Enjoy your 1 bedroom, 1 bathroom apartment in Reid. You can access all the property's amenities throughout your stay.

This apartment is located on the 6th level of the building, with lift access.

BEDROOM:
Your bedroom has a queen-sized bed topped with fresh linen. The linen is professionally cleaned and pressed after each stay. The bedroom has plenty of wardrobe space for your luggage.

BATHROOM:
The bathroom has a shower and toilet. I provide complimentary towels, shampoo, toilet paper and body wash.

KITCHEN:
You are welcome to use the fully-equipped kitchen during your stay. It has:
- fridge/freezer
- stovetop
- crockery and complete set of cutlery
- toaster
- electric kettle
- microwave

We stock a simple selection of food for breakfast such as muesli, milk, coffee and tea. Guests will need to purchase food items for longer stays.

LIVING ROOM:
The living room has a TV that you can use to access your Netflix and YouTube accounts. It also has access to local channels. Note that we don't provide Netflix, YouTube and other online streaming platforms subscriptions so you will have to use your own account. There is also central cooling and heating in the apartment.

LAUNDRY AREA:
A washing machine and dryer are available to use, as well as an iron and ironing board.

Check in information will be sent two days before your check in date and any codes will be sent four hours before your arrival, to prevent fraudulent bookings.

There is a key safe for self-check-in. Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee. Losing the keys or leaving it inside the apartment will incur a minimum of $355 charge.

I am available mostly through Airbnb messaging but I give privacy to my guests. If there is an urgent issue, you can always call me.

I have been living in Canberra for quite some time now and can help you navigate your way around the local area if you need. I can also provide you with any tips on the best places to go for food or just to have fun!

Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages.

BALCONY RECITIFICATION:
The rectification works have progressed to fixing the waterproofing and tiling on Lv9 balconies.
Expect some noise and tradespeople in the building over the next two months (until mid-September).
1. Please let us know if you need to check in early or leave later than the standard times. We will charge $110 for each hour of non-scheduled delay to check out after 10 am.

2. I have a STRICT "No Pets Policy" except for service or emotional support animals and "No Smoking Policy". These are applicable inside and outside of the property. Any breach will result in a fine of $400 plus any additional fees for specialised cleaning.

3. The cleaning fee covers the general cleaning and replacement of quality linen in the property. Please try to leave the place as tidy as possible. If the property is extra messy when you leave, an extra cleaning fee will be charged (minimum of $50).

4. Please be sure you understand our cancellation policies. You can find our current policy via your booking channel.

5. Only those persons who made the reservation may stay at our property. If you're a business or government agency booking for other people, please contact us in advance to ensure access details are made clear.

6. No parties or gatherings of more than the maximum number of booked guests are permitted. All non-guests must leave the home by 10:00 pm. No loud noises or music are permitted after 10:00 pm. There is a $2000 penalty for breaching this rule.

7. Some consumable items have been left for you in the kitchen (tea, coffee, sugar, milk), that you are most welcome to use. Also, the pantry has a few basics - no need to ask, just help yourself. We don't stock the refrigerator or provide any meals.

8. The property is not child-proofed and we don't have specific amenities for infants (i.e. high chair, cot). However, children under adult supervision are permitted.
