Villa Luita is a luxurious five-bedroom, five-bathroom retreat situated in the picturesque town of Burradoo (a suburb of Bowral). With stunning landscaped grounds and a beautifully designed interior, this spacious home defines country elegance. At the heart of the home is an open-plan kitchen and dining space featuring a gorgeous, raked ceiling, cosy wood-burning fireplace, and a grand dining table. This area opens to an impressive alfresco entertaining area with an additional fireplace, stylish outdoor furniture, and a four-burner BBQ.

The ground floor features a dedicated media room, sitting room, and casual dining room. Three generously sized bedrooms are situated downstairs, and the remaining two are upstairs connected by an additional sitting area. Each space is immaculately presented and complete with chic ‘modern farmhouse’ style furnishings and décor.

This remarkable home also features a separate cabana/pool house consisting of a living room, games room, and alfresco dining overlooking an incredible inground swimming pool and spa. The list of features is endless, there is a chess set, a foosball table, and even a dedicated area designed for croquet between the main building and the pool house. The thoughtfulness and attention to detail that has gone into the design of Villa Luita is a dream for guests who appreciate the finer things in life.

This home is located an easy four-minute drive to Bowral, home to a fantastic selection of cafes, bars, restaurants, and eclectic retail stores. Nearby activities include the Bradman Cricket Oval and Museum, the Bowral Golf Course, the beautiful Lake Alexandra Reserve, Corbett Gardens, the Southern Highlands Botanic Gardens, and countless other scenic parks and historical sites that are well worth a visit.

Villa Luita is also conveniently close to the Gibraltar Country Club and other event venues along Centennial Drive, including Park Proxi Gibraltar Bowral and Centennial Vineyards.

The area is renowned for its wineries and there are countless to choose from just a short drive from Burradoo, including the Southern Highlands Winery, Artemis Wines, Tertini Wines, and Diamond Creek Estate.

Linen
All linen (sheets and bath towels) is supplied for your stay and included in the tariff. For the comfort of our guests, we do not triple-sheet. All beds have a fitted sheet, a flat sheet and a quilt with a full cover. BYO linen for the complimentary travel cot. BYO pool towels for swimming pool and spa.

Noise Monitoring Devices
There is a noise monitoring device installed at this property (there is one in the main house and in the cabana.) It does NOT pick up or record conversations but will alert our property management system/security team if the decibel level gets to an unacceptable level (levels as per the NSW Code of Conduct laws regarding noise in short term rental properties). It must not be switched off or removed during your stay.

Property Specific Notes
Enough wood will be supplied for the fireplace/slow combustion wood heater for the first two nights. After that, guests must purchase top-up wood and kindling from the local petrol stations at their own cost.

There is a maximum of 4 cars permitted on or around the property at any time.

Please note this property has external security cameras covering the pedestrian gate on the corner of the property, front entrance of the house, driveway pointing to the driveway gate and parking bay in the driveway.

There is a water feature on the grounds with grating in the water to ensure the safety of any small children, please do not let anyone in the water and always supervise small children around the grounds of the house and the pool area.

Pets are NOT permitted at this property.

Wi-Fi is offered as a complimentary extra. As there is no charge, issues will be dealt with Asap but cannot be guaranteed.

To ensure the comfort of our guests and the neighbours, we do not accept bookings for "Schoolies" breaks/under 21yrs groups and under no circumstances do we allow weddings or parties of any sort.  

Notes
Code of Conduct: Payment for the booking warrants you and all guests staying will abide by the Code of Conduct for Short Term Rental Accommodation which can be viewed under the Guest Information tab on our website or a link which will be sent to you in your booking confirmation email.

Noise at Properties: NSW Planning has passed laws that affect guests. The Code of Conduct for holiday renting can be found on our website under the Guest Information tab. In Section 2.5.2 of the STR Code of Conduct, guests have an obligation to ensure the peace and comfort of neighbours and other occupants of the premises (if strata) near holiday rental properties. This means guests have to be very mindful of noise made in or outside the property that can disrupt neighbours at any time of the day. If you or any other guest receives a warning regarding excess noise or excess guests, you may be asked to leave the property immediately with no refund of monies. Noise audible outside the property is prohibited.

Privacy: This property is a holiday rental, it is not a principal place of residence and there are no shared rooms. Enjoy your time in comfort and privacy.
Terms and Conditions: Detailed T&Cs apply for this property and payment warrants your agreement and that of all other guests staying at the property with you. Please share the T&Cs with your other guests.

Check-in and -out Times: During the busy months of December and January, the check-in time is 4 pm to facilitate peak back-to-back changeovers. Our standard check-in time is 3 pm and check-out time is 10 am. We offer a complimentary early check-in or late check-out time as a gesture of goodwill where booking and housekeeping schedules allow. Note that due to demand and housekeeping pressures, no early check-ins or late check-outs will be granted during the months of December and January. The safest way to secure an early check-in or later check-out is to book the property for an extra night. Contact us for a special rate for this extra night. All Sunday late check outs must be requested and approved prior to 5 pm on the Friday evening prior. All complimentary early check-ins or late check-outs must be confirmed in writing so that our housekeeping team are informed accordingly.

Guest Registration: Guest registration is mandatory for all bookings and replaces the need for a cash bond for short term bookings (up to 20 nights). It is essential for fraud prevention, damage claims, safety, and emergency purposes. The process varies depending on the online travel agent used. Direct bookings require the booker to upload a copy of their driver’s licence and credit card through our encrypted online process.

Additional Guests: The guest limits apply at all times during the booking. Any extra guests (this includes day visitors) above those that have been booked and paid for must be approved in writing prior to the stay. Only the guests staying at the property are permitted to be present. If you wish to have visitors in addition to booked guests, you must advise us in writing prior to your stay and ensure you receive written permission. This is not possible at all properties.

No Extras: This property is approved for accommodation only. No mattresses, tents, caravans or more cars than the property accommodates are allowed. Under no circumstances are the following activities permitted at any of our properties: motorbikes, dirt bikes, quad bikes, use of firearms or air rifles, fireworks.

EV Charging: For safety reasons and to comply with insurance requirements, guests are prohibited from charging electric vehicles at any property that does not have a dedicated EV charging station. Charging electric vehicles without proper infrastructure poses a fire hazard, and in the unfortunate event of an incident, insurance cover may be compromised, and the guest held liable. If in doubt, ask our team for the closest EV charging station.

Long Stay Discounts: Out of peak season stays of a week or more may qualify for a discount, please send us a message.

Property Information: Information during your stay can be found in the Guest Information Folder or by calling our office 24/7.

Security Deposit: For most bookings, completion of our registration process and a valid credit card with a $1000 available limit is sufficient for the security deposit. For medium-term bookings (21-40 nights) and long-term bookings (41-90 nights), a non-negotiable cash security deposit is required. This deposit, held in our Trust Account, is refunded after the departure inspection, with any damage or loss deducted. The minimum cash deposit is $2000, with higher amounts for larger or more expensive properties, or at the owner’s/agent’s discretion.

Peace of Mind: For your added security, this property is managed by a Licensed Real Estate Agent. We will never request payments be made to an overseas bank account and your money is held safely in our Trust Account until after your departure.

The property was exactly as advertised, so spacious and comfortable. Great for a weekend getaway and so close to the town centre.When the property manager was contacted they responded promptly.The only downside was no reception available for any of us and the wifi was down.Other than that was a fantastic getaway and would definitely stay at this property again.

The property was beautifully presented inside & out & by far one of the cleanest property we have stayed at. No cobweb anywhere, glass surround of the pool was pristine, pool was clean & welcoming on the unusually hot days we were there. Probably it would be better to be there during the cooler months as the air conditioning could not cope with the 39 deg C. The downstairs was comfortable but it was struggling to cool the upstairs even with the ceiling fans. Some other negatives were the poor quality mattresses on all the pull-outs, lacking in champagne flutes if there were more than 9 adults drinking, some lamps were not working, and being given an inaccurate password for the wifi & needing to resolve this ourselves. Considering the daily tariff was not cheap, it would have been better if there were no negatives

The photos don't do this beautiful home justice. It is huge, beautifully decorated, has everything you need and is 5 minutes away from all Bowral has to offer. Loved by all who stayed there from the Grandparents to the Grandchildren.
