Welcome to Three Oaks Manor a timeless riverfront estate sleeping 14 with a pool, hot tub, game loft, and private theater. Sip coffee as the St. Johns River glows at sunrise, gather in the chef’s kitchen and great room, and end nights in the top-floor cinema (popcorn machine included). Primary suite on main; four additional bedrooms upstairs with shared balcony. No dock access (safety). Pool is sun-heated only. No parties or events. Quiet hours 10pm–8am. Rental agreement & ID required.

A signed rental agreement is required to complete your reservation and will be sent after booking. Please note that failure to return the signed agreement may result in cancellation of your stay. Depending on your booking platform, a government-issued ID and copy of your credit card may also be required for verification after booking.

No parties or events allowed without prior approval.
Smoking indoors is prohibited ($500 remediation fee applies).
The following additional Fees may apply:
$150 per person per day for exceeding occupancy limits
$50–$200 for late check-outs or early arrivals (based on number of hours).
No dock access (structurally unsafe; gate locked).
