The good.. easy checkin, nice courtyard, walking distance to shopping, awesome ac. The bad walls are so thin you can clearly hear other guest above you having “private” time. The bar next doors music is super loud inside the room. And someone damaged our car door trying to break in it. There are no closets so you can not hang up your clothes, no ice maker and fridge is too small to put ice in it, could not hook up to WiFi and the tv is not user friendly. We were stuck with forensic files lol. It would have also been nice if the coffee pot was updated to a kuerig. It’s not bad but I do not believe we would stay again.

It was very nice and quaint. Bed was amazingly comfortable. The person I was speaking with was extremely nice and helpful. We will be back. I love this room.

Courtyard (Downstairs unit)

We have stayed here before but in the upstairs unit. This time we stayed in the downstairs unit. If there is someone upstairs you hear everything. While over all cleanliness was good, the coach does have stains. The mattress needs to be replaced. Finally, there appears to be a small hole in the floor near the bathroom door. There are a number of good restaurants within walking distance, but not a lot of shopping if that's your thing. Not bad a place for the money.

Great stay!

This was the perfect place to stay for our trip! The location was wonderful and the cottage was clean. The bed was comfortable and cozy. We also loved being walking distance from downtown. Definitely recommend staying here! One thing to be aware of is the walls were thin, so we could hear our neighbors. Wasn’t a bother, just something to note.

Fun

This is our 2nd time stay. We were upstairs back porch first. This time back porch down. We enjoy the location and the music from Hondo is nice. Ok the negatives are the bed. Very uncomfortable. The parking is nice but the people going to the wine bar next door think they park We lost our spot a couple times 😏 inconvenient for my partial handicap

Cute place great location!

We loved our stay! This place is cute and quaint but has plenty of room to relax. Love the courtyard right outside the door, too. The location was perfect for us as we went to attend a concert at Hondo's (which is literally across the driveway). Would definitely stay here again!

Fantastic Location and Cutest Lodge

The location can't be beat and the lodge is adorable. There is also a little winery connected to the lodge that has great sangria and a outdoor fire for the colder days. We definitely want to come back and book another stay.

Great location and beautiful suite

We enjoyed staying at the Itz, however the last night was terrible. Our upstairs neighbors, two young ladies, were having a party or something at 2 am in the morning. They kept stomping the floor. Needless to say it was not pleasant. Also, the entrance to our suite faces the patio, all was littered with leaves. It would have been nice if someone took a blower and cleaned the area up. The parking was good at times, but sometimes we had no parking. It would be great if each suite had one designated parking space. It is very difficult for older people to carry their suitcases god knows how far if parking in the back is unavailable. Most of the time we could not find a parking place on the street near the Itz. That would be another option to designate the front for guests. Other than that, we loved it there. Please be sure to let guests know to keep the curtains closed at all times if they don’t want people to see them .

Good! But needs work...

You can't beat the location next to Hondo's and with the chocolate store just a hop, skip, and a jump away. My wife loved the decorations. The bed was comfortable and warm. Thanks for the space heaters during the cold snap! Now the nit-picking: The cement/mortar between the ceiling and wall is falling down. Chunks would hit the floor in the evening while we were preparing for bed and the upstairs neighbors walked around. The door knob, while quaint and authentic, is getting a bit wobbly. And the low-flow toilet needs to be upgraded. You're not saving water if it takes 5 or 6 flushes just to sent a piece of toilet paper on its way. Otherwise, a wonderful experience. Thank you for having us as your guest!

Back courtyard suite

Quiet area, nice patio area but unit needs some work done. Came in contact with some people that work there and all were very nice. Close to main area of Fredericksburg . The unit is small but accommodating and clean.

Quaint Historical Suite, Easy Walking

We stayed for a weekend in this precious suite. The owners have done a great job updating this historical building to include modern conveniences. Space is cute, STUDIO space, no separate bedroom. We arrived at night and were welcomed by the sounds of live music from Hondo's next door (their food is AMAZING!). We also learned that there is direct access from the yard to Pontotoc Vineyard Weingarten (try the Sangria de Tempranillo that is served cold over "good ice", you'll thank me later!) Host quickly responded to our request to accommodate a day-early check-in. I would have liked to have had a Keurig available, but the old-fashioned coffee pot sufficed, once I remembered to right amount of grounds per cup. Will definitely be back!

Tons of fun and close to everything.

My wife and I stayed here the last part of Spring Break and loved it. Close to everything on Main St. and was very clean inside. We would definitely recommend this place to our friends. Looking forward to staying in the upstairs suite in the future!
