- Sandy beach with pergola, 2 paddle boards, 3 single kayaks, 2 tandem kayaks, bikes, and beach toys

- Direct access to community pool, pickleball, and tennis courts



**Spacious Accommodations:**

- 7 Bedrooms | 6 Bathrooms – Perfect for families and groups

- Main Level – 2 King suites with en-suite baths and Smart TVs (primary suite has deck access; second suite does not have a lake view)

- Lower Level – 1 King suite with en-suite + 1 King suite sharing a full bath with the bunk room (4 twins)

- Upper Level – 2 King suites with en-suite bathrooms, each featuring a custom Inglenook double bed



Every bedroom includes a Smart TV, luxury bedding, and high-end furnishings. Upgraded 1Gb fiber high-speed internet, Dish TV, water filtration system, and beach towels provided.



Guest Access:

You’ll have full, private access to the entire house, backyard, fire pit, private beach area, and the community common areas.



A pontoon boat is available to rent at an additional cost and will be conveniently waiting at the property’s boat house—no pickup, no drop-off, and no hauling required. Simply coordinate with our trusted local partner, DV Rentals LKA, to enjoy effortless lake days with more time on the water and less time in the car.



Golfers are welcome to enjoy member-for-a-day access at Cutalong Golf Club, a private 18-hole championship course nearby. As our guest, you’ll receive exclusive tee time privileges through our partnership—just let us know in advance.



The Neighborhood:

New homes are being built in The Waters, so construction of homes and docks is ongoing most days. The Waters sub-division offers unparalleled living with a clubhouse, a pool*, tennis courts, pickleball courts, beach, and a marina with a boat launch. We provide a boat slip for guests who are either bringing a boat or are renting one. The community is also great for walking, jogging or biking and is golf cart friendly! This premier waterfront residential neighborhood community is located in the perfect spot near the center of Lake Anna on the exclusive private side. With over 3,400 acres of pristine clear blue water surrounding this property, it is perfect for boating, swimming, fishing and water skiing.



This home is located on the private side of Lake Anna, which is not connected to the public side. The two sides of the lake are separated by dikes and are not navigable by watercraft. If you plan to bring your personal boat or jet skis, you will have access to the community boat ramp during your stay—from 4:00 PM on the day of your arrival until 10:00 AM on the day of your departure.



Getting Around:

Our home is located in the The Waters sub-division. We have ample free parking at our home for up to 6 Vehicles. (No Parking or Driving on Grass)

Our fully equipped home features a gourmet kitchen with a 10-ft quartz island, stainless steel appliances, gas range, coffee bar, and all the essentials to prepare family meals. Outside, enjoy the private sandy beach, boat slip, propane grill, hot tub, fire pit, and multiple decks and porches for lounging or dining.

- No Smoking Indoors.

- Absolutely NO Pets Allowed because our family has pet allergies.

*Pool is controlled by the community association and is typically open Memorial Day through Labor Day.



**Guest Requirements:**

In compliance with local laws or HOA requirements, guests must be at least 26 years old to book, and those under 26 must be accompanied by a parent or legal guardian throughout the reservation.



Interaction with Guests:

We use keyless entry smart door locks and give you space but are available if you have any questions or need anything.

Despite the freezing temperatures and snow the weekend we stayed, we had a blast! We made s’mores in the fire pit and had some brave souls enjoy the hot tub. The facilities were everything we could have hoped for. The youngest children enjoyed the Blue berry market store and bunk beds, while we all tested our skills at air hockey. We also enjoyed the snake talk at Lake Anna state park near by. I never needed the app before but found it was important for easy access and wish I had known to download it before arriving.
