Nestled against the hillside, Midland Mountainside is located within a short drive to world class ski resorts and within a 5 minute drive of downtown Glenwood Springs! Conveniently located across the street from the Rio Grande Trail, great for walking or biking, and near downtown`s unique shops, restaurants, hot springs pools and world class fly fishing, this 3 bedroom home is ideal!

PLEASE NOTE: A tenant occupies a separate, private apartment on the lower level, with no shared spaces, and is very respectful of guests` privacy.

This recently renovated one level home has a well equipped kitchen with stone countertops, stainless steel appliances, a breakfast bar and dining table that each seat 4. The outdoor decks boast beautiful views of the spacious backyard and nearby mountains, perfect for relaxing and unwinding with your favorite book or a glass of wine after a fun day of exploring the valley.

The living room features nicely appointed furnishings and decor, an electric fireplace and special touches that create a wonderful, home away from home atmosphere. The comfortable primary bedroom offers a queen bed and an en suite bathroom and each guest bedroom is furnished with a queen bed. There is a queen sleeper sofa in the living room for an additional sleeping option.

THIS IS A NON SMOKING PROPERTY. The use of tobacco, cannabis or vapor devices is strictly prohibited. Disregarding this Rule may result in a fine.

Travel Protection: We HIGHLY recommend purchasing our trip cancellation insurance as there are NO REFUNDS if canceled within 7 days of arrival, regardless of the reason (including illness, flight delays, weather, road conditions, etc.). Though this home doesn`t have air conditioning there are fans for your comfort.

A four wheel or all wheel drive vehicle is required in winter months due to the steep driveway.

Garage is not available for guests` use.

A crock pot is provided.

This is a one level vacation home however there several steps to access the front door and upon first entering the home.

Included in the price of your rental is an Administrative Fee for $59. This is required protection insurance provided by Waivo for up to $2500 in accidental damage. The full agreement and list of coverage details can be found in the Additional Rules section on the checkout page.

• Cancellation policy: Full refund if canceled at least 30 days of arrival, 50% refund if cancelled between 14-29 days of arrival, NO refund if cancelled less than 7 days of arrival.

HOUSE RULES
These rules must be observed on the premises of the Property you have booked. The renter of the Property shall be referred to herein as the “Guest” or “You” and the owner of the Property shall be referred to herein as the “Homeowner”. You, as the Guest, accept and assume full responsibility for ensuring any person permitted at the Property abides by the rules expressed herein. Upon booking, reservation and payment, you agree to abide by the following rules:
A. You are responsible for all occupants of the home and must require that all rules herein, as well as the within the Short Term Rental Agreement, are followed.
B. No one under the age of twenty-five (25) shall qualify to rent this property. You shall not rent or stay at the Property unless there shall be at least one Guest over the age of twenty-five (25) concurrently renting or staying at the Property. All children must be under direct adult supervision at all times.
C. Smoking, vaping and all recreational drug use are NOT permitted in the house or on the Property. A fine will be assessed if these policies are not observed.
D. You must take Garbage/Trash to the curb on the scheduled day(s) of trash removal and not before, as indicated in the Guest Guide located within the Property.
E. Pets are NOT permitted in the house or on the Property unless otherwise stated in the listing. Manager is not authorized to make exceptions to these terms. Not abiding by these terms may result in eviction and forfeiture of amounts paid.
F. You, or any other person on the Property during your stay, may not interfere with the peaceful enjoyment of the neighbors. Quiet hours begin at 10:00 PM - 8:00 AM daily. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents.
G. You are solely responsible for any other person at the Property. Additional persons, other than the number of guests reserved and booked in the original booking and reservation, may NOT stay overnight at the Property.
H. You will be responsible for any fine and/or violation that is imposed on the Homeowner due to the negligence of any person permitted on the Property by you.
I. You shall abide by all Federal, State and Local laws.
J. You shall notify the local police and Homeowner of any illegal activity that is witnessed in or around the Property.
K. You agree not to use the Property for any unlawful purpose, including but not limited to, the sale, use or possession of illegal drugs on or around the Property.
L. Absolutely no hazardous materials are permitted to be in or around the Property at any time.
M. You may not use or store Kerosene or space heaters at any time in or around the Property.
N. The burning of candles is not permitted within the Property, with the exception of birthday candles.
O. Under no circumstances may a stove, oven or range be used as a source of heat. All appliances are to be used only for their intended purpose.
P. Charcoal and Gas Barbecue grills may not be used inside any structure located on the Property.
Q. You may not bring your own grill (of any type) or fire pit for use on the premises.
R. Tents or other structures may not be erected on the Property.
S. Commercial photography or filming is not permitted on the Property.
T. You shall use ventilating fans at all times when bathing or cooking.
U. All windows and doors must remain closed during inclement weather.
V. You shall notify Manager of any pest control problems.
W. The use of any provided swimming pool or hot tub is at your own risk. You further understand that any interruption of use will not alter or change any of the terms of this Agreement.
X. You may not block the fire escape at any time.
Y. The Homeowner does not permit large gatherings at the Property. A disturbance caused by you or any person permitted on the Property during your stay which results in any police action, complaints from neighbors is considered sufficient cause for immediate termination of this Agreement, immediate eviction and forfeiture of all monies paid as permitted by law.
Z. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. No towels or linens shall be taken from the house. A cleaning fee is automatically added and charged to you for each booking and reservation. You must keep the Property, inside and out, clean and sanitary at all times. Even though a cleaning fee is charged, you are expected to leave the Property in a clean, neat and orderly condition. An additional cleaning fee may apply if excessive cleaning or trash removal is required upon your departure.
AA. This house is privately owned. The Homeowner is not responsible for any accidents, injuries or illness that occurs while on the Property. The Homeowner is not responsible for the loss of personal belongings or valuables of any Guest or any other person.

This house exceeded our expectations. The kitchen and laundry room were stocked with everything you might need. It was clean and well maintained. There was plenty of seating for our party of 6 adults. The only thing missing were knives, but I’ve found that to be standard at VRBO’s. Our only frustration was with the garage when it was time to put the trash away at checkout. We read the directions and it and did say it would take a few times, but it was stressing the guys out. We would definitely stay here again when we want to come to the hot springs for some R&R.

Beautiful home, especially the inside. Comfortable bedrooms and nicely updated bathrooms. Kitchen and living area nicely appointed, although different chairs for kitchen table and island would be nice - metal chairs are uncomfortable to sit on for any length of time, especially if playing games, etc. Living room furniture is comfortable, although the couch needs some support added in the middle section. Overall we had a great time, the location is perfect and parking was nice for us to park our 4x4 trailer.

Nicely updated, close to everything in Glenwood Springs. 2 wonderful decks to relax on. I would definitely stay again, but not in the heat of summer. I missed in the listing that there was no AC. Our 1st day and night were uncomfortable but the temp cooled down for the rest of our stay and we used the many fans provided. Otherwise it would be a 5.

Check in was easy. Only issue was With 100degree heat in Glenwood - while we were there, AC would have been nice. Fans do about 50% of cooling. And Main bathroom lighting needs to be improved - very minimal to see well - esp when putting on makeup. Had to go to the other bathroom to see well. Kitchen was great, loved how spacious the main area is! Loved the two deck areas too!

Quiet, peaceful, close to everything

Really enjoyed the private decks surrounded by trees and wildlife. The property is close to everything in Glenwood Springs - we had a great time. Please note there is no air conditioning. It was 85 degrees inside the house during the day despite all the fans running. So if you're planning to stay in the heat of the summer, it's an issue.

Not as I thought

Overall this is a decent property. I will say I was super disappointed in the fact that the chairs at the table and island are not as pictured which was something I planned on with a party of our size. I also was super disappointed that there was no outdoor patio furniture (another reason I picked the property). Also one of the bedrooms we found a used bandaid in the bed and that was unsettling. They did offer to send cleaners to rectify this. We also had gnats all around the dining room light the second night we were there. Overall I would probably not stay here again. The beds were uncomfortable and the couches were very squeaky. Plus the bandaid the bugs just really irritated us.

NO AIR CONDITIONING

so the property is clean. It’s not a great neighborhood and kind of weird next to some trailers. You have to read two pages down in the description part to see that there is not an air conditioner, but they do provide 12 fans for your comfort. We got there at 8 PM it was 82° in the house and we ran the fans for an hour and got it down to 80°. We decided not to stay here and went to the Holiday Inn. Told them we did not use anything in the house not even the trashcan but as of yet I do not know if they are refunding my cleaning fee but definitely did not refund the stay. So if you were going in the winter, I would say this is a fine. I couldn’t tell you if the beds were comfortable or anything else . I would say if it’s July or August to choose somewhere else
