Sheltered from boat traffic and wind, this calm stretch of Lake Granbury is ideal for swimming, kayaking, fishing, and relaxing. With multi-level decks, a hot tub, lake views, games, grilling, and smart TVs in every bedroom, Sage Cove is a laid-back lake escape made for families and groups.

Sage Cove is a relaxed, multi-level lake house located on a naturally protected private cove on the outskirts of Granbury. Set back from the wind and wash of passing boats, the calm water directly in front of the home creates a peaceful lake experience that’s especially well suited for families, casual swimmers, and kayakers. This is not a cookie-cutter HOA home — it’s a true lake house with character, space to spread out, and multiple indoor and outdoor areas to enjoy Lake Granbury at your own pace.

The home features a two-story, multi-tiered layout with open living spaces and several outdoor levels that flow naturally down toward the lake.

- Queen bedroom with en-suite bathroom (tub/shower combo), large closet, and sliding glass door to the upper deck

- Bunk room with twin-over-full bunk bed, futon, foosball table, and closet

- Queen bedroom with closet and washer/dryer located in the room

- Shared hallway bathroom serving the bunk room and third bedroom

Upper Level

- King primary suite located above the garage for added privacy. Includes a king bed, smart TV, private kitchenette with mini fridge, walk-in closet, and a large bathroom with stand-up shower and jetted soaking tub

Outdoor Living & Lake Access- Outdoor spaces are layered across multiple levels and designed to be enjoyed throughout the day.

- Upper deck with large wicker sectional seating and views of Lake Granbury

- Lower deck with hot tub and propane fire pit (fire pit present; propane not provided)

- Charcoal grill, propane grill, and smoker (guests must supply propane if using the propane grill)

- Small natural grass areas between deck levels. Sloped path (approximately 20 feet) leading down to the private dock

- Calm, protected cove water ideal for swimming, fishing, and kayaking. Two kayaks provided. Boat tie-up available. Local boat ramp details provided after booking

- Driveway accommodates approximately 3–4 compact vehicles (space is a bit tight)

- Located in Granbury, just outside the main area for a quieter, more country-like feel

- Non-HOA neighborhood with mature trees and a true lake-house atmosphere while remaining close to dining, shopping, and lake activities

-If the hot tub requires additional cleaning or is not at maximum temperature within 24 hours of your check-in, please notify us as soon as possible. While we will do our best to address any issues promptly, compensation in these cases will be limited to a maximum of $50.

- This is a quiet neighborhood and best suited for families and respectful group stays.

- The home is multi-level with stairs and a sloped path to the dock, so please use caution, especially with children. For everyone’s safety, children should be supervised at all times near the lake and hot tub.

- Unfortunately, this home is not pet friendly.

- The fireplace is decorative only and not available for guest use.

- Propane is not provided for the grills or fire pit.

- Please park only in the driveway and avoid driving or parking on the grass to help protect the landscaping.

- Kindly dispose of all bagged trash in the outdoor trash bin before departure.
