Welcome to your island getaway! Ideal for families and groups, this two-level home sleeps up to 13 and features 4 bedrooms, 3 bathrooms, a fully stocked kitchen, two living rooms (one upstairs), a dining area, and a balcony.

LIVING ROOM (Downstairs) – Unwind and enjoy movie night on the 65` 4K Smart TV with cable, and Chromecast. Includes a sleeper sofa (sleeps 2).

UPSTAIRS LIVING ROOM – A cozy second hangout with a pull-out sleeper sofa (sleeps 2) and a 43` TV.

KITCHEN/DINING – Cook in the fully equipped kitchen with a Keurig, spices, oil, cookware, and more. Dine at the table for six, with additional seating for larger groups.

BEDROOMS:
• Bedroom 1 (Downstairs): King bed, 50` TV with cable, dresser, closet.
• Bedroom 2 (Upstairs): King bed, 43` TV, balcony access.
• Bedroom 3 (Upstairs): Queen bed, 43` TV, balcony access.
• Bedroom 4 (Upstairs): Twin-over-full bunk, 43` TV, arcade game system.

BATHROOMS – Three full baths (one located on first floor) with showers; the upstairs bathroom includes a bathtub.

BEACH & POOL – Take the golf cart (or walk) to the beach with complimentary chairs, toys, cooler and beach canopy. Afterward, enjoy the community pool, heated during winter months.

Golf Cart - A more scenic & relaxing way to travel, especially during sunset. Most visitors travel by golf cart which can be rented daily from vendors on the Island.

Car - If you need to travel faster or further than the immediate area you can travel by car. Cars can be driven on beach and parking is allowable with beach permit.

Rideshare - Guests can also use ride-share apps like Uber and Lyft or call a taxi.

Walking - 5 minute walk to Port Aransas Beach!

AGE REQUIREMENT: Must be 25+ to book; under 25 must be with a parent or guardian. Photo ID may be required.

GUEST POLICY: All guests 18+ must be listed on the booking. Unlisted guests are $150 per person/night. Exceeding the limit may result in eviction without a refund.

ESSENTIALS: We provide starter trash bags, soaps, toilet paper, paper towels, shampoo, conditioner, and shower gel. Guests should bring or buy extras.

TOWELS & LINENS: Keep white towels and linens on the property and avoid using them for makeup removal; bring your own remover. Complimentary beach towels are for beach use and must be returned. Missing or damaged towels/linens, including makeup stains, incur a $30 charge each.

CHECK-IN: 4 PM standard. Same-day bookings may delay check-in. Early check-in 12 PM for $50 (if available).

CHECK-OUT: 10 AM standard. Late check-out 12 PM for $50 (if available). Overstays $75/hr. Not available June–August.

LARGE GATHERINGS: No parties/events. Exceeding guest limits may lead to eviction without refund.

PET POLICY: Pet fee applies. 2 Pets max. Weight limit 40lbs per pet. Must be house-trained and kenneled if left unattended.

PROPERTY CONDITION: Properties are cleaned and inspected before arrival. Report issues within 2 hours of check-in, or the property is considered satisfactory. Cleaning staff can address concerns, with documented photos ensuring quality.

NOISE POLICY: No loud music after 10 PM. Neighbor complaints or police visits may result in eviction without refund.

SMOKING POLICY: Non-smoking property. A $500 fee applies if smoke odors are detected inside home.

COMMERCIAL-BUSINESS BOOKINGS: A $150 cleaning surcharge will apply to contractors or commercial groups staying 4 days or more

PARKING: 3 vehicles in assigned parking spaces.

PROPERTY USE:
-Electronics/Indoor Furniture: Do not modify, disconnect, or move.
-Trash: Empty into the large bins at the end of condo.
-Plumbing: Dispose of food and grease in the trash. Flush only toilet paper, and avoid large amounts.
-BBQ Grills (Gas): Must be attended and cleaned after use. No other fires allowed.

GOLF CART LIABILITY WAIVER - By booking this listing you are entering into an agreement with the following terms: 1) The golf cart operator holds an active, valid US driver`s license and auto liability insurance and assume all responsibilities for all passengers and add`l operators of this golf cart 2) You will operate the cart in a safe manner and adhere to Port Aransas Laws and Ordinances. 3) You accept and are held solely liable for all medical and legal claims arising from use of golf cart, accidental or incidental 4) Guests are responsible for any damages or theft that may arise from golf cart use including, but not limited to: towing, damages, theft and repair 5) You voluntarily agree to indemnify and hold harmless Grant Katus , Nguyen Vu and any other agents from any and all claims, actions, suits and judgments for bodily injury, property damage, loss of life and/or service that in any way or manner arise out of use of golf cart. 6) Golf cart must be parked in garage at all times and not left outdoors overnight.

GOLF CART INFORMATION - All operators must hold a valid driver`s license, and active auto liability insurance. Golf carts are considered motor vehicles and driver is subject to all traffic laws : underage driving, DUI, seat belt and traffic violations, reckless driving, etc. Do not drive cart in water. Guests are responsible for any damages to golf cart including towing, damages, and repair. Please refill gas upon checkout. A refuel charge of $100 if tank less than 3/4 full upon checkout. Don`t drive on Highway 361 - use Eleventh St. Do not drive cart past beach marker 45. Lost Golf Cart key or garage remote incur fee of $100 each.

LONG-TERM STAYS: Available in January and February. Stays over 30 days require a background check, signed lease agreement, 25% upfront security deposit, and mandatory mid-stay cleaning. Max occupancy of 4.
