*Home Truths:*
- Pool heat is available for an additional fee but must be requested at least 48 hours before your stay.
- Pool heat is not available between 4/1 and 10/1.
- Please note that if the outdoor temperature drops below 50°F, the pool heater may have difficulty maintaining warmer water temperatures.
- Spa heat is complimentary but please note that the pool and spa heater can only be run one at a time, not concurrently. In other words, the system can either be in "Pool Mode" or it can be in "Spa Mode." It cannot be in both modes at the same time.
- Rideshare and taxi service is extremely hard to arrange last minute. Please try your best to schedule these services in advance if they are needed.
- Please note our occupancy includes an additional two beyond bed count. Trifold floor mattresses and additional linens can be provided upon request.
- We allow service animals at this home. If undisclosed pets are brought into the home without AvantStay's approval there is a fine of $500 per pet.
- Quiet hours are between 10:00 pm and 7:00 am.
- The fireplace is not for guest use.
- Please note our occupancy includes an additional two beyond bed count. Trifold floor mattresses and additional linens can be provided upon request.
- Please note there is a cash-only, HOA rental fee per vehicle to access this neighborhood: $9/day or $22/week for (Easter - Labor Day) and $20/week from (Labor Day - Easter). Rental passes must be purchased upon arrival.
- No Live TV, only apps guests will have to sign into to stream TV.

Accidental Damage Protection: A non-refundable accidental damage protection plan has been included in the price of your reservation. Under this plan, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $2000. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets. This plan is not available for reservations 28 days or longer or reservations that require a security deposit.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff. We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.

As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards.

IDs will be requested for verification after booking. All bookings over 30 days require a security deposit.

We report and prosecute all Credit Card Fraud.

House had ample room to host a family vacation and outdoor amenities were great! Location made it walkable or short bike ride to Harbor Town. Very quiet location that provided for a great week!

The house and grounds were fantastic. had a few problems with the hot tub but was fixed in the first day! Would recommend the house and Avant Stay to anyone who is thinking about visiting Hilton Head.

The house was phenomenal! So beautiful and right on Harbour Town. The hosts were excellent to work with, kept checking in to see how our stay was, and were overly helpful with any small challenges we had during our stay. Highly recommend this property.

I couldn't recommend this house and host more. The house was exactly as it is pictured. Very clean, specious and the location was perfect. Host was very quick to respond to any question. Very smooth stay and comfortable house for group. Would stay again.

Nice property with lots of space but needs better maintenance from owner. Pool skimmer pipes were clogged so no suction to keep pool clean. After talking to pool company it’s a known issue. AC was struggling to keep upstairs cool - attic a/c filter was completely clogged upon inspection. All that said, Avant Stay was very responsive to get people out there to help.

Property is an amazing 2-story home off the 15th fairway of Harbor Town Golf Links. Everything about the home is class. Thank you for allowing our group to visit and have a wonderful stay.

We had 8 friends stay with us and enjoyed the large family room and kitchen area. The pool was nice and the spa had to be serviced but worked after that.

Huge home, fit 7 adults easily. Excellent, quiet location. Loved the pool and hot tub. Some rooms like the breakfast area didnt get great airflow so it got hot during the day. But overall a great place to stay. All in all a very good experience but watch out for the AvantStay upsells.

The house was in a great location, very clean, pool was great. Really no complaints except for one major one. One of the upstairs bedrooms does not have a closet (not a big deal), but also does not have access to a bath or shower without having to walk THROUGH another bedroom. There is a half bathroom downstairs (really inconvenient when you need to go to the bathroom in the middle of the night), but no access to a bath/shower without walking right through another bedroom. This was incredibly inconvenient for us when someone in that bedroom wanted to shower and people were still sleeping in the other bedrooms. And there is no mention of this in the house description. If this does not bother you, then the house is great, but we found this to be a major inconvenience and would not stay here again, and am very disappointed that this was not mentioned in the description as I think it is incredibly important to know before booking. Actually seemed deceptive to me.

Exterior of house has been neglected, landscaping is unkept, exterior of house is also unkept it needs pressure washing and fresh paint. Inside needs paint touchup through out . Kitchen microwave is a lawsuit waiting to happen as it is six feet off the floor and very dangerous when removing hot items. For the price charged expected better. Loved location

The pool was heated to 89 degrees. We were in the pool every day. The house could use more pots and pans and maybe extra pool towels. We were doing laundry every day. The house was great. Plenty of space for the 9 of us.
