A brand-new luxury beach home, just a few steps from the beach, New Beginnings is the perfect place to relax, reconnect, and make unforgettable memories with family and friends. Whether you`re chasing sunny beach days, lounging by the pool, enjoying a sunset, or gathering together for a little fun, this beautiful home has everything you need for an amazing vacation.

With 7 bedrooms, 6.5 bathrooms, and accommodations for up to 16 guests, there is plenty of room for everyone to spread out, relax, and enjoy their time together.

Need a break from the beach? No worries! Lounge by your private pool or relax at your very own tiki bar, where it is always 5 o`clock! Fire up the charcoal grill, catch the big game on the outdoor TV, and enjoy the perfect setting for making memories together.

And the fun doesn`t stop there! Challenge your family and friends to a game of giant Connect Four, show off your ping pong skills, enjoy a friendly game of cornhole, or practice your putting on our mini putting green. There is something for everyone to enjoy at New Beginnings!

This beautiful two-story home is open, airy, and designed with comfort and relaxation in mind. With plenty of space to gather together or find a quiet moment to yourself, you`ll feel right at home from the moment you walk through the door.

* Fully stocked kitchen: Everything you need to prepare your favorite meals, along with a coffee bar, ice maker, and dining space with additional seating at the bar.
* Open-concept living area: A comfortable sectional couch provides the perfect spot for everyone to gather around and watch a movie or cheer on their favorite sports team.
* Whole-home elevator: Stairs an issue? No worries! Our elevator makes it easy to get to any level of the home.
* Laundry room: A full-size washer and dryer make it easy to keep up with all those beach clothes and towels.

A Place for Everyone

New Beginnings features 7 bedrooms, including 6 king bedrooms and a fun-filled bunk room with 2 arcade games, making it the perfect getaway for families and groups.

* 6 king bedrooms: Five feature private ensuite bathrooms, while the sixth shares a Jack-and-Jill bathroom.
* 7th bedroom: Features a queen bed and two loft twin beds, also sharing the Jack-and-Jill bathroom.
* All bedrooms have smart TVs.
* All king bedrooms feature closets for your personal belongings.

With comfortable accommodations and plenty of room to spread out, everyone can enjoy their own space while still being close enough to make memories together.

* All TVs are equipped with your favorite streaming apps. Just bring your own passwords!

Whether you`re gathering for dinner, watching the big game, or simply enjoying a refreshing drink, this space is perfect for making memories—rain or shine!

Beach Days Made Easy

No need to pack all those bulky beach items! In a locked closet under the house (the code is the same as your house entry code), you`ll find beach essentials provided for your enjoyment:

* Beach towels
* Beach cart to bring everything down to the water
* Beach toys for the little ones
* Boogie boards for riding the waves
* Beach chairs for soaking up the sun

Make Yourself at Home

You have the entire house to yourself, except for the 6 locked owner`s closets.

New Beginnings is professionally managed by me, personally—not a property management company. While I do not live close to the property, I am available should any questions or issues arise. Please message me with anything you need help with during your stay.

Unless there is an emergency, I am available from 8 AM–8 PM daily and will be happy to assist you.

Parking Information

There is ample parking in the driveway for 4–5 vehicles total.

Please be mindful of our neighbors and follow these parking guidelines:

* There is absolutely no street parking.
* Do not park in the sandy area off the driveway.
* Please park only in the house driveway.
* Please do not park under the house.

Welcome to New Beginnings! We are so excited to have you stay with us and hope you enjoy a wonderful, 5-star vacation experience. To help ensure our home remains beautiful and comfortable for you and future guests, we kindly ask that you treat the house and everything in it with care and respect throughout your stay.

Accidents happen, and if something does go wrong, please notify us immediately. If you experience any issues during your stay, we will do everything we can to address them as quickly as possible. Please remember that you are renting a vacation home and, unlike a hotel, there is no on-site maintenance staff.

To help provide a safe and enjoyable experience for everyone, there are a few house rules that must be followed. **By confirming your reservation, you acknowledge and agree to abide by these House Rules.

#1 – Check-In

Check-in is after 4:00 PM.
We are unable to accommodate early check-ins, as our cleaners need sufficient time to thoroughly clean and sanitize the home before your arrival. Thank you for allowing them the time needed to prepare New Beginnings for your stay!

#2 – Check-Out

Check-out is by 10:00 AM.
Our cleaning team needs time to prepare the home for the next guests. Please be respectful of their schedule and vacate the property on time.
Late departures will incur a $100 per hour charge.

#3 – Reservation Holder & Age Requirement

The individual making the reservation must be at least 25 years old.
* You may not book on behalf of someone else.
* The person making the reservation must be staying at the property.
* Valid identification will be required for verification.

#4 – Maximum Occupancy

There is a strict maximum occupancy of 16 guests.
If you arrive with more guests than listed on your reservation, you will incur a $100 penalty fee for each unauthorized person.
*This fee is a penalty for violating the occupancy rules and does not grant permission to exceed the home`s maximum occupancy of 16 guests.

#5 – Pets

Pets are allowed, with a maximum of 2 pets, at the owner`s discretion.

A $300 non-refundable pet fee is required if you bring a pet and must be paid at the time of booking.

Please follow these pet rules:

* Pets must be kept on a leash whenever they are outside the house.
* Please be courteous to our neighbors and always pick up after your pet.
* Pets are NOT allowed on the furniture or beds.
* A dog bed and blanket are provided in the closet next to the washer/dryer for your pet`s comfort. Please wash the blanket after use for the next guest.
* Food and water bowls are also provided in the same closet.
* Pets may not be left unattended in the house at any time. If your pet must be left alone, it must be crated. Please bring your own crate.
We appreciate your cooperation in helping us keep New Beginnings clean and comfortable for all of our guests!

#6 - Elevator

This home is equipped with a whole-home elevator for your convenience and accessibility. The elevator is not a toy and is intended for guests with physical limitations or those who need assistance accessing different levels of the home.

* Children MUST be accompanied by an adult at ALL times when using the elevator.
* For your safety, DO NOT use the elevator during a storm or if severe weather may cause a power outage. In the event of a fire or other emergency, DO NOT use the elevator. Please use the stairs.
* The elevator will be in working condition upon your arrival and must be left in the same working condition upon departure.

Please use the elevator responsibly and follow all posted safety instructions.
Any service calls or repair costs incurred due to misuse, negligence, or failure to follow the elevator rules will be the responsibility of the guest.
Thank you for helping us keep the elevator safe and in good working condition for everyone!

#7 - Pool Rules & Safety

You are responsible for your own safety and the safety of your children. Use the pool at your own risk. There are no lifeguards on duty.

Children must be supervised by an adult at all times while in or around the pool area.
Pets are not allowed in the pool area or in the pool.
A door alarm is attached to the door leading to the pool for your safety. Please do not remove the alarm from the door or unplug the receiver at any time.
The pool is approximately 4 feet deep. Absolutely no running, jumping, or diving is permitted.
The pool may be heated to the recommended recreational swimming temperature of 84–86°F for an additional fee of $60 per day, available from October 1 through May 1. A minimum of 24 hours’ notice is required to arrange pool heating.
No glass is permitted in or around the pool area.
Do not add any foreign substances—including soaps, cleaners, fragrances, or other products—to the pool water.
Please shower before entering the pool to minimize soaps, oils, and detergents that can affect the water’s chemical balance.
Swim diapers are required for our littlest guests who are not yet potty trained.
Guests will be responsible for the cost of any additional cleaning or treatment
