A two-bedroom, two-bath loft built for trail weekends. The Tunnel Vision trailhead is 0.1 mile away, the Back 40 connects from there, and Phat Tire Bike Shop is right downstairs for tune-ups. Inside: a big trail map in the entry, a full kitchen, a six-seat table, a sunny living room, and a balcony. Two queen bedrooms (one en suite) plus a queen sleeper sofa sleep six. In-unit washer and dryer, elevator, and bike wash station on site.



The Space:

THE LOFT

· Entry with a big Bella Vista trail map

· Open kitchen and dining area with a six-seat table

· Full kitchen with a full-size refrigerator, cooktop, microwave, dishwasher, and cookware

· Coffee station with a coffee maker that brews a full pot or a single cup

· Living room with a wall of windows, a sectional sofa, lounge chairs, and a 55-inch Roku TV

· Balcony off the dining area

· Washer and dryer in the loft



SLEEPING (sleeps 6)

· Primary bedroom: queen bed, closet, and en suite bathroom with a glass walk-in shower

· Second bedroom: queen bed and closet

· Living room: queen sleeper sofa

· Second full bathroom off the hallway with a glass walk-in shower

· Elevator and stairs to every floor

· Bike wash station, bike maintenance stand, bike racks, and indoor bike parking in the hallways

· Ice machine and cleaning supplies in the shared hallway closet

Guest Access:

You'll have the whole loft to yourselves: both bedrooms and bathrooms, the kitchen, the living and dining areas, the balcony, and the in-unit washer and dryer.

· Shared with other loft guests: the bike wash station, bike maintenance stand, bike racks, indoor hallway bike parking, the hallway ice machine and cleaning-supply closet, and the courtyard behind the building

The Neighborhood:

Little Sugar Lofts is a newer three-story building at 10 Riordan Road in Bella Vista, with Phat Tire Bike Shop and Trailside Coffee on the ground floor. You're sitting right on the Northwest Arkansas trail network:



· Tunnel Vision trailhead: about 0.1 mile, visible from the back of the building. The Tunnel Vision loop connects to the Back 40 and the Slaughter Pen features area

· Blowing Springs trailhead: about 1 mile

· Little Sugar trailhead and the Razorback Greenway: about 2 miles

· Tanyard Creek Nature Trail and waterfall: about 3 miles

· Bella Vista golf courses: about 5 minutes by car

· Downtown Bentonville, Crystal Bridges Museum of American Art, and The Momentary: about 15 to 20 minutes by car



Getting Around:

Many of the area's best trails are reachable by bike straight from the building. A car is the easiest way to get to Bentonville, Rogers, and the rest of Northwest Arkansas, and Northwest Arkansas National Airport (XNA) is about a 35-minute drive. Parking is in the lot in front of the building, which is shared with the bike shop and coffee shop, so spaces aren't guaranteed at busy times. Uber and Lyft serve the area.



Other Things to Note:

· This is a mixed-use building. Phat Tire Bike Shop and Trailside Coffee operate on the ground floor, so expect some daytime activity downstairs.

· The parking lot is shared with the ground-floor businesses, and spaces are not guaranteed.

· Security cameras monitor the building's exterior and shared hallways. There are no cameras inside the lofts.

· Want to use Bella Vista's lakes, pools, or golf courses? We're happy to help arrange Bella Vista POA guest passes. The POA charges a fee, and its office is closed on weekends, so please ask at least five business days before your stay.

· Traveling with a larger group? Little Sugar Lofts has eight lofts in the same building. Message us about booking more than one.

· Sorry, no pets.



Supplies: We stock a starter supply of essentials, including toilet paper, paper towels, trash bags, dish and laundry soap, and coffee, to get you through the first couple of days. For longer stays, please plan to pick up extra supplies as needed.
