The Neighborhood:

The Waters sub-division offers unparalleled living with a clubhouse, a seasonal pool, tennis courts, beach, and boat slips available for use on a first-come-first-served basis. This premier waterfront residential neighborhood community is located in the perfect spot near the center of Lake Anna on the exclusive private side. With over 3,400 acres of pristine clear blue water surrounding this property, it is perfect for boating, swimming, fishing and water skiing.



This home is located on the private side of Lake Anna, which is not connected to the public side. The two sides of the lake are separated by dikes and are not navigable by watercraft. If you plan to bring your personal boat or jet skis, you will have access to the community boat ramp during your stay—from 4:00 PM on the day of your arrival until 10:00 AM on the day of your departure.

Our home is located in the The Waters sub-division on the Private Side of Lake Anna.

Lake Anna’s Private Side is known for its warm, calm waters—perfect for swimming, floating, and water sports without heavy boat traffic. Guests love the peaceful atmosphere, the wildlife, safety of a quiet cove.

- All Guests shall abide by the Good Neighbor Policy and shall not engage in illegal activity.

- 16 Adults Maximum

- Quiet Hours are from 10 PM to 8 AM.

- Free Parking for up to 6 Vehicles. (No Parking or Driving on Grass)

- No Events Allowed.

- No Smoking Allowed on property.

- Dogs only - maximum of 3 dogs per reservation ($150 per pet)

- Guests do not have use of the boat, jet skis, golf cart or ATV.

- Guests do not have use of the boat lift.

- The indoor fireplace is not operational at this time.

- Children must wear life vests on the dock.

- Pool is controlled by the community association and is typically open Memorial Day through Labor Day.



**Security & Privacy:**

For the security of our guests and the safety of our home, we have External Security Recording Devices facing the Front Yard and Driveway, Backyard, and Garage area. They will all be on during your stay.



**Guest Requirements:**

In compliance with local laws or HOA requirements, guests must be at least 30 years old to book, and those under 30 must be accompanied by a parent or legal guardian throughout the reservation.



Important: Before check-in, the primary guest must complete our Guest Verification process. This helps us comply with short-term rental regulations and provides added protection for guests and the property.

After booking, you will receive a secure link to complete verification. Please complete it prior to arrival to ensure a smooth, quick check-in.

Damage protection is required for every reservation, regardless of where you booked. During verification, you will choose one of the following options:

- $40 per night non-refundable damage waiver (recommended): no security hold and a simpler, faster process.

- $3,000 refundable security deposit: requires a hold on a card and may take several business days to release after check-out, subject to any damage charges.

We use Yale keyless entry smart door locks and give you space but are available if you have any questions or need anything.
