Our home is located in a peaceful residential neighborhood where neighbors often enjoy daily walks, creating a calm and welcoming environment for your stay.
It’s a great fit for traveling families visiting for sports tournaments, weddings, or anyone looking for a comfortable long-term home away from home.
Please be mindful of our house rules during your stay. Parties or events are not permitted without prior owner approval. We love hosting families who gather and have fun together, but we ask that guests respect our quiet neighborhood and community quiet hours.

This home is located in a quiet, safe, and family-friendly neighborhood where neighbors know each other and take pride in the community. You’ll often see residents walking their dogs, going for a run, or enjoying evening strolls. It’s a welcoming, peaceful area--perfect for families and guests seeking a calm, respectful place to stay. Absolutely no parties, and quiet hours are strictly observed to maintain the neighborhood’s charm.
**Reservations booked before April 15, 2026 include a $300 damage protection hold. This is NOT a charge, but a temporary hold placed on your card two days before checkout to ensure coverage in the unlikely event of damages. The hold is automatically released within 5 days after your checkout date, pending no reported damages. You will be contacted if any damage claims arise.
**For reservations booked on or after April 15, 2026, a flat damage protection fee of $50–$75 will apply. This fee covers incidental damages for stays under 30 days, allowing you to enjoy your visit with peace of mind and no additional out-of-pocket costs for accidental damage. After booking, you’ll receive a unique guest portal link with your damage waiver agreement, including full details for your review and signature. All rules of this agreement are not suggestions, they are mandatory for any guest staying on the property, and failure to adhere to them can lead to fines and/or eviction from the property without refund depending on the severity of the infringement. There will only be one warning before immediate eviction from the property.
QUESTION OR CONCERNS Should you have any questions during your stay please contact myself and my property management team directly through the app so that it will be linked to your booking and details for our records. Should there be a more urgent need or emergency, please contact us by phone, text, or via your rental app.
PROPERTY ISSUES Please contact us immediately if there are any issues during your stay. We will deal with any issues in a timely and professional manner. Please note that we cannot address issues to your satisfaction if we are notified after your stay. We can’t fix what we don’t know about.
HOUSE OPERATION NO PARTIES OR EVENTS This is a lodging-only property. NO parties or events are allowed in the house except if approved by the owner prior to your arrival. You will be fined if guests exceed your reservation without approval. as this is a residential neighborhood. No fireworks allowed anytime. Guests are NOT allowed more than 4 CARS without prior approval. NO street parking at any time. If you need additional parking you MUST reach out to us for parking and coordination and access to the garage.
CARS *NO more than 4 cars allowed at property without approval. NO street parking at any time.** Our neighborhood is residential and neighbors frequently walk along the road for leisure. If you have an extra car or two we are willing to work with you to provide garage parking or elsewhere in the neighborhood, but you must reach out to us in advance.
QUIET HOURS Please respect the quiet hours of the neighborhood between 10pm to 8am. Our neighbors help make our place safe and homey, please return the favor. Please do not trespass on our neighbors lawns for any reason.
HVAC We understand that every guest has a different comfort level when it comes to sleeping temperatures, and we allow you to adjust the temperature when you desire. However, we ask that you do not set the temperature below 68 degrees when cooling and move them back up to 72 during the day. This is to ensure our HVAC system runs smoothly and does nothing freeze over. If the system freezes due to the temperature being set too low for extended periods of time, it will become the guest’s responsibility to pay the repair fee which is around $200 per repair. The downstairs fans have a summer and winter rotation to lift air up or keep heat down. Feel free to adjust this with the remote as needed.
TRASH Trash pickup is every Tuesday. We will move the cans to the road for pickup for you not to worry. It would be a huge help if you brought your excess trash out to the trash bins, thank you.
NO LOCKED CLOSETS Guests will not have access to locked owner`s closets at any time.
NO SMOKING We do not allow smoking inside or on the property at anytime. No illegal substances on the property at anytime. If you wish to smoke you must be more than 20 feet away from the property (not allowed on the deck anytime). If there is evidence of smoking you will be charged large fines. No weapons on the property at any time.
PET RULES You must receive owner approval before bringing pets to the property and have paid required pet fee prior to arrival. You must receive owner approval to have more than 2 pets on the property. Please do not let pets on the furniture inside or outside of the house. Any damage or excess cleaning due to your pet will result in a fine. Please pick up after your pets in the yard. Feel free to leave your dog off the lease around the house, but please be mindful to not let into the neighbors yard and keep them on a leash when walking through the nearby neighborhood.
EARLY CHECK-IN/LATE CHECK-OUTS Please observe the designated check-in and check-out times. We cannot accommodate early check-ins or late checkouts due to cleanings and scheduling, unless approved by the owner at least 24 hours prior to your arrival or departure date. You will be charged a fine for staying past checkout if not communicated.
CHECK-OUT INSTRUCTIONS We would appreciate if you please help pick up the home after your stay. No checkout instructions are required as it is your vacation after all and we want you to enjoy your time and relax with us. If you do so kindly wish to help at check the following items would be very much appreciated: --start cycle of any dirty dishes in the dishwasher --place all trash in outside trash bins --place each bed set of used sheets, pillowcases, comforters, and blankets in a black trash bag for us to send to laundry service
