In accordance with platform guidelines, a refundable security deposit will be required prior to check-in.

Inside the Home:

This lovely duplex spans from the ground to the second floor, with no lift access. The main living area offers a sofa, dining table with chairs, and can double as a comfortable remote workspace. The apartment includes Wi-Fi, suitable for working from home and making video calls.



Kitchen & Amenities:

The kitchen is fully outfitted with everything you need for home-cooked meals:

a full-size fridge, gas stovetop, oven, dishwasher, microwave, toaster, kettle, and more. Dishes, glasses, cutlery, cooking tools, and basic kitchenware are all provided.

You’ll also find a washer, drying rack, iron and board, vacuum, mop, and broom for your convenience.



Bedrooms & Bathrooms:

Master bedroom: Super king-size bed, Second bedroom: King-size sofa bed. Both rooms are fitted with triple-glazed windows for quiet nights. Freshly laundered linens, pillows, and towels are included.

The main bathroom has a bathtub/shower combo, sink, and toilet, plus a hairdryer and starter toiletries (toilet paper, hand soap, shampoo, and shower gel). A separate half-bathroom (WC) is also available.



Clean & Comfortable:

The apartment is thoroughly cleaned and sanitized by professionals prior to each check-in. Heating is provided during colder months. There is no air conditioning, but portable fans can be arranged upon request (subject to availability).



Important Notes & Policies:

- Check-in: from 3:00 PM; late check-in must be scheduled in advance and is subject to a fee (see below)

- Check-out: by 10:00 AM

- Damage deposit of £800 is required before arrival. The deposit is fully refundable within 14 days of check-out, subject to property inspection and bank processing times.

- No smoking, no pets, and no events or photoshoots allowed

- A noise monitoring device is installed at the entrance (not in private areas) to help ensure a peaceful environment



Late Check-In Fees (for in-person key handover only):

- £50 between 7:00 PM – 9:59 PM

- £90 between 10:00 PM – 12:59 AM

- £120 for arrivals after 1:00 AM

Fees are payable in cash upon arrival. Late check-in must be confirmed at least 24 hours in advance and is subject to availability.

*The property may vary slightly from the photos due to recent renovations, furniture rearrangements or other. This will be indicated in the description or photos when possible.



*In the instance that you will NOT be doing a self check-in and a member of our Welcoming Team must meet you to provide the keys: if you arrive between 19:00 and 21:59 there will be a £50 late check-in fee. Between 22:00 and 00.59 there will be a £90 check-in fee. After 1 AM - £120 check-in fee. This fee is only payable in cash in local currency. Kindly give notice via SMS or email if you will be delayed and unable to check in at your pre-arranged time. Our Welcoming Assistant will wait for you at the meeting point.



Management reserves the right to enter the property for purposes of inspection, maintenance, cleaning, or to show the unit to potential tenants. The Guest must allow Management or their representative (including workmen), with reasonable notice, access to the property at any reasonable time during their stay (except in an emergency or if a problem needs sorting out quickly and they cannot be contacted. In these urgent situations, Management can enter the property without giving prior notice). The Management has the additional right to conduct viewings of the property between the hours of 8:00 and 19:00.

Zur Wohnung: Die Unterkunft ist wunderschön eingerichtet und sehr stilvoll. Sie ist geräumig und voller Charme, verteilt auf zwei Ebenen. Wir haben es sehr geschätzt, wie hell und luftig der Raum war, und wenn die Sonne schien, kam das wirklich zur Geltung. Die Schlafzimmer sind unglaublich geräumig, und die Wohn- und Essbereiche sind weitläufig. Die Küche ist ebenfalls gut ausgestattet. Die Badezimmer sind großartig, sauber und ebenfalls gut ausgestattet.Die Lage ist hervorragend, wirklich im Herzen von Notting Hill, im Gegensatz zu vielen anderen Wohnungen, die diese Lage nur anpreisen. Diese Wohnung befindet sich in der Nähe vieler Pubs, Cafés und des lebendigsten Teils der Gegend. Der Gastgeber hat den Aufenthalt wirklich erleichtert mit klaren Anweisungen und der Möglichkeit zum Selbst-Check-in. Wir kamen fast um 23 Uhr an, aber der Check-in war problemlos und problemlos.

Appartement absolument charmant dans un quartier branché et agréable. Appartement très élégant et propre, avec de bonnes serviettes et des produits de toilette de qualité. Nous avons adoré cet endroit et serions ravis de le réserver à nouveau pour le Carnaval de Notting Hill !

The property is lovely in its decoration, super cute. Be aware that there are 4 flights of stairs - the bedroom being on top. Also be aware that the host does not live in country and is not easy to get in touch with AND that the property is managed by a 3rd party so VRBO cannot help you until the host responds - IF he responds. Check in was crap: I'd been in asking about an early check in from the first moment of booking bc I was to be traveling with my elderly mother and daughter. I was strung led along by "depends on the cleaners" - but then sent a message for a 20%discount to book an extra "early check in day" as I was boarding my flight. Which would have been fine but they didn't get back to me about booking it until after we were already in the apartment. To get the keys you have to give a code to the gentlemen at the corner store. I arrived with my daughter and all of our bags to find out the early check in wasn't possible because of "the cleaners weren't ready" and had to wait hours in the neighborhood. If the apartment wasn't ready why were they offering me to pay for the day before? Our last evening, after a long day we found ourselves locked out and the gentlemen at the corner store couldn't help us without a code from the host WHO NEVER ANSWERED. VRBO couldn't get in touch with the 3 numbers they had, I couldn't get in touch calling and messaging. It was awful. We had to leave @3am for a flight and didn't get in until nearly 11pm.

Quiet Quirky Refuge in Notting Hill

Fantastic location just off the main drag enough in Notting Hill to be quiet enough for morning birdsong but close enough we were comfortable going to and from the Portobello road excitement several times a day and taking breaks to nap and cool down from the heatwave. (Really appreciated the air flow and all the fans!) Gorgeous kitchen and living area, phenomenal art piece in the living room along with books galore that both myself and our 16yr old greatly enjoyed. Perfect for a quiet stay in a wonderful part of town. Be sure to check out the local restaurants - we had excellent adventures at several, all less than 2-4 min walking distance. For longer adventures we walked to Holland Park and through Hyde easily.
