Welcome to our brand new home in the Upland Crossing Subdivision of North Lubbock. Treat yourself to a wonderful stay at this 3-bedroom, 2 bath home in a newly developed neighborhood just minutes from Texas Tech. This location is perfect for small and large groups alike. This house features 1 king bed, a queen bed, and a full. There are also TV's in every bedroom, fast Wi-Fi, a fully stocked kitchen for all your cooking needs, and new furniture and mattresses for great rest!



The Space:

Simplicity Stay is a newer construction townhome in the Upland Crossing subdivision that has quick access to Hwy 62/82, Marsha Sharp Freeway, and Loop 289, making trips to Texas Tech and surrounding areas a breeze. This home has been carefully thought out for guests with an open concept living area, electric appliances, and plenty of storage and cabinetry for both short- and long-term stays.



This home has 3 bedrooms and 2 full baths with a large smart TV and walk in closets in every room. The first bedroom has a new queen-size bed, the second has full, and the master has a king size bed. We provide fresh linens and plush pillows on each bed. There are additional blankets for those that sleep on the cool side. Each bedroom has nightstands and hangers in the closet for clothes as well.



Both bathrooms have a tub/shower combo supplied by a 50-gallon water heater so that there will be plenty of hot water for each guest. You will also find wall mounted shower dispensers with plenty of shampoo and body wash. There are plenty of fluffy bath towels, hand towels, and wash cloths available during your stay.



In the kitchen of this home, you'll find most everything you need to enjoy one of Lubbock's many fine restaurants or cook yourself a meal. Double check the amenities section of this listing for all that we supply in the kitchen. There is a huge pantry in the kitchen should you have the need to store a lot of groceries or items during your stay. Just off the kitchen is a separate dining area with 4 chairs and plenty of space to eat or enjoy a family game night. There are additional stools at the kitchen island.



The living room of this home has a large and comfortable couch. There is also a TV so that you can enjoy your favorite streaming services. You are also welcome to access any of the streaming channels on this TV with your own accounts. Just don't forget to log out before you depart! We made sure that the internet at this property is fast for any streaming gaming or work needs you may have during your stay.



For extra convenience, there is a washer and dryer just beyond the main entry door of this home.



You are welcome to park in the garage during your stay but please be aware that you will need to open and close the garage from inside. There is plenty of room for two normal sized vehicles and even more parking in the driveway or street.

Early Check-In & Late Check-Out (Subject to Availability) Early check-in and late check-out MAY be available for an additional fee of $20.00 per hour, for up to 2 hours. Early check-in: Payment must be submitted before 12:00 PM on the day of arrival. Late check-out: Payment must be submitted no later than 10:00 PM on the evening before departure.



**Please do not have mail sent to this property as we do not have the mailbox keys. If you are needing something delivered from USPS, you will need to contact the local post office to make pickup arrangements.**



Parties and events are strictly prohibited at this property. If there is any violation to this policy, a fee of $500 will be charged immediately.



This property is not pet friendly so please plan of leaving your furry friends at home. There will not be any exceptions to this policy as the owner has terrible allergies and a fee of $250 will be automatically applied if you are caught in violation of this.



We supply freshly laundered linens, bedding, and towels for all of our guests. We also supply paper towels, toilet paper, laundry detergent, dish soap, and hand soap for a short 2-3 day stay. Long-term stays will need to replenish latter items at their own expense. Although often there will be a variety of condiments, such as coffee, etc., we cannot guarantee what will be available.

Guest Access:

All areas of the house are available to guests with the exception of any locked cleaning closets.

This home is in Upland Crossing. Minutes away from grocery stores, shopping, and entertainment options.



Getting Around:

Lubbock is a large city by land mass and because of this a car is recommended. If you don't have a vehicle, you can get by with ride sharing services such as Uber or Lyft.



Other Things to Note:

Parties are strictly prohibited and any violation of this rule will result in an immediate $500 fee.



This property is not pet friendly so please plan on making other arrangements for your pets. There will not be any exceptions made to this rule and any violations will be charged an immediate $250 fee.



Check-in information, including the keypad code, will be sent before your check-in date. We reserve the right to decline any alteration request for stays less than 30 days.



Host-Initiated Cancellation Policy While we make every effort to honor all confirmed reservations, there may be rare instances where cancellation is necessary due to unforeseen circumstances. In the event that we must cancel your reservation, the following terms apply:

Full Refund: Guests will receive a 100% refund of any payments made toward the reservation.

No Additional Liability: Our responsibility is limited strictly to the refund of monies paid. We are not liable for any additional costs incurred by the guest as a result of the cancellation, including but not limited to alternative accommodations, transportation, or other travel-related expenses.

Best Efforts to Assist: In the event of a cancellation, we will make reasonable efforts to offer alternative accommodations within our property network, if available, but we cannot guarantee availability or rates.

Force Majeure Clause: We reserve the right to cancel the reservation due to events beyond our control, including but not limited to property damage, utility failures, natural disasters, or changes in local regulations that affect short-term rentals.

Sale of Property: In the event the property is sold prior to your scheduled stay and the new owner does not wish to honor existing bookings, we reserve the right to cancel your reservation. A full refund of any payments made will be issued, but we are not liable for securing alternative accommodations or covering additional expenses.

Removal from Rental Market: We reserve the right to cancel reservations if the property is permanently or temporarily removed from the short-term rental market for any reason. Should this occur, a full refund will be issued, and no further compensation or liability will be assumed. By confirming your reservation, you acknowledge and accept these terms.



House Rules:

- No pets!

- No house parties. Unauthorized parties will result in an immediate $500 fine plus damages.

- No smoking inside the property.

- No excessive volume that would disturb the neighbors.

- Clean up after yourself. This includes all dishes and food items.

- If you break something, message us and let us know immediately.



Interaction with Guests:

Our interaction with guests is very minimal. The front door has a keypad so that you may let yourselves in and out. Once you have booked, please refer to the check-in instructions for entry codes that are sent out 3 days before your stay. Please only use the keypad lock to lock the door.
