Located only minutes from local attractions and restaurants, it's the perfect spot for exploring the city. Surrounded by charming homes of various architectural styles, you're just a short drive away from the beautiful Nelson Atkins Art Museum, The Plaza Shopping district, Arrowhead and Kauffman Stadiums. For history enthusiasts, this neighborhood was annexed by Kansas City back in 1897 and the Old Hyde Park Historic District Neighborhood Association has preserved this vibrant district's legacy. Bring your family or gathering to this beautiful, updated, spacious, well-appointed home in a lovely private neighborhood in the middle of Kansas City’s urban core. Parties or loud events are not a good fit.

The area is lovely and historical, and this home has been updated with contemporary furnishings, comfortable bedding, and open, bright spaces with natural light. Impeccable renovations and lovely bathrooms and closets.

Guests have access to the first two stories of this gorgeous historic home which is equipped with nest thermostats, high-speed 1 gig google fiber WiFi, flat screen TVs’, and even a Nintendo classic. The beautifully restored property is ideal for the whole family or a large group. The front door opens to a foyer and an open concept living/dining/kitchen area. The third floor of this home will be vacant, but locked off as this is the smaller, modified version of the home for smaller groups.

The chef's kitchen is complete with granite countertops, stainless steel appliances, coffee, beverage bar and all of the necessities for cooking (toaster, pots, pans, dishes, cups plates, bowls, wine opener, etc.) There is a half bath off the kitchen and french doors to a separate living area on the first floor as well as a breakfast nook. Another set of french doors lead to the deck with soft seating. There are 3 bedrooms and a washer/dryer on the 2nd floor, including a master suite with a sitting room and coffee bar, large walk-in closet (which can double as a baby's room) and an extra deep soaking tub and modern shower.

Please note, the third floor of this home will be locked off as this is the modified listing of the full house and can accommodate up to 6 guests.

There is a welcoming and expansive front porch and a lovely back deck, ideal for low-key entertaining.

This wonderful house is located in the heart of Kansas City, perfectly situated between the lively Country Club Plaza and vibrant downtown. With an Uber ride just minutes away, you can easily explore this bustling metropolis. You can also make the most of your stay by biking or driving to many of the area's beautiful sites and attractions. You're just a six minute drive from the Plaza and Westport, and a five minute drive from all major interstates in the Kansas City area. Plus, you're conveniently located near some of the city's iconic cultural destinations, such as the Nelson Atkins Art Museum, Kemper Museum for Contemporary Art, and the Kansas City Art Institute, all within a six minute drive. And, if you're a sports fan, Arrowhead Stadium and Kauffman Stadium are within a 19 minute drive from the house. Lastly, you'll just need a 30 minute drive to reach Kansas City International Airport and almost anything else in KC. *IDENTITY VERIFICATION and PROPERTY INSURANCE REQUIREMENT: To help you relax and enjoy your stay, we have partnered with SafelyStay, Inc. to provide all reservations with damage protection of up to $1,500. This protection plan is $45 for all stays under 29 nights, and is included in the cost of your booking. Stays 30-59 nights will be required to pay an additional insurance premium of $305 directly on our website. Stays longer than 59 nights will be separately charged for damage protection extension at the rate of $130/30 days. Please note, guest screening is also required for any bookings made through VRBO or direct. Once your booking is confirmed, you will be contacted by Safely to complete an identity verification before your reservation date for any direct or VRBO bookings.

*PARTIES - All gatherings must be limited to 8, this is monitored and guests violating this rule will be charged a mandatory $700 fine. NO EVENTS OR PARTIES ARE ALLOWED.

*PETS - We do allow pets with host approval. If you are planning on bringing a pet please notify us once you complete your booking. There is a $75 fee for one pet or $125 for two that is collected once the booking is confirmed and paid in full. (Guests are required to pick up after their pet, host provides dog bag stations. Taxes are collected in addition to the fee) The yard is not fenced, but the neighborhood is perfect for walking! There is a $500 fine for any unauthorized pets.

*CANCELLATION POLICY - Guests can receive a full refund minus processing fees (approximately 4%) if they cancel up to 5 days before check in. No refund will be provided if cancelling less than 5 days before check in.

We do monitor noise level in the House, to be considerate of our neighbors. Our system does NOT record audio or visual; it simply monitors the decibel level and alerts us should it get too loud for the residential neighborhood.

SURVEILLANCE: We use NoiseAware monitoring systems to ensure our 10pm quiet hours, and sound levels from our guests are courteous to our residential neighborhood. This device isn't hidden and is only located in the 1st floor common areas. Violations and any tampering with the device may result in $200 fines.

QUIET HOURS: Quiet hours are from 10pm-8am. We request that all guests be respectful and courteous of our neighbors. Please move indoors at 10pm or keep noise to a normal conversation level.
