There are no neighbors in sight, no shared amenities, and no other guests. For the dates you book, the entire home, indoor resort wing, outdoor courts, and grounds belong to your group alone.

This is not a typical large vacation home with a bonus game table. It is built like a small private resort that happens to be one house. Wide living spaces are sized for a reunion to land at once. Oversized bedrooms give families and friend groups their own quiet at night, with all bedrooms but one having an attached full bathroom en suite.

A heated indoor pool with a water slide stays open year-round. A full gym, indoor sports court, golf simulator, theater, arcade, and finished garage lounge with a bar mean you can stay in for three days and never run out of things to do — or use the estate as a private base for the nearby WI Dells and Castle Rock Lake areas.

The house sits at the end of a long, tree-lined paved driveway with a formal circular drive. The only company are birds, the occasional deer, and cattle in the distance. Guests who have previewed the property have called the pool better than most hotels and the setting one of the most private stays in the region.

Seating is arranged in more than one cluster. This is the hub between breakfast, pool time, and late nights. A fireplace and central heating and air conditioning keep the house comfortable year-round.

A dedicated office can be closed off for privacy. The primary bedroom also has a desk. For hybrid work, there is a 55-inch screen with an integrated camera and sound suitable for Teams or Zoom — plus the bandwidth to use it. The finished garage is a heated and cooled lounge with a bar and an 85-inch 4K television. Massage chairs sit ready between activities.

SLEEPING ARRANGEMENTS

Six oversized bedrooms and roughly 19–20 beds sleep 30+ guests. Rooms are arranged so families and friend groups can claim their own wing of quiet at night, then meet again in the common rooms in the morning. Nearly every bedroom has its own television. Nine bathrooms are spread through the estate so mornings and pool days do not become a line. Hair dryers, hangers, washer, and dryer are provided.

The bedroom configuration on this listing is the official sleeping map. Message us before you book if you need air mattresses. The stair-free entrance and elevator to all three levels make the house far more usable for multi-generation groups than a typical walk-up mansion.

KITCHEN AND DINING

The kitchen is group-ready: refrigerator and 2 large stand-alone freezers, gas range and oven, microwave, 3 dishwashers, Keurig coffee maker, kettle, blender, toaster, pots, pans, dishes, and utensils. The dining space is sized for reunions, not a table for eight. Plan a grocery run on arrival — this is rural Wisconsin, and cooking in is part of the stay. Linens and towels are provided. There is no daily housekeeping. A professional clean is done between reservations.

THE INDOOR RESORT

HEATED INDOOR POOL AND WATER SLIDE
The indoor pool is heated year-round — guests have enjoyed water around 90 degrees — with lounge seating, hot tub spa, and a water slide. It is yours 24 hours a day. There is no lifeguard. Children must be accompanied by an adult in the pool room, on the deck, in the water, and on or near the slide. Non-swimmers should wear a proper life jacket and stay within arm’s reach of an adult. No glass in the pool area. No running on the deck. Use the slide only as designed, one rider at a time, feet first, when the landing is clear. Secure pool-area doors when you leave.

FULL GYM
Weight stations, a treadmill, and a Peloton, open all hours. No trainer on site. Children must be accompanied by an adult in the gym and while using equipment. Inspect gear, re-rack weights, wipe machines, and wear closed-toe athletic shoes. No wet swimwear on cardio equipment.

INDOOR COURT, GOLF, THEATER, AND GAMES
Indoor racquetball and a full basketball court (bring court shoes; eye protection is smart for racquetball). Indoor golf simulator for range, course, and putting, plus an outdoor putting and chipping green — clubs only in designated golf areas. Theater with a 120-inch screen and Dolby Atmos. Game room with free-play arcade, billiards, darts, ping pong, foosball, shuffleboard, and air hockey, plus on-site mini golf.

OUTDOOR COURTS AND GROUNDS

Full-court basketball, pickleball, volleyball, and tennis, plus lawn and woodland to roam without seeing another house. Stay on drives and designated paths. Do not enter neighboring farmland or approach livestock. Watch for deer after dark. Do not play on wet or icy courts.

WORK, WIFI, AND ACCESS

Internet is hard-line, not satellite, on a whole-home mesh system — typically 500 Mbps minimum and up to about 1 Gbps. Parking is free and plentiful on the private drive. Do not park on lawns or block the circular drive.

THE LOCATION

Tucked into the hills and bluffs of central Wisconsin near Camp Douglas and Hustler.

Property includes numerous walking trails in the woods.

Use the Dells for a full-energy day when the group wants water parks and crowds, then come back to a dark, quiet driveway and a house that is still entirely yours. A car is essential. Rideshare exists in the broader area but should not be counted on for late-night returns. Grocery and supply runs are part of the trip plan.

WHO THIS HOUSE IS FOR

Large groups who want seclusion and a reason never to leave: multi-generation reunions, holiday gatherings, friend-group weekends, sports and golf trips, corporate off-sites that need both a closed-door meeting room and a way to burn energy, and milestone celebrations. Weddings and hosted events only with advance written approval. Not an open-invite party house. Overnight occupancy is limited to the booked guest count.

If you want a condo next to the water parks, this is the wrong listing. If you want a private resort a half hour from the Dells, this is the one.

HOUSE RULES AND SAFETY

OCCUPANCY — Do not exceed the booked overnight count. Day visitors must be approved in advance.

ADULT SUPERVISION — Children must be accompanied by an adult at all times in the pool area (including the water slide) and in the gym. No lifeguard. No trainer. Use of the pool, slide, gym, courts, golf simulator, game room, theater, garage lounge, and grounds is at your own risk. Group organizers are responsible for minors.

SMOKING — No smoking or vaping inside the home or garage. Keep any outdoor smoking well away from the house, doors, windows, pool, and courts — not on patios or decks. Take butts with you. Indoor or close-to-house smoking can mean extra cleaning charges.

PETS — No pets unless approved in writing before arrival (service animals as required by law excepted).

RESPECT FOR THE HOUSE — No fireworks. No illegal activity. Quiet hours 10:00 p.m. to 8:00 a.m. Do not move heavy furniture or hang items from fixtures. No glitter, confetti, tape, or nails. Wet swimwear stays in the pool area. Do not share access codes outside the registered party.

CARE AND CHECK-OUT — Report problems right away. Extra cleaning, missing items, and damage are charged to the security deposit. Check out on time.
