Our home is close to the Texas Medical Center, NRG Stadium, The Galleria, Downtown, Midtown, Museum of Natural Science, Downtown Aquarium, Toyota Center, University of Houston (UH), Texas Southern (TSU)

You will be able to enjoy all the beauty things that comes with the City of Houston.

STRICT NOISE POLICY : This is a quiet family neighborhood and in an effort to be a good neighbor, we kindly ask you keep the noise level to a minimum especially after 10pm out of respect for neighbors and city ordinances. This is not a party house or hotel ! Loud drinking parties or excessive noise complaints are subject to a $100 fine and/or immediate eviction without refund. Noise aware sensors are installed on the premises. We want you to enjoy your experience but respecting the neighborhood's right to peaceful living is our number one priority.

NO SMOKING / PETS : NO SMOKING, vaping, or use of cigarettes or drugs including but not limited to marijuana, inside the house. Smoking or violation of pet policy of any kind will result in a $550 fee.

PARKING : No more than 4 cars are permitted at one time (parked well inside the garage or driveway) Any additional cars should be parked down the street out of courtesy for next door neighbors. No RVs, trailers, or dirt bikes permitted anywhere on the street or driveway.

Please keep exterior doors closed and locked at all times.
- No parties or events without host pre-approval. If any events are performed on property, The host reserves the right to terminate the reservation without refunds.
- Do not disturb or disrespect the neighbors/people in the community.
- Do not wash dishes in bathroom sink.
- No open flames allowed (Candle, incense, lighter, etc.).
- Do not have any more guest than stated on your reservation. Any unapproved visitor or guest, will incur additional fee per guest.
- Every additional guest not stated on the reservation will incur a $50 fee per person per night. Please let the host know, if the number of guest changes.
- No loud music or disturbance past 10pm.
- We are not responsible or liable for any accidents, injuries or illness that occur while on the premises. We are not liable or responsible for the loss of personal belongings to valuables during your stay. We cannot be held responsible for items left behind. If we recover an item for you, there is a $25 fee plus the shipping and handling fee to get the item to you.
- Guest cannot receive any packages via courier service or the mail, without prior approval from host.
- Receiving packages via mail without host approval will result in a $100 fee.
- Any lost or damages items like, but not limited to television, fan, books, bedding, appliances, etc. would incur a fee equivalent to the retail value of that item.
- In order to avoid clogging or other plumbing issues, avoid throwing any kind of objects down the toilet. This includes, but not limited to, lady products, contraceptives, paper towels and so on. If a plumber is called out due to clogging the guest could be charged a call out fee plus the fee to unclog the pipes.
- No filming, commercial shoots or video shoots at any time during reservation.
- Please use make up towels to remove any and all make up.
- NO EATING OR DRINKING IN BEDROOMS. Any spills or stains left on furnishing might result in an additional $250 cleaning fee.

FAQ’s
- Check in is at 4:00pm. Early check in’s may be available for a $75 fee but it it not guaranteed. Please check with host for more details.
- Check out is at 11:00am. Any guest that stays past 11:00am will be automatically charged the next night stay at full price. Late check out is available for $75 fee but it is not guaranteed. Please check with host for more details.
- Self-check-in with smart locks.
- Trash is picked up every SATURDAY. Please be sure to bring trash can to the street if you are staying on a Friday night. Trash can is located inside the garage

CHECKOUT PROCEDURES :
1) Please place all used sheets and soiled towels in the laundry basket in the laundry room including comforters.
2) Rinse food residue before putting dirty dishes in the dishwasher and run the cycle. Detergent is found under kitchen sink.
3) Completely empty out the fridge.
5) Remove all trash and take trash bags in the bins and place is the large trash can in the garage
6) Push all chairs, sofas, cushions, and anything else you have moved back to its original location.
7) Turn off the thermostat.
8) Make sure that all stove burners and oven are turned off.
9) Double check that all doors and windows are locked
