Welcome to the Blue Bungalow at LKN!

Relax and enjoy beautiful Lake Norman in your own private lake front bungalow with an amazing two-level dock and large waterfront yard. Back porch expands the entire house as you enjoy amazing sunset views—making you want to come back time and again!

Tons of amenities await as you and your family relax and lounge the day away. Put your feet up and have a toast with friends from the rooftop dock. Enjoy the kids kayaks, a paddle board, lily pad, waterfront shaded hammocks, corn hole set, adult and kid bicycles, scooters, and a pool table. We also have a Weber Grill for grilling your favorite summer dinners and many porch tables and chairs for seating friends and family.

Our simple and cozy bungalow has been completely renovated and remodeled with a new kitchen, paint and flooring throughout, new bathrooms, lighting fixtures and Santorini Blue paint to make it the "Blue Bungalow."

The home boasts three (3) bedrooms that can accommodate up to 10 people—perfect for getaways and family retreats. One of the bedrooms is specifically designed for kids (bunkbeds, toys, games, books, DVDs and a TV).

All bedrooms have Roku Smart TVs. So…bring your Netflix, Hulu, Disney, etc. passwords and sign in like you’re at home. Wireless internet is FREE throughout home and on the dock.

In the evenings while enjoying cocktails and sunsets, you can sit by the backyard fire pit while making s'mores or enjoy the upper deck of the dock watching boaters go by as the sun sets in the expanse of a Carolina blue sky.

Plenty of seating and umbrellas are on the upper dock as well as the porch overlooking the lake from the house. Our property has a large backyard for hours of throwing ball or tossing frisbee with your kids or beloved dog.

There is also a specifically designed, raised pebble rock patio area in the backyard that is flat and perfect for hours of corn-hole matches or pitching a tent(s) to camp outside overnight, while listening to the sounds of crickets and lake waves.

**For 4th of July renters…you will have an amazing show of fireworks in the cove to watch from the dock. There are many individuals all around our large cove area and lake that put on amazing firework shows. It is a must-see event as many boaters come to our cove area to anchor and watch the 360 degree firework displays!

Linens/bath towels are provided. We have beach towels available and will provide one towel for each guest for the duration of your stay.

Kitchen is fully stocked with appliances, cookware, utensils, coffee maker with reusable filter, Keurig, and also kid-friendly plates, cups, utensils. (Please contact us if you need to know specifics of what is available.) We also have a set of dog bowls and mat for your furry family member!

Laundry room has washer and dryer. There is also a small freezer for extra storage (for meats, ice, popsicles, etc.).

We also provide life jackets for all shapes and sizes (including a dog life jacket) that can be used at your own risk, and coolers for enjoying cold beverages on the dock or on your boat rental*.

*There are several boat rental places in the area for you to rent any type of watercraft. A tie up with boat bumpers and protective rub rails is available for your use on our floating dock during your stay.

You can rent or bring your own boat, drop in at Beatty’s Ford Access and easily navigate back to our dock in less 8 minutes. Drive time from the Blue Bungalow to Beattys Ford Access is less than 5 minutes.

Beattys Ford Access also has a beautiful park and an amazing splash pad for your kids if they need a change of scenery.

The Blue Bungalow is conveniently located to area attractions, including restaurants, grocery stores, salons, Triangle's best butcher store, etc. Uptown Charlotte is right down Hwy 16 and only 35 minutes away. Birkdale Village in Huntersville is 20 minutes away, providing wonderful shopping, movie theatre and restaurants. Carowinds Amusement Park is 40 minutes away…an easy interstate drive.

We hope you will find our simple, Blue Bungalow a beautiful place to relax and unwind from the busy world.

HOUSE RULES:

Our pontoon boats are stored at our dock. No renters or guests are allowed on our pontoon boats to sit or hang out. Owners reserve the right to briefly come to remove our boats at any time. We will provide a courtesy text to let you know if/when this will take place. Owners will not be loitering around the dock during this quick process.

Absolutely no jumping is allowed off second level of the dock. There are NO JUMPING signs posted. Due to fluctuating lake water levels, you MUST follow this important safety rule! If renters are caught jumping off the second level of the dock, you will be asked to leave the property without refund.

DOG DISCLOSURE:
Dogs are NOT allowed on the beds. Please be respectful and follow this simple rule. The bed linens that are provided to you are in excellent condition. As much as we love all dogs, we do NOT allow aggressive dogs. This means your dog should be able to run freely and mingle/play with other dogs/people without any issue or past history of aggression in these situations.

**WE DO NOT ALLOW CATS. OUR SON IS HIGHLY ALLERGIC AND SO ARE OTHER POSSIBLE RENTERS. PLEASE DO NOT BRING CATS AS YOU WILL BE ASKED TO LEAVE THE PROPERTY IMMEDIATELY WITHOUT REFUND.**

**Please pick up your dog’s waste in the provided poop bags and collect them in the small container outside next to the roll out trash can.

No glassware from kitchen is permitted on the outside of house. Please use Tervis Tumblers provided for enjoying a cold beverage on the deck or dock. Exceptions are allowed for wine and beer bottles.

Our bungalow is in a residential neighborhood at the end of a peninsula, inside a cul-de-sac. It’s perfect for long walks, bike rides and scootering. However, at no time are parties or large events permitted on the property.

Please note: Our outside perimeter is monitored with security cameras for everyone's safety. If the security cameras are tampered with, renters will be asked to leave the property without refund.

A professional billiard table with brand new covering is provided for your enjoyment. To prevent spill and stains, please do not place any food or drinks on top of the billiard table.

Your Roku TVs are brand new and very lightweight. They can be moved to another location inside the house if you prefer but please do not bring them outside for "the game!"

The upper dock's very large umbrella must be collapsed during windy conditions and at night to prevent damages.

The upper dock's seat cushions around the sectional sofa you'll enjoy are light weight, too. We kindly ask that you place them underneath the wicker sofa sections for safe keeping, if you see a storm coming.

ABSOLUTELY NO SMOKING ALLOWED INSIDE THE HOUSE.

Our simple, little blue bungalow is also our getaway second home. We frequent it often, but also wanted to share it with folks who might not have a chance to enjoy an amazing lake view and amenities like we have. Please treat it as if it were yours…enjoy everything it has to offer, but respect it as if it were your own.

Upon Booking:
***If you book through Expedia, we are only listed as pet friendly and there isn't a place to indicate you are bringing a dog. We charge a $150 non-refundable pet fee and this can be found if you book directly through Vrbo. However, it isn't an option through Expedia. Kindly inform us upon booking that you are bringing your dog so we can assess the $150 fee to your booking. If you do not disclose bringing a dog prior to check out, you will be assessed a $250 additional fee for last minute arrangements of cleaning/disinfecting of the rental property.

Before Arrival:
• Please call us with any questions you may have about what is available in the home. We don’t want you packing items to bring that we might already have for you.

Upon Arrival:
• Check in time is 4 PM. No exceptions unless we do not have any outgoing guests on your arrival day.
• Home uses keyless entry. A unique passcode will be provided one (1) day prior to arrival.
• Please call/text if you have any questions or concerns about anything. We are here to help you enjoy an amazing and relaxing stay on Lake Norman.
• There is a Welcome Book that will have all important information, including Wi-Fi password, tips/tricks, restaurant guide, local things to do, check-in/check-out procedures, emergency contacts, etc.
• Items provided for your convenience and duration of your stay are dish soap and sponge, cooking herbs and spices, sugar, EVOO, salt and pepper and popcorn for air popcorn maker . Items provided as a starter package are: dishwasher pods, paper towels, toilet paper, laundry detergent pods, coffee pods and creamer pods.

***Please note: Accidents happen, so there are basic cleaning supplies and cloths above the kitchen sink if you find yourself in need.

***FRONT DOOR AND BOTH SLIDING DOORS HAVE ALARMS ON THEM. THIS IS A SAFETY FEATURE PROVIDED TO YOU IF YOU HAVE SMALL CHILDREN. THE ALARMS CAN BE TURNED OFF IF THIS FEATURE IS NOT NECESSARY DURING YOUR STAY.

Upon Departure:
• Check out time is 10 AM. This must be followed as we need ample time to prepare and sanitize for our next incoming guests. No exceptions unless we do not have any incoming guests that day.
• Please remove all linens from beds, gather all towels and place them in the laundry room. Remove any food left in refrigerator or pantry and discard.
• Place all trash in trash bags in the outside trash bin container.
• Please load any dirty dishes in the dishwasher and start a clean cycle.
• Please return all bicycles, kayaks, scooters, paddle board, paddle boat, etc. to their original location.
