The flat leans into soft neutrals, polished pale tiled floors and pockets of natural light from leafy outlooks across Bayswater Road. Tufted velvet sofas in muted beige, a sculptural twisted-glass dining table and a carved wood coffee table anchor the lounge, while a crystal chandelier and built-in wardrobes give the master bedroom a quietly classic feel. You are in one of Central London`s most elegant pockets, where royal parkland meets white stucco terraces, smart cafés and easy tube links. Kensington Gardens is literally across the road, and most of the West End is reachable on foot or with a short hop on the Central or Circle line. The Serpentine, Notting Hill and Paddington are all within an easy walk.

Good to Know Before You Book
The flat sits on the ground floor of a period building facing Bayswater Road, so you will hear some passing daytime traffic, and the bedrooms with windows to the road are best for guests who don`t mind a city soundtrack. Every window is fitted with traditional concertina metal security grilles, which feature in the photos and are simple to operate once shown on arrival. There is no lift up to the building entrance and no on-site parking, so plan for public transport, a black cab or a nearby paid car park such as Q-Park Park Lane. Check-in is arranged in person with Roxana, a team member or the building porter, with full arrival details sent ahead of time. Please leave shoes inside the flat rather than in the communal hallway.

Extra charges
Optional extras are available subject to availability and should be requested in advance: early check-in (2 hours) £40, late check-out (2 hours) £40, and an additional mid-stay cleaning at £100. These are processed through a secure third-party platform after booking.

Booking policy
Guests are required to pay a security deposit of £200 prior to their stay. This is fully refundable pending no damages or excess cleaning being required. This will be a pre-authorisation hold on the card taken at least 24 hours before you check in, and is automatically released within 3 days after check out.

Full payment is due 30 days before arrival and will be automatically charged to the card on file. If payment fails, it must be completed within 24 hours or the booking will be cancelled. Early payment is allowed; card fees up to 3 percent are non-refundable if cancelled.

Cancellation policy
Full refund if cancelled 30 or more days before arrival. Fifty percent refund if cancelled fourteen to thirty days before arrival. No refund if cancelled within fourteen days of arrival.

Maximum 6 guests; the listed capacity is the absolute limit and includes any visitors. Only registered guests are permitted to stay overnight.

Please treat the space with care, help us keep it tidy during your stay, and leave it as you would hope to find it. On departure, please leave the keys on the dining table in the living room and make sure all windows and doors are closed.
