Step into this charming top-floor 3-bedroom, 2-bathroom condo, boasting two king beds and one queen bed. Unwind on the private balcony, overlooking the pool, pond, and tennis courts, furnished with a 6-person dining table and cozy chairs. The well-equipped kitchen invites you to whip up delicious meals, while the dining table comfortably seats four. Modern amenities include a washer/dryer and complimentary Wi-Fi, ensuring a seamless stay.

IMPORTANT NOTES
• There is parking for 2 cars available for your stay! Please note that one space is assigned and the other space is unassigned visitor parking. There are parking passes for both spaces in the unit.
• This property does not allow pets.
• There is not an elevator. There is a half flight of stairs to get to the first floor of the condo. The living space and one bedroom/bathroom are on the first floor. Once inside, there is an additional flight of stairs to get to the two upstairs bedrooms and bathroom.
• This property is a +/- 6-minute walk to the beach. It is an enjoyable stroll and the majority of the walk is shaded by large old growth oak trees.

Neighborhood Overview:

Forest Ridge is centrally located approximately halfway down the island and is a quick drive to all of the island's best dining and shopping.

Within a mile or two, you can enjoy dining and live music at The Surf or Slider's, or ice cream from several local treat spots.

To the north, you will find Main Beach which features the Salt Life and Sandbar Kitchen restaurants, a playground, and beachside putt putt golf. From there, Amelia Island's downtown historic district is just a short drive down Atlantic Avenue. There you will find plenty of wonderful restaurants, shopping, nightlife and local culture. Fort Clinch State Park is also located along Atlantic Avenue. The park features the 19th century Fort Clinch (still open to the public for tours), a great beach, and lots of beautiful trails for hiking or biking.

The South end of the island boasts several wonderful restaurants, the Ritz and Omni resorts, a picturesque canopy biking trail, and charming local boutiques. We recommend checking out the Ritz spa if you are looking for a relaxing treat!

Getting Around:

Amelia Island is a small area and is easy to navigate! There is free parking available throughout the entire island, making driving very easy to any place you choose to visit.

Although Uber/Lyft are not very reliable on the island (we strongly recommend bringing a car), they are available through the app on your smartphone.

Bike rentals are available at "The Beach Store" located 1 mile north of Forest Ridge. Riptide Watersports also delivers bikes.

• Check-in: After 4:00 PM – Please do not arrive prior to the check in time without prior approval.
• Checkout: 11:00 AM
• Self check-in with keypad.
• No smoking or drug use on the property
• Only registered guests staying at the property are allowed on the premises - Max. 6 guests
• No parties, weddings or events of any kind
• No pets allowed – No exceptions, immediate eviction without a refund if a pet is in the unit.
• Quiet hours for the building are 10pm-10am.

Check In: Check-in is 4:00pm.
We do our best to have your accommodations available by this time. Peak times and holidays are especially difficult, so please understand we are working hard to have your unit available as soon as possible. We cannot make refunds for a delayed check-in time. Please do not arrive to the property early if not approved. Our cleaners are working hard to get it ready for your arrival.

Check-Out: Check-out time is scheduled by 11:00am. Late check-outs must be pre-approved, are not guaranteed, and may incur an extra fee. There is a tight cleaning schedule between guests. If you overstay your check-out time you will incur a fee of $75/hour.

Check-Out Procedure: We ask that you leave the premises in the same general condition as it was found. Please do the following upon check-out:
1) Bag your garbage and recycling and take it to the dumpsters.
2) Leave all sheets and other bedding on its assigned bed. Place dirty towels in a neat pile on the bathroom floors.
3) Wash dirty dishes or place in dishwasher and start the wash cycle. Do not leave dirty dishes in unit.
4) Leave all furniture arranged as originally found.
5) Check all drawers and closets for personal items. Disconnect from any streaming accounts.
6) Clean out all refrigerators and freezers.
7) Lock all windows and doors. CLOSE ALL BLINDS.
8) Set thermostat to a seasonably appropriate temperature and leave ceiling fans running.
9) Lock all doors behind you.

Property inspections will be made after check-out. There will be a charge if the above procedures are not followed or any damage is found.

Furnishings: Basic equipment and furnishings for a comfortable vacation are provided. If you move furniture while occupying the property, you must return furniture to its original position prior to departure. Do not remove furniture (including patio furniture) from the property.

Property Descriptions: Rates, descriptions, bed sizes, inventories, and furnishings are subject to change without notice. Neither the rental agent nor the owner will be obligated to provide replacements or give refunds for failure or absence of any items.

Pool:
Please follow posted pool rules. There is no lifeguard, swim at your own risk. Refunds are not given for pool maintenance or closures during your stay.

Linens/Towels & Supplies: A limited number of bath, beach, and kitchen towels are provided. With the exception of beach towels (returned to unit upon use), no towels are to be removed from the unit. A starter supply of paper products and soap will be supplied in your unit. You will be responsible for additional supplies during your stay.

Maximum Occupancy: The MAXIMUM number of overnight guests is determined based on the unit size and is listed in the listing details. At any time, no more than the listed maximum number of guests may be in the home unless prior approval is provided. Additional charges may apply.

Age Requirement: The person reserving the unit must be a minimum of 25 years of age and must occupy the property the entire length of the reservation.

Events: Guests are not permitted to hold events at the house. An event is defined as any gathering of people over the maximum occupancy of the unit(s) you are renting. If a guest is found to have held an unauthorized event at the property as defined above, they are subject to immediate eviction with no refund and/or fines for the damage or use of the property for such event.

Decor and Personal Items: Tents, canopies, blow-up pools, or any similar items are not allowed to be setup anywhere on the property or decks. No decor, banners or signs are allowed to be taped or hung anywhere on the property inside or outside. If anything is hung from the walls or windows and there is damage caused from doing so, you will be responsible for the cost of the repairs.

Illegal Substances: No illegal substances are permitted on the property.

Cleaning: If extraordinary cleaning is required, the cost will be charged to the guest card on file. Cleaning fees are charged for all rentals. You are responsible for the cleaning of your unit during your stay and for leaving the unit in good condition at checkout. Additional cleaning is $75 per hour.

Parking: You are allowed to park in the designated parking areas on the property. The number of cars is dependent on the property and is in the listing details. DO NOT PARK ON ANY LANDSCAPING or grass. You will be charged to repair any landscape or sprinkler damage if you park off the driveway. Park at your own risk. Owner is not responsible for cars on the property.

Pets: Not allowed. There is a $500 fine if owners notice that pets have been in the condo.

Respect your Neighbors: Amelia Island has a strict noise ordinance that goes into effect at 10pm.

Noise Complaints: If we receive any complaints from neighbors regarding obtrusive behavior by you or anyone in your party we will give one warning.

Perfect place

Nice condo- very clean. Nicely decorated. Had everything our family of 4 needed for a nice beach vacation. Condo is right next to and porch overlooks the pool and tennis courts which was very nice. Kitchen was well appointed. Beach chairs, wagon, umbrella and beach toys was an added bonus. We had a really great time.

Amazing stay, wonderful hosts!

We had an incredible stay on Amelia Island. The hosts are so helpful and responsive and the home is just as advertised. The pool, tennis courts, and property around the condo are well kept and the short walk to the beach makes trips with kids so easy. Definitely recommend!

Great place to stay

It was a great getaway. We have younger children and adult children and we were comfortable and happy with our stay. The place was clean and had everything we needed. The pool was great and there was a tennis/pickleball court and rackets we provided by host. We walked to the beach which was not far. Thank you!

End of summer family vacay!

The condo was clean and exactly as described, with just enough space for our family of 6. The location was great, being close to the pool and tennis/pickleball courts, and just a short walk to the beach. Our stay was short, and we had a couple of evening thunderstorms, so we’re hoping to go back whenever we can spend more time!
