ft, sleeps 12.
SLEEPING
Left wing has three bedrooms. First is a private ensuite with two queen beds and its own dual-vanity bathroom. Down the hall is a king bedroom. Next to that, another king, steps from a single-vanity bathroom. The back of the home has a fourth bedroom with two queens, a desk, and access to a second dual-vanity bathroom.
Kings are WinkBed. Queens are Novaform Advanced Gel Memory Foam. Every bedroom has 92-inch blackout curtains, ceiling fan, sleep noise machine, full-length mirror, closet with wooden hangers, luggage rack, laundry basket, earbuds, and extra pillows and blankets.
BATHROOMS
All three fully remodeled with rainfall showerheads. Each stocked with shampoo, conditioner, body wash, hand soap, Q-tips, cotton balls, bath towels, hand towels, and makeup towels. Hair dryers available.
KITCHEN
White shaker cabinets, brushed gold hardware, quartz countertops. Built-in wine cooler, dual coffee maker for ground and pod, refrigerator with ice maker, electric stove, microwave, dishwasher. Fully stocked for a group cooking real meals. The 8-person dining table sits right off the kitchen and tends to be where everyone ends up.
LIVING ROOM
Stone fireplace wall, floor-to-ceiling black metal arched mirror, 75-inch smart TV. Log into any streaming app directly from the remote. Board games and books stocked.
BACKYARD
Half an acre, fully fenced, shaded by mature oak trees. A raised deck with wicker seating, outdoor bar, dining area with string lights, and a charcoal grill. Guests bring their own charcoal. Kids have the full yard. Garden hose available. Horseshoe dual-entrance driveway fits 4 to 5 cars.
FOR FAMILIES
Pack n play, baby crib, high chair, kids dishes and utensils, board games, and books. Please note the home is not baby-proofed. Outlet covers and baby gates are not provided.
GOOD TO KNOW
High-speed WiFi, Nest thermostat with central A/C and heat, in-unit washer and dryer with detergent, whole-home water softener, Yale keypad entry. Eufy doorbell and two exterior cameras front and back, both disclosed.
No pets. No smoking indoors.
THE NEIGHBORHOOD
Directly next door to Hummingbird House, one of Austin`s most popular garden wedding venues. Texas Keeper Cider is around the corner. Menchaca Road bars and restaurants are minutes away. Airport is 20 minutes east. Circuit of the Americas is 25 minutes away. Downtown Austin is 15 minutes north. Thank you for choosing our home. Please read these rules carefully before booking. CHECK-IN AND CHECK-OUT
Check-in: 4:00 PM Check-out: 11:00 AM
Late check-out must be requested and approved in writing by 9:00 PM the evening prior and is subject to availability. Unauthorized late check-out is charged at $100 per hour past 11:00 AM. Early check-in requests are welcome but cannot be guaranteed. Please message us in advance and we will do our best to accommodate.
OCCUPANCY
Maximum occupancy is 12 registered guests. This limit is strictly enforced. Guests must accurately represent the number of occupants at time of booking. Misrepresentation of guest count is grounds for immediate cancellation without refund. Unauthorized overnight guests are not permitted. Day visitors are not allowed without prior written approval from the host. Unauthorized guests will result in a $150 per person fee and potential cancellation.
NO PARTIES OR EVENTS
This is a residential home in a quiet neighborhood. It is strictly a no-party, no-event property. No gatherings, celebrations, or organized events involving non-registered guests are permitted indoors or outdoors. This includes but is not limited to birthday parties, bachelor and bachelorette parties, reunions, and any event where non-registered guests are present. Violation of this rule results in immediate termination of the reservation without refund and a minimum $500 fine.
NOISE AND QUIET HOURS
Quiet hours are strictly enforced from 10:00 PM to 7:00 AM daily. All outdoor noise, music, and gatherings must cease by 10:00 PM without exception. Please be respectful of our neighbors and the surrounding residential community at all times, not just during quiet hours. Noise complaints from neighbors may result in cancellation without refund.
PETS
Dogs are welcome with prior host approval. Maximum 2 dogs. Pet fee is $150 for one dog and $75 for a second dog, per stay. Dogs must be disclosed at time of booking. Undisclosed pets will result in a $300 fine plus additional cleaning fees and immediate cancellation. Dogs must be kept off furniture and bedding. Guests are responsible for cleaning up after their dogs in the yard and disposing of waste properly. Any pet-related damage will be charged to the guest at replacement cost.
SMOKING
No smoking, vaping, or use of illegal substances anywhere on the property, indoors or outdoors, at any time. Violation incurs a $300 fine plus additional cleaning fees.
PARKING
Parking is permitted in the driveway only. The driveway accommodates 4 to 5 vehicles. Do not block neighboring driveways or obstruct the street at any time. Guests are responsible for any parking citations received.
FIREPLACE
The indoor fireplace is decorative only and must not be used under any circumstances. Do not attempt to light or operate it.
OUTDOOR GRILL
The charcoal grill is available for outdoor use only. Guests must bring their own charcoal and lighter fluid. Never leave the grill unattended while lit. Fully extinguish coals before going indoors or to sleep. Do not move the grill from its location on the deck.
BACKYARD AND SHED
The backyard shed is not accessible to guests under any circumstances. It is used for host storage and cleaning supplies only.
GENERAL CARE
Please treat the home with the same care you would your own. Damaged, broken, or missing items will be charged to the guest at replacement cost. Only flush toilet paper. Do not flush wipes, paper towels, feminine hygiene products, or any other materials. Used towels should be placed on bathroom floors only. Please do not place them on furniture or bedding.
CHILDREN AND SAFETY
This home is not baby-proofed. Outlet covers and baby gates are not provided. Parents and guardians are solely responsible for the safety and supervision of children at all times. The homeowner assumes no liability for injuries that occur on the property. In case of emergency dial 911.
WEAPONS
No weapons or firearms are permitted on the property at any time.
SECURITY CAMERAS
The property has two exterior security cameras, one monitoring the front driveway and one monitoring the backyard. Both are positioned outdoors only and are disclosed in the listing. Footage may be used to verify occupancy limits and rule compliance.
