Herd into a Cozy Barn Haus – NB! (Rustic Barnyard)

Welcome to `The Barn Haus` (8 Guests)—our incredibly chic boho barn-themed New Braunfels home! A newer build in a secluded community located in the middle of farmlands (well kind of) where you`ll enjoy the regular luxuries of a full-size home minus all the hay! Though secluded, you`re just a short drive from Historic Downtown New Braunfels, Schlitterbahn, Gruene, Comal River, Buc-ee`s & Canyon Lake. Plus, you and the herd are just 2 easy minutes from the resort style pool, BBQ, and splash pad:)

Our newer constructed house is located in the heart of New Braunfels (NOT Canyon Lake like the auto populated location on Airbnb and Maps suggests)! While the home is a 4 bedroom, 2 bath with only 1667 square feet, it’s open and airy layout can accommodate up to 8 people. It`s a cozy fit, but we make it work perfectly.

The home is furnished with one king-size hybrid gel-memory foam bed in the master, two queen-size hybrid gel-memory foam beds in the 2nd/3rd bedrooms and two twin-size hybrid cooling gel-infused memory foam beds in the 4th bedroom. (We`ll let you draw straws to decide who is sleeping where—ha!)

The KITCHEN is small, but mighty with all new stainless steel appliances and a coffee/tea bar with all you need to perk up each morning. Inside, you`ll find we have all the silverware, pots, pans and plates you need to pretend like you’re going to cook yourself dinner from scratch! The kitchen is fully stocked so you can enjoy a variety of things; like baking cookies with the animals (we mean kids), crafting or blending a fancy cocktail, or throwing something in the crockpot so dinner is ready when you return home after a long day of fun in the sun!

The luxury DINING ROOM is equipped with a large feeding trough/dining table that seats 8! Round up the flock and enjoy meals together with `Betsy the Cow` under the `udderly` awesome mood lighting.

The LIVING ROOM is furnished with a pillowy plush sectional, chair and ottoman under a ginormous farmhouse ceiling fan. Be entertained by the 55` flat-screen smart tv with sound bar where you`ll be able to Netflix and chill with friends. Or get the barn party started and enjoy some friendly competition with some classic board games.

Looking to work from home? Our house`s internet is faster than barn mice hopped up on Texas Sweet Tea. Enjoy the high-top desk found behind the couches; it`s fully equipped with all the USB plug-ins & outlets you need.

**Don`t forget to take a gander at the RECOMMENDATION board! There`s a few favs listed, but don`t take our word for it; try it yourself (we promise you won`t be disappointed). We too encourage your input and kindly ask you share your favorite places and things to do for our next guests to check out.** Plus, it helps remind you of the places to go back to when you return (because we know you will definitely want to!)

The `Antler-Themed` MASTER BEDROOM is furnished with USB equipped nightstands, a 55` flat screen smart T.V., an en suite full bath and a walk in closet.

Decide on or fight over the 2ND & 3RD two queen bedrooms. Pick from a warm and cozy `Longhorn-themed` room adorned with an inviting cow hide rug, tall dresser and closet, or a dark and moooody chic `Bull-themed` room with a tall dresser and USB equipped nightstand. NO BULL here; this might be our house favorite...that black accent wall gives all the feels!

The playful and colorfully decorated 4TH BEDROOM, is most perfect for your lil` calves, furnished with two twin beds constructed with over head lamps & a nightstand with USB adapters to charge all of their gadgets. There is also a TV so they can enjoy streaming to their heart`s content.

The Garage is equipped with folding chairs so you can enjoy cooler evenings the Texan way; in the front driveway playing Cornhole, Giant Jenga, or badminton.

In terms of amenities, we`ve got you covered too! You`ll have access to small, yet important, things like: An iron, blow dryer, Pack N` Play, highchair, towels, shampoo/conditioner/body gel, soap, laundry detergent and more. Full size washer and dryer are available for all guests.

As we mentioned earlier, our boho-barn hacienda is so perfect, you`ll want to stay forever. We`ve had guests ask. Just kidding. (But seriously.)

To utilize the pool, splash pad, & BBQ Pits, use the pool key found in the living room above the high-top desk clipped on the Grid Panel. To get to the pool continue driving up Calandra Lark, make a right on Chiffchaff; the communal area will be seen on the left-hand side. Please return the pool key after use, if taken guests will be charged replacement fees. We do kindly ask you follow the pool rules and respect the neighbors & community.

Only a few miles away, you can enjoy a huge selection of restaurants, ice cream & coffee shops in the Downtown Local New Braunfels area or the Historic Gruene District. There`s a bunch of antique shops to explore, with lots of family-friendly activity locations such as Schlitterbahn Waterpark, a Zoo, The Caverns and many more (listed below). There`s also wineries & bars for the adults staying with us...but don`t stay out till the cow`s come home, those cozy beds are calling your name.

Once you have entered using the keypad on the Hay Door, the whole Barn Haus will be available for guest use. The backyard is fenced for yours and the neighborhood`s privacy.
The garage must be manually opened with the button next to the garage door entrance for use.

Due to the Haus being Newly Built the Location is being showing as Canyon Lake, the Barn Haus is Located In New Braunfels! We are working with Airbnb to Resolve the Issue.
Herds that would like to stay in the Barn for a Week will receive our 5% Off Weekly Discount.
If you and your chickadees are interested in a lengthy stay with us for a Month you`ll receive our 10% Off Monthly Discount. Please reach out if interested in monthly or longer stays.
Our haus has a Maximum Occupancy of 8 Guests. To squeeze one extra to the Coop, we do kindly request notification & $50 Per Night.

***In an effort to maintain and secure premises, the Barn Haus is equipped with three exterior cameras. The cameras are ONLY on the exterior, and there are no cameras on the inside.

***Parking: The driveway fits 2 vehicles. The garage will need to be opened manually if use is needed.

***The house is decorated with lots of Antler Decor and Bull Horn Decor, while nice to look at, it can be dangerous to young children. This is overall a Barn Haus and suitable for young children under supervision. If you are thinking of bringing children, they need to be supervised at all times.

Before Leaving Please Ensure All Doors & Windows Are Locked.
1. NO SMOKING OF ANY KIND (inside or outside anywhere near the home)
2. NO PETS or ANIMALS allowed (including assistance animals) Although we love animals, our barn is animal free due to allergies
3. NO PARTIES; Sheriff Deputies reside in the community, we`ve seen vehicles throughout the neighborhood, we kindly ask guests to please be kind to the property and mindful of neighbors.
4. No more than 8 guests allowed AT ANY TIME; violation of the occupancy limit will result in immediate eviction and cancellation of your reservation without refund.
5. Do not move any of the furniture or take it outside
6. No noise after 10 pm; please respect the neighbors
7. No outdoor open fires; you could be cited by local law enforcement
8. Not safe or suitable for infants (Under 2 years) without supervision
9. We ask guests to supervise any and all children with you at the property (Some Pointy Decor above ground may be dangerous for children if reached)
10. No unattended children allowed in the communal pool at any time
11. Check-in is after 4PM
12. Check out by 10AM
13. Please take the trash out & put it in the garbage bin in the garage.
14. Please wash dishes after use, it`s fine to leave them in the dishwasher
15. Please no commercial photography or filming is permitted on the property
16. For a Max Allowance of One extra guest we require notification & $50 per night
