Perfect week

This was a great place for 8 adults, 3 kids, 1 baby. We all had plenty of space. The beds were all super comfortable. Views of the beach were perfect and the property itself is extremely nice. We would love to come back again!

Great for large family with kids

We have a large family with several toddlers and small children. The house was comfortable and location ideal. The pool is close by as well as the beach. The house is well equipped. The property is nice, and we liked having a restaurant onsite for a meal out without packing all the little ones in car seats. Susan was helpful with questions.

Perfect house and location

We all had such a great time! The house was great, plenty of room and plenty of bedrooms. Although we spent most of our time outside on the decks. The location is perfect, far enough from the congestion of gulf shores but not that far of a drive. Same goes for the location of the house on the property! Had access to all of the amenities but could go through that fence to have time with just our family! Was the best vacation we had in awhile!

Awesome beach home!

My group of 12 stayed for 8 days in Gulf and Golf East and loved it. We had age ranges of 1 year old to 57 years old and it was perfect for all. The kitchen was well stocked, which was a plus because we were able to do a grocery pickup the day of arrival and cook most meals in the home...HUGE SAVINGS! So many bathrooms meant no waiting for 'your turn'. Big space, lots of room..and THE VIEWS! Every balcony has a great beach view! Ample parking area for multiple cars. As having alot of kiddos in our group, the safe feel of the resort/nieghborhood left us at ease for letting our teens walk around the pools andto and from the beach without fear... cant put a price on peace of mind! I'll definitely recommend this place for a family or large group looking to stay in a less busy beach area!

WONDERFUL week!

This property slept our group very comfortably! There are ocean views from many of the rooms and coffee on the back balcony is the best. The listing was accurate. Had a little confusion finding the house different than Kiva Dunes but the owner was prompt to help. Be prepared to purchase essentials for the week (dishwasher soap, garbage bags, toilet paper etc). The second refrigerator was a pleasant surprise! Wish the basketball courts had working lights for night. Time play, but the community grounds were nice enough (plenty of pools). The beach is really what sells this place. Would recommend for families.

Awesome property!

We had four families (19 total) stay here over spring break 2023 and we had a great time! The property location was excellent and very close access to a boardwalk/beach. Beautiful property and unbelievable view from the house. The amenities at the adjacent resort were also very nice, as there were plenty of activities for our wide range of guests to partake in. Would absolutely choose this place if we were to do this trip again!

Very nice house

House was nice, beds comfy. Lots of smalled damaged issues, nothing too concerning. We got a great deal since we stayed in the off season so not an issue for us. Peoperty management was very responsivve and helpful.

House layout was great, short distance to pools, beach, volley ball, court, friendly staff!

Great property for our group of all ages! Each bedroom had tv along with big screen in living room. Close to beach and pools. Loved 2 frigs & washer and dryer. Great parking area for all of our vehicles. Trash pickup, maintenance crew came quickly for few minor repairs! Exercise room was being renovated but looked like great area. Overall we would definitely rent this unit again!

Perfect Vacation

This property is perfection! Just a few steps to the beach and the pool, this house had everything we could ask for! Plenty of bedrooms, bathrooms, refrigerator and pantry space, and the location is a quick drive to every thing we wanted to do while on our vacation. We will definitely book here again if possible!

Great week at the beach!

The house was the perfect size for our group of families with kids ranging from 3-11. Easy access from the house to the beach and all amenities. Well stocked kitchen and great seating options for so many people. My only suggestion for improvement would be to add picnic tables under the house for outdoor eating. We loved it and can’t wait to stay again!

Great views!! Loved the amenities near by! Clean!

We have a large family and this house accommodated us well. It was clean upon arrival. We had lots of littles with us, and they had so much fun playing in the sand and being on the beach. We loved having access to the pool and hot tub, as well. We had no issues during our stay and never had to contact the property management. We would definitely recommend this house for large families!

Beware of a dirty house and unresponsive owners

First for the positives. The house is big and roomy with a beautiful view. There is plenty of room for a group of 15 to spread out. Now for the negative. This place was filthy!!! Every surface had dust on it. The blinds were caked with grime and dust. The baseboards haven't been touched in a very long time. The bathrooms had holes in the ceiling. The garbage disposal didn't work. Several of the bedroom TVs didn't work and were missing remotes. The folding table in the dining area inside was covered with sand and food residue. The water was either scalding or cold, no in between. In one of the bedrooms, there were koolaid packets left in the sheets. The kitchen utensils, plates, pans ect were grimy and had to be washed before use. I think the final straw was pulling down a blanket from one of the closets and getting completely covered with sand! We also weren't given a keycard for the resort amenities. We arrived late afternoon on Tuesday the week of Thanksgiving. We had 4 families coming for a total of 15 people. On Tuesday we noticed the dirtiness and how the property was very rundown. Wednesday morning I received an email from the owners asking how everything was. I replied that there were many positives but that it wasn't very clean and could use some tlc. I received an email reply that they could send the cleaners back. I refused since it was the day before Thanksgiving and to preform the type of deep clean that was needed it would be very difficult to do with 15 people and all their stuff in the house. Then I discovered that my nieces slept in beds with kook aid packets in them clearly showing that the sheets had not been changed. Throughout the day we saw more and more of the things previously mentioned as well as the lack of a keycard. So I called the property management company. I was told that they would try and reach someone about the keycard but that never happened. They also couldn't tell me where the office was on property for me to be able to go get the card myself. I mentioned how dirty everything was. I was told that deep cleans were not done between parties and that the owners have to schedule a deep clean. I'm appalled that deep cleans aren't done between renters especially during a pandemic!. I received a call from the property manager Wednesday afternoon, her phone cut off mid call. We have left many messages requesting a call since then. Its Monday, still haven't heard from them. For that much money,I expect much better!

Great Beachfront Home

Home was wonderful, location was right on the beach and there was an on property restaurant which is wonderful for grabbing lunch from the beach. You are about 20 min from Gulf Shores but avoid the crowds. The tennis courts are a little run down but it was nice to have Kiva Dunes on property...we got to sneak away for a round of golf and dinner at the club!

Great vacation!

My family really enjoyed this duplex! Very roomy and right on the beach in a resort with a golf course. It was the week of July 4th, so it was a little crowded at times in the pools and on the beach but definitely not as busy as a PCB or similar beach. Bedrooms are spacious, bathrooms are nice, and amenities were great! Highly recommend. Owner/management communication was great as well.

Excellent location-House older and needed updates

I am very sorry to give a bad review because this home has so much potential. We booked the house last minute and were so excited to have found a house directly on the gulf that could accommodate our extended family and allow us to all be together (6 adults, 3 teens, and 2 kids). The beach was excellent. The location was great if you don’t mind a drive into town when you need supplies or want to do shopping/eat out. We found tons of seashells and enjoyed the low crowds on the beach. We had plenty of space for everyone. I would give the property itself 5 stars, However the furnishings were old and out dated. Nothing inside the living room matched which I found very strange for a home directly on the gulf. All the other beachfront homes we have rented have always been updated, decorated nicely, and feel very fresh. This house felt like a lot of the furniture came from a thrift store. We did not mind the older furniture or mismatched decor but a couple of nights into our stay we discovered what the squeaking sound was in the upstairs bedroom. What we thought was a large mouse scurried across the floor and we messaged the management. An exterminator came out during our stay and said he found 14 entry points and a large infestation of big rats. The exterminator said he closed off the entry points and put out poison and kill traps in the attic space but that anything inside the home would be trapped inside the home until it dies. Luckily we were near the end of our short stay and we were able to complete the last night of our stay in the home without incident. The management was good about doing all that could be done to remedy the situation but I was disappointed that this is the part we now remember most about the trip. We had extended family with us and it was their first time staying in a rented vacation home and I don’t know if they’ll ever consider a house over a hotel again due to the cleanliness standards. We all made the most of our trip and actually went directly the Destin FL and stayed a couple of nights after checking out of this home to extend our vacation. It helped us forget about the rats and remember the beach& sun I would recommend that the owners of the home consider new matching furniture for the living room and updating the home throughout. I thank the management for a prompt response to our problem. I also appreciate the owners allowing a last minute booking. This property can be absolutely incredible with a little updating.
