The Perfect Family Lake House on Richland-Chambers Reservoir

This lake house was made for family fun! Only an hour south of Dallas, but you feel like you are out in the country. Richland Chambers Reservoir is the 3rd biggest lake in Texas and is great for fishing and recreation.

The home sleeps 12 and can comfortably accommodate three families of four members or less. This house was completely gutted and renovated – everything is new. Each bedroom has its own bathroom with dual sinks. There are two master bedrooms that are identical in size and layout, and a smaller third bedroom. Each bedroom has a king bed and two twin beds. The open floor plan has living room, dining room and kitchen in the center of the three bedrooms - which are spread out in the corners of the house, giving everyone some distance and privacy. No shared walls between bedrooms. We have a full-size front load washer and drier so pack light and just wash your clothes here. The dining room table can seat six, and an overflow additional six seats can go at the kitchen island. We also have a dining table and chairs for six on the back porch.

If you have been to VRBOs/AirB&Bs in the past, you may have noticed that the cookware, flatware, silverware, and small appliances are cheap. Not here. The owners use this house a few times a year and we don't like cooking or eating on cheap stuff. You're our guests and you cook and eat on the same quality stuff we do. The same goes for the bedding. We have a full kitchen and grill area equipped with everything you need. Bring your food and cook home meals for your whole stay.

The house has a huge 1,100 square foot game room that will be sure to keep the kids and adults entertained for hours. Game room has: pool table, ping pong, foosball, a 76" TV, and a variety of board games. Both TVs in the house are smart TVs so log in with your Netflix, Prime Video, Disney, Hulu, etc. For families, when the kids are getting too loud and rambunctious, send them all to the game room so you can enjoy some adult conversation in the house.

The property is 2 acres with large level playing field in the front yard for a pickup game of football, soccer - whatever. We have a fence at the front and sides of the property to keep your dogs and kids safe and contained. But the property is not fenced at the lake side (your dogs and kids can get out of the yard easily at the lake side of the property). Pet friendly property with small pet fee. We have both a tandem kayak that can hold two adults and a child (or dog) and three-person canoe (or two adults and two small kids) for your use. Life vests for four adults and four kids (50 – 90 lbs) are available. You can also swim in the cove safely – there is almost no boat traffic. We have a bonfire pit for cooking smores and hanging around the fire at night. Property has a fishing dock and Richland Chambers is a great fishing lake. Bring your own fishing gear. There is a marina about a quarter mile away from the house that sells minnows and limited fishing gear. Usually you can just drop a minnow in the shade of the fishing dock and pull up several fish.

When you split the nightly cost between two or three families, and factor in that you can cook your own food, drink your own drinks, and have all the entertainment you need right here onsite, you’ll find that renting this lake house is much cheaper than a traditional vacation.

No smoking on the property. No parties or events without permission from owner. High speed wi-fi internet through Starlink. The bedrooms are not set up for four adults each, but for two parents and two kids each.
