OCCUPANCY - For a comfortable stay and per the home rules, maximum of 8 guests ages 18+ (booking guest 25+). Maximum number of total guests including children is 12. An additional charge of $50 per night is charged for guests (including children) exceeding 10. An additional fee of $50 per guest will be charged if the number of over-night guests exceeds the number on the reservation and/or eviction without a refund. Exceeding property max will result in eviction without a refund. Maximum combined guests and visitors during the day (to 9pm) is 14 including children.

Guests must be at least 25 years old to book, able to provide government issued photo ID, and have completed the verification process on the booking platform OR have at least one 5-star guest review. NO third-party bookings permitted. The primary guest that books must be at the home for all the nights.

PARKING - Although the home can accommodate parking for six vehicles, carpooling is recommended. No parking on the street or grass is permitted.

GOLF CART UPGRADE PACKAGE - 6 passenger gas golf cart - must book the upgrade before check in day - full stays only, no daily upgrades. There are no guarantees that the golf cart will be available considering potential repairs and/or weather-related reasons. Upgrade amount will be refunded if booked and not available during your stay.

Refundable deposit - $200
February 1 - September 30 additional $70 per night plus booking channel fee (if applicable) and hotel tax.
October 1 - January 31 additional $60 per night plus booking channel fee (if applicable) and hotel tax.

PETS - fully house-trained adult dogs are allowed to a max of two and max 60 lbs each - no exceptions. $100 per dog per stay. We ask that pets stay off all furniture, are cleaned up after (doggie bags provided) and are in a kennel if left alone inside the home. Only dogs are allowed - no other types of pets.

An additional fee of $100 per pet in addition to the standard pet fee will be charged and/or eviction without a refund for undisclosed pets.

Service Dogs - Texas House Bill 4164 penalties for falsely representing an animal as a service animal is a misdemeanor punishable by up to a $1000 fine and 30 hours of community service.

Additional Fees

An additional fee of $200 will be charged for smoking anywhere inside the house.
Absolutely no parties. Will result in immediate eviction without a refund.

Guests have access to the entire house except for the housekeeping closets in the bedrooms.
