Impeccably clean and exquisitely furnished, the home provides a fully stocked kitchen and bathrooms for your convenience. Our neighborhood is quiet and welcoming. * Our home is a No-smoking, No pets property, and we ask that guests remove their shoes as we strive to have the cleanest and best maintained property we can for comfortable guest stays. If you do have a service animal for a disability, we would appreciate prior communication. Please inquire for stays over 2 weeks as extra cleaning fees apply.
* We have security cameras in the front entry pointing toward the street, in the garage pointing toward the garage door and on the outside sides of the house pointing toward the streetfor safety and security purposes. No cameras are in any living area, inside or out.
* Because of the pool and safety concerns, please leave the slider locked if children are in the home unless supervised outside by an adult. The front door must be locked at all times because of direct access through the house to the pool. There is a safety alarm on the slider with a bypass. It is very loud. Use the bypass to silence it..
* Pool and Hot Tub Fees: The charges for heating the pool and hot tub are initiated OUTSIDE THE INITIAL RESERVATION. The cost for heating changes based on the ambient temperature of Mesquite. We will need 3 days notice prior to your arrival for the charge to occur and for us to arrange heating. The prices are as follows:
POOL & HOT TUB: Winter - $150 a day Summer - $25 (Hot tub only) Fall & Spring - $100 a day.
HOT TUB ONLY: Winter months - $35 a day Summer - $25 a day Fall & Spring - $25 a day
YOUR INDOOR SPACE- Bedrooms: Although our home is a 3 bedroom home, we can sleep 4-6 adults separately with our convertible king to 2 single beds configuration in the first guest room and 2 extra floor mattresses. Our primary suite offers a king bed with attached bath and the second guest room has a king bed. With all new and quality mattresses and comfy linens, you will have a great night's sleep after playing all day. All mattresses and pillow are encased with a protective covering to keep you safe from unwanted elements. All bedrooms have a TV so that you can recline at night in privacy, should you choose. We have streaming capabilities, but please make sure to sign out of your streaming apps at checkout.
Bathrooms: Our two bathrooms, one attached to the primary bedroom, are fully stocked with luxury towels, shampoo, conditioner, body wash, lotion, and more, keeping your packing to a minimum.
Kitchen: Stocked, stocked, stocked. If you like to provide meals at home, this is the place to do it. Full cookware and some bakeware are provided. Beautiful indoor and separate outdoor dishes are for your use as well as coffee & filters, tea, spices, barbeque utensils and more.
Living room: The living room is open to the kitchen and the wall of sliding windows and doors make you feel as if you are outside while you are cuddled on the comfy couch, watching your favorite show on our large screen streaming TV.
YOUR OUTDOOR SPACE - POOL & HOT TUB: You will be able to heat the hot tub and pool for your stay during the colder months. There is an extra fee as heating with propane is quite expensive, but effective. DINING TABLE: Outside dining table that seats 6. Lounging on the TURF GREEN: Relax in our 4 lounge chairs and soak up some sun or hide under the large umbrella for a bit of shade while reading your favorite book. YARD GAMES: We supply Corn Hole and Gater Frisby Jam VIEW: Views of the Virgin Mountains.
PARKING: We offer free parking in our 3 car garage, driveway and street. If bringing a trailer, street parking is allowed as long as your vehicle stays within the property lines and is moved every 48 hours. Reach out to us if you have any questions on this.
Our home is completely yours for your stay. There is a locked closet for cleaning supplies/restocking, etc. Please let us know if you need anything restocked during your stay.

* By Nevada state law, we have to have a door alarm leading out to the pool. There is a bypass on the door that you can utilize as you go in and out. The alarm is VERY loud. Should you choose to take the battery out of the alarm, you do so at your own risk. If taken out, the batteries must be re-installed before you checkout Thank you.
* NO SMOKING/NO PETS - $500 fine if evidence of either (animal hair, smoke/ashes/butts). Thank you.

Unregistered guests using or spending time in the property could result in removal of guests from the property.
* Please do not park in the gravel. * Please remove shoes. The asphalt residue, is very hard on the flooring, leaving a black dinge.
Pool & Hot Tub -
*****IMPORTANT: DO NOT REMOVE the vacuum hose. Expensive repairs to the pump will occur if the vacuum is removed.
*****Please do not add or remove water from the spa or pool. If there is an issues, please contact your hosts.
***** Showering before using the HOT TUB is a must. Lotions, sweat, dirt, hair, etc. have caused the hot tub to be shut down for the next guests as it has to be drained, re-treated, and re-heated. $300 fine if this should occur - $150 for tub restart and $150 for the next guest refund for lack hot tub availability for their stay. Thank you!

* NO GLASS OR CERAMIC materials outside please. There are melanin dinnerware and glasses that can be used in the outdoor area. (They are in the cabinet under the coffee maker. ) We want to ensure a safe walking space for bare feet.
*Quiet hours are between 10:00 pm and 6:00 am.
*When finished with the umbrellas, pleased wrap them. If windy, please take it out of the holder and place it in the hooks on the brick wall. The wind will snap it in half.
*If young children are staying, please make sure the LOCK on the slider door is LOCKED at all times. There is an alarm with a bypass to ensure little ones safety The front door must be locked at all times as there is direct access to the pool. There is a locking gate for entry into the yard. This needs to be shut and locked at all times for the safety of all.
TVs - The TVs are smart TVs. Feel free to sign into your accounts for use during your stay, but remember to sign out and leave the remotes in plain view at checkout.
CHECKOUT INSTRUCTIONS: 10:00 AM 1) Please make sure all items are removed from the pool and trash is picked up outside. 2) Locate garage door opener and place it on the kitchen counter. 3) Start one load of towels. 4) Load and start the dishwasher. 5) Sign out of Hulu/ Netflix, etc. on all TVs.
