Whether you're here for relaxation, celebration, or adventure, this is the perfect spot to make memories w/ your group. The main level is perched above its surroundings making it feel like you’re nestled in the trees. The open-concept living area provides plenty of room for everyone to gather. What truly makes this home unique is the expansive amount of outdoor space for lounging, grilling & playing. Conveniently located w/ easy access to downtown Denver, Red Rocks, Boulder & Golden.

HANG
The open-concept living area with tons of natural light provides plenty of room for everyone to gather.
- Living Room: Large sectional w/ pillows and throw blankets, Roku TV, Fireplace (decorative only)
- Kitchen: Equipped with the essentials, see photos.
- Coffee Bar: FlexBrew machine, makes a full pot or single cups w/ grounds or pods.
- Dining Room: 12 person dining table and 4 island counter stools
- Entertainment Room: Shuffle Board/Bowling table, sectional, Roku TV, Board Games & cards. Slider to the covered patio, so the fun can continue outside.

GET OUTSIDE
What makes this property unique is the expansive amount of outdoor space for lounging, grilling and playing. With market lights for that special twinkle in the evenings.

PARKING
- Driveway fits 2-3 cars
- Ample free street parking. Pay attention to street sweeping signs where applicable.
- The garage is not accessible to guests

GUEST ACCESS
- Easy access with a smart lock and unique guest code.

PRIMARY RULES
- No smoking of any kind inside the home (vapes, cigarettes, marijuana, etc). There is a minimum fine of $1500. Marijauna and vaping is allowed outside but please be conscientious of open windows/doors and outdoor furniture.
- No drugs of any kind.
- No parties.
- No loud noise after 10pm. The city enforces quiet hours from 10pm-9am for short-term rentals.

THINGS TO NOTE
- Trash/Recycling pickup is Thursday morning. We would appreciate it if you put all trash/recycling in the bins in the driveway.
- Yard maintenance occurs on Tuesdays
- The lawn/yard is not perfect. There are natural undulations, dirt patches and growth. We hope to make it pristine in the near future and appreciate your understanding that nature is nature.

We take a lot of pride in providing a clean hospitable stay to our guests. We ask that you reciprocate by treating the place as though it were your own.

We have amazing neighbors! Please be respectful of them by containing your volume, especially while outside. We ask for your cooperation to keep the neighborhood pleasant, for all to enjoy.

Great place for a home base

The house is immaculate & very well set up for guests. We were very comfortable there and it was clear that the homeowners were very thoughtful with the setup of the space & the plentiful supplies from coffee fixings on the coffee bar to tons of paper towels, indoor & outdoor games, lots of linens & towels, and great furniture & decor. I would 100% recommend to stay here & will absolutely stay here again at the next opportunity to travel to the Denver area.
