No AC in lower level but it remains cool and comfortable, fans are available for your use.

A 4x4 or all wheel drive vehicle is required during winter months due to the steep driveway.

A highly trafficked street is located in front of this home that is visible through the trees from the deck, living area and patio. Please take extra precaution with children as the driveway leads straight to this street and there is no fence surrounding the property.

The owner`s vehicles and a boat are parked on the upper right section of the driveway that can be seen from the kitchen window. Additionally, there is an RV and trailer being stored at the end of the driveway near the street.

Included in the price of your rental is an Administrative Fee for $59. This is required protection insurance provided by Waivo for up to $2500 in accidental damage. The full agreement and list of coverage details can be found in the Additional Rules section on the checkout page.

HOUSE RULES
These rules must be observed on the premises of the Property you have booked. The renter of the Property shall be referred to herein as the “Guest” or “You” and the owner of the Property shall be referred to herein as the “Homeowner”. You, as the Guest, accept and assume full responsibility for ensuring any person permitted at the Property abides by the rules expressed herein. Upon booking, reservation and payment, you agree to abide by the following rules:
A. You are responsible for all occupants of the home and must require that all rules herein, as well as the within the Short Term Rental Agreement, are followed.
B. No one under the age of twenty-five (25) shall qualify to rent this property. You shall not rent or stay at the Property unless there shall be at least one Guest over the age of twenty-five (25) concurrently renting or staying at the Property. All children must be under direct adult supervision at all times.
C. Smoking, vaping and all recreational drug use are NOT permitted in the house or on the Property. A fine will be assessed if these policies are not observed.
D. You must take Garbage/Trash to the curb on the scheduled day(s) of trash removal and not before, as indicated in the Guest Guide located within the Property.
E. Pets are NOT permitted in the house or on the Property unless otherwise stated in the listing. Manager is not authorized to make exceptions to these terms. Not abiding by these terms may result in eviction and forfeiture of amounts paid.
F. You, or any other person on the Property during your stay, may not interfere with the peaceful enjoyment of the neighbors. Quiet hours begin at 10:00 PM - 8:00 AM daily. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents.
G. You are solely responsible for any other person at the Property. Additional persons, other than the number of guests reserved and booked in the original booking and reservation, may NOT stay overnight at the Property.
H. You will be responsible for any fine and/or violation that is imposed on the Homeowner due to the negligence of any person permitted on the Property by you.
I. You shall abide by all Federal, State and Local laws.
J. You shall notify the local police and Homeowner of any illegal activity that is witnessed in or around the Property.
K. You agree not to use the Property for any unlawful purpose, including but not limited to, the sale, use or possession of illegal drugs on or around the Property.
L. Absolutely no hazardous materials are permitted to be in or around the Property at any time.
M. You may not use or store Kerosene or space heaters at any time in or around the Property.
N. The burning of candles is not permitted within the Property, with the exception of birthday candles.
O. Under no circumstances may a stove, oven or range be used as a source of heat. All appliances are to be used only for their intended purpose.
P. Charcoal and Gas Barbecue grills may not be used inside any structure located on the Property.
Q. You may not bring your own grill (of any type) or fire pit for use on the premises.
R. Tents or other structures may not be erected on the Property.
S. Commercial photography or filming is not permitted on the Property.
T. You shall use ventilating fans at all times when bathing or cooking.
U. All windows and doors must remain closed during inclement weather.
V. You shall notify Manager of any pest control problems.
W. The use of any provided swimming pool or hot tub is at your own risk. You further understand that any interruption of use will not alter or change any of the terms of this Agreement.
X. You may not block the fire escape at any time.
Y. The Homeowner does not permit large gatherings at the Property. A disturbance caused by you or any person permitted on the Property during your stay which results in any police action, complaints from neighbors is considered sufficient cause for immediate termination of this Agreement, immediate eviction and forfeiture of all monies paid as permitted by law.
Z. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels.

Fun weekend with friends

House was well appointed with all of the conveniences we could ask for. First appearance gave us a little pause as the deck was in need of refinishing. The inside was so nice. The office gave us the wrong code for the door but once we call them, they cleared it up right away. That’s the only reason we gave this property a four star instead of a five star. Really fun weekend to reconnect with our good friends!

Lovely home. Well updated interior. Well stocked kitchen. Great linens. Really nice home. About 1.5 miles from main street but still convenient location. Another house is close by so it's not secluded but it is on the other side of the house so didn't really see it when sitting outside. Right on a walking path which was awesome. Wildlife in the yard was cool. Would definitely recommend. *close to road so there is road noise if sitting outside. Can't hear it at all if inside with windows closed.*code didn't work on door near parking. It did work on the other door though.

Overall, the house was clean and comfortable. There were glasses, plates, knives, etc., but no spoons or forks and we looked everywhere - very puzzling and inconvenient.

Great house in Glenwood Springs

Our family of four stayed here a few nights after skiing the first part of the week. It was the perfect spot to relax and recharge from skiing. The house is great — 3.5 bedrooms and two baths. Nicely renovated and stocked. We didn’t cook, but could have. It’s about 7 mins from downtown and all the activities. Communication was very easy and quick responses with host. We’ll certainly be back.

All was good except for the ceiling heating system in the living room ceiling blew only cold air, even after we turned up the temp. Also, an extra roll of toilet paper would have been appreciated. Thanks for the stay.

Family Weekend Fun in Glenwood

Genuinely enjoyed our stay at this mountain side home. Great location to town. House was beautiful and well equipped for our family weekend. Parking area worked well for us to bring our side by side and trailer to hit the trails behind the town. Will definitely stay again!

Nice stay in Glenwood springs

This place was a very good stay for our 3 adult couples. It was close to the bike trails which we loved. It was very clean and roomy and the best equipped vrbo we’ve ever stayed in. The only hitch was that the key link box did not work which required us to enter and leave every time through a different door around the other side from the parking but that was ok. The outdoor space was just ok. As was well mentioned in the listing it sits on a rather busy county road. There is noise from the road but it was ok. There is a huge wrap around deck which was nice. We would reccomend this place and likely stay again, but just beware you are dealing with a property management group and my communications were with different people and not the owner so i felt some of the reply’s we got to our inquiries were kind of generic answers. If you do stay here also make a note, there are drawers within the kitchen drawers that hold some of the supplies. We did not find the spices drawer until the last night. We kept wondering why such a well stocked place did not have some basic spices. Haha there was an entire drawer of them. Thank you Glenwood Springs for a nice stay.

All the pictures of place were accurate online. Great location. Plenty of kitchen supplies! Everything we needed was available.
